YES! I've been waiting for an ice cream place over here

That makes two of us. My five year old is going to blow a gasket when she finds out. She just asked last night why Mitchell's won't open an ice cream shop by her house.

CLEVELAND, Ohio -- Lost amid the foodie hype is the fact that ethnic cuisine remains underrepresented in the downtown scene.

 

Is it because so many Clevelanders grew up eating this food that we see it as home cooking? Or is nouveau Old World too foreign a concept?

 

There's nothing that foreign about Santorini Greek Taverna, which opened Tuesday on West Ninth Street, in the old Burger 9 location -- 1382 West Ninth St., Cleveland; 216-205-4675; santorinitaverna.com.

 

The bar-eatery serves Greek food, one of the more familiar of our ethnic cuisines. Yet downtown hasn't had this kind of a place in years, since the very popular Greek Isles closed down (in the spot that now houses XO).

A couple residents at National Terminal Warehouse told me that the new owner is taking units residents are leaving offline, renovating, and then raising rent by $500 per unit. He's looking to eliminate the Section 8 component of the building too (was this a stipulation of the renovation in the mid-90s?). You can also see work on the new leasing office on the West 9th side of the building.

 

Correct me if I'm wrong, but I believe the new owner of this building also owns the Bingham?

I have a friend who lives in the building and they've heard the same thing. 

I currently live there. Its true. They're not renewing any leases so they can remodel all the units, which suck because I moved in like a month before they bought it. They're currently putting in a new leasing office off 9th, redoing the building lobbies and the garage. The whole roll out of it has been pretty crappy for anyone still living here, especially now that they closed the garage while they still have half of the surface lot on 9th blocked off. There isn't nearly enough parking for everyone who pays for a pass now, and people are having to park on the street overnight, or on the grass and sidewalks in front of the entrances.

 

And yes they had to have low income units set aside per the tax credits from the original remodel, and they will no longer be offering that once this remodel is complete. And yes, it is the same people who own the Bingham.

When I called and complained last week they said they were going to credit our accounts, but there hasn't been any kind of official announcement on anything.

National Terminal apartments, a Warehouse District behemoth, get guts-and-all redo (photos)

CLEVELAND, Ohio – A mammoth Warehouse District building that, 20 years ago, was in the vanguard of downtown Cleveland's rental renaissance is assuming a completely new identity in today's bustling center-city apartment market.

 

Morgan Management, which paid nearly $15.5 million for the National Terminal Warehouse Apartments on West Ninth Street last year, is wrapping up the first phase of a potential $21 million guts-and-all rehab. The project, scheduled for completion late this year, will yield a new name, a new aesthetic and a new crop of tenants – paying notably higher rents once the construction dust settles.

 

"This is probably the biggest rehab project Morgan has going," said Tim Wray, an asset manager for the New York-based company, which also owns the Bingham on West Ninth and a handful of suburban apartment buildings here.

As a tenant who just moved out, let me say that those pictures look much better than what was there before. The units look like they haven't had much changed, apart from the cabinets and appliances, which sorely needed upgraded. The hallways and other common areas are what really needed remodeling though, and I'm glad its happening.

 

The Grand Arcade condos are getting exterior maintenance.

Jimmy John's opening in the former D'Vine Wine Bar space in a couple months - I ran into the new owners outside. I guess it's better than another night club?

A Jimmy Johns!! That couldn't be worse news. What a complete downgrade for the neighborhood. To go from an intimate wine bar to a fast food joint, especially when there's a Jimmy Johns a few blocks away.

It'll do great Saturday nights.

Holy Craft opened late July/early August 2014 and closed sometime shortly after the new year, maybe February or so? So yeah, it didn't have a long run

Don't know what this means, but boring equipment is parked behind Stark's offices at West 3rd and St. Clair. The question is this for getting core samples from a site in the Warehouse District or from Stark's nuCLEus site in the Gateway District?

Good photo! This is the company and they are large, national firm that definitely does geotechnical and subsurface condition analysis for construction projects, including commercial and residential....

EDIT2: the property next to Stark's building has not sold. It has been owned continuously since at least 1987 by FAI Inc., originally incorporated in 1962 as Funds Adminstration Inc., by the Cleveland attorneys Michael E. Cozzo and Arlene B. Steuer. They may be more than just the agents on the public documents of the firm. Cozzo has since died, but Steuer is still listed as an incorporator along with Beatrice Babinchak and Georgianne Yunick. I see other companies that these persons serve as incorporators or agents, and I may be wrong but something tells me they are not the persons who provided the bulk of the money to establish these firms. I am trying to write cautiously here, because I also see that Steuer authored a paper "Inducing Breach of Contract in Ohio" in 1952. Although his paper was intended as a guide on how to avoid being so induced. Yes, he appears to still be alive and still the statutory agent of this firm. But given the name of the firm involved (Funds Adminstration Inc.)  this may be a property that was bought as part of a pension fund investment and, given the age of the persons involved, this may be a property that's ripe for selling now (such as to Weston or Stark). More questions than answers at this point. Perhaps someone else recognizes this firm and can shed some light as to what's going on.

Not necessarily. A similar truck did test borings near the corner of West 6th and Superior after the ugly two-level parking deck was demolished maybe five years ago. Forest City had just acquired the property and GCRTA proposed the West Side Transit Center there. But no construction has resulted so far.

You may be right. I found some references that S&ME is the geotechnical drilling contractor to NE Ohio Regional Sewer District. However they appear to be limited to the huge sewer interceptor tunnel. But S&ME may be doing other CSO-related drilling work for NEORSD.

The bore drilling truck was most recently at the NE corner of W6th and Superior last night. Also, does anyone know what is going in the gutted space on the first floor of the Bradley Building (next to RTA offices) on W6th?

^ That reminds me, the boring truck was at the NW corner of Superior and W3rd last weekend. I wonder whats going on with that lot?

These sites have been drilled countless times over the years.  You would think they have plenty of geotechnical information at this point!  I wonder if they are installing wells here for groundwater monitoring in association with environmental assessments.

^ I could see them building on the lower lot next to that one before they build over their own parking lot. Building on their own lot there would block the light and views from a ton of newly remodeled apartments they just doubled the rent on.

National Terminal's, er the Archer's, constructing a new apt building on that lot would be sweet.  More density, esp at FEB is all good.

I'm not sure which parking lot, but I'm assuming it's the one that SixthCity pointed out. All I heard was they were developing their parking lot on W. 10. Sounds like they're trying to capitalize on the Flats East Bank momentum.

 

But keep in mind, as of right now, this is just a rumor (from a semi-reliable source).

If it matters any, the parking lot just southeast has a lot of yellow tape blocking off most of the lower portion. Looks like they are going to be testing the wall.

I popped my head in on Wednesday. They are completely gutting the place and, as far as I can tell, they are re-wiring all the electrical. It's far from taking any shape.

And unfortunately, taking spots from the Huntington garage in lieu of building new parking for the Hilton is only going to make those WHD lots more valuable to their squatters.....errrr, owners

Wrong thread, but I do think this arrangement with the parking for Hilton will drive the development of the parking garage on those lot that Jarobe wrote about a couple months ago.  I have heard from a fairly reliable source that a developer wants something to come out of the ground "quiietly" by years end at that location.  I'm sure KJP can do some investigative digging for us!

Private property owners are tossing around the possibility of building new garages or replacing old ones near the county's Justice Center complex. Attorney Jeff Appelbaum, who represents the county on matters related to the convention complex and the Hilton, mentioned West Third Street sites during the council committee meeting, but he wouldn't elaborate.

 

"If a private market solution arrives, we'll certainly look at it," Silliman said. "But we're not assuming that's going to solve the problem. That's why the county's looking at other options."

More... To me, the two most likely sites on West 3rd where a parking garage might be built is to demolish the old L-shaped deck on the southeast corner of St. Clair and West 3rd (owned by Metro Parking Systems), or the mid-block lot owned by Weston that has an address of 1242 West 3rd -- between the Marion Building (Karl's Inn of the Barristers) and Lakeside Place (323 Lakeside Ave).

 

The latter actually had a plan a few years ago by Payto Architects to build a large parking deck with street-facing retail spaces on the Weston lot...
