They very well might already. These renderings could be older, based on an old schematic design, done previously before a more detailed design was finished, etc. There's nothing stating the towers in these renderings are the most up to date version of what they have.

Creating all those graphics was likely a long process and more than likely were based on whatever was completed at the start of their  creation which could have been months ago.

They're putting these renderings in front of Landmarks commission.  If there was something more detailed that is completed, that would be used, not a previous iteration of the development.

I think they look "fairly" final.  Some tweaks to the details obviously, but other than that, I think this is the design more so than the concept.  If it was conceptional master plan, I would expect more general massings than anything.

I hope you're right, gotribe. The towers look TOO similar and not very interesting. I hope they use more materials and not just glass for the towers.

Agreed, 100%.  I think some of this discussion validates some of the arguments I have against form based code.  Weston could be getting some pushback on the size of the 37 story structure had it been in place here.    I should preface that however by saying I am not an expert in the urban planning field.

I don't think a form-based code would oppose high rise apartments in the middle of downtown.  However, our current pro-sprawl code will most likely require variances for excess height and lack of setback.

^variances which will be easily obtained.

Tweet from Michelle at Landmarks review:

"We know what the first phase is. We don't really know what 2, 3, 4, 5 will be, developer TJ Asher says re: #CLE Warehouse District project."

I expect we'll see more detailed renderings of the first phase when it gets presented for design review, but this confirms we shouldn't read too much into the rest of the master plan.

And another interesting Tweet from Michelle:

"@GCRTA and Weston/Citymark apparently have started talking re: where West Side Transit Center should go, if it belongs in/near project."

You know, I was trying to imagine what purpose that low, long building facing Superior might serve. And yes, it looks like a transportation center...

Noticed today that Blue Edge small-box at the SE corner of W6th and St. Clair was vacated. Hopefully this is a sign of a Q1 2016 groundbreaking...

I heard groundbreaking will be in August.

Are you confusing The Weston groundbreaking with the rumored NUcleus groundbreaking

which is also rumored for August right after RNC.

Maybe both, that would be great! Here's dreaming!

I heard there was a moratorium on construction til after the RNC. I hope though that this is not true. The city---on the world stage---would look a lot more vibrant with cranes and constructions everywhere than no construction activity and flat, surface parking everywhere downtown.

I also hope not.  I think one of the developer's for the Weston project indicated his personal desire to have his project underway with a visible crane during the RNC for the exact same reasons you state.

My understanding for the "no orange barrels" was just for road construction and other public projects. I didn't think that applied to any private development projects.

I've heard that buildings cannot be scaffolded for the RNC and month before due to security concerns. I'm not sure what that means for new construction sites.

BTW, Weston/Citymark's development really does need its own thread. It way too big to be buried among these smaller projects....

Michigan group makes another downtown buy

January 17, 2016 UPDATED 4 HOURS AGO

By STAN BULLARD

An East Lansing, Mich.-based real estate investment group that specializes in older buildings has acquired the four-story Lakeside Place building, 323 Lakeside Ave., in downtown Cleveland from an affiliate of Streetsboro-based Geis Cos.

The purchase by Sixty North LLC is the firm’s second in the Warehouse District. Lakeside Place is a little more than 500 feet from the Bradley Building, 1220 W. Sixth St., which Sixty North bought in 2014. Bradley is one of the district’s most famous landmarks, because apartment dwellers there in the 1970s pioneered residential living in the neighborhood of garment factories and warehouses dating to the Civil War.

...Sixty North also is adding housing to downtown. In an estimated $2 million project, Sixty North is converting the empty sixth floor of Bradley from office use to apartments, and it’s reorganizing the building so floors five through eight are residential and the lower floors are for office and retail use. By mid-year, the Bradley will gain 10 apartments, bringing its residential suite total to 26, Steigenga said.

Jimmy John's move into D'Vine spot signals changes for Cleveland's Warehouse District

By John Petkovic, The Plain Dealer

CLEVELAND, Ohio -- A new Jimmy John's opening is hardly groundbreaking news. The franchised sandwich chain has more than 2,400 shops around the country.

But its arrival to Cleveland's Warehouse District is noteworthy because of the location: the former D'Vine Wine Bar spot on St. Clair Avenue.

Dan Walsh's new venture mixes his passion and commitment

February 08, 2015 UPDATED 2/11/2015

By JEREMY NOBILE

A thirst to be a part of something bigger than himself has driven Daniel Walsh Jr. his whole life.

It's why he gravitated to team sports like baseball and basketball throughout high school and college, why his list of community service could fill a book, and why he pursued careers with KeyBank and Huntington National Bank to help secure financing for real estate developers and local companies.

It's also why the lifelong Clevelander has launched his own business here — a real estate private investment firm dubbed Citymark Capital — in the midst of the city's renaissance.

^ If anything, I think this will increase the chances that a dedicated garage is included in whatever plans arise for the new Justice Center

How much does weekday parking in "the pit" cost? Isn't it like 2-3 blocks from the Justice Center?

I feel that. I'm pretty sure that if all thesee folks had to walk more than a block, they would keel over and die.

When I did jury duty last year I rode the rapid in, but most of my fellow jurors were parking in "the pit."  And yes, you're correct--they didn't stop talking about how bad downtown is and how far they had to walk until at least lunchtime....

^What is "the pit"? Are you referring to the parking under the mall that connects to the Marriott?

It's the parking lot at the base of West 3 and West 9 that is often used for Browns tailgating. Also the previous location of the old Cleveland Union Depot train station

^okay, thanks.

Cathy's Creamery

December 16, 2015 ·

Hi Cleveland! Unfortunately, we've encountered a few setbacks in the build out of our original location. Bummer. BUT we found a new location on the same street! We will still be on West 6th Street in an even bigger space! We are super excited and will announce a formal grand opening once we've worked out all the details!

We super appreciate your patience, and we cant wait to serve you!!

https://www.facebook.com/CathysCreamery

Two cookie places on the same street. And they both have ice cream.

ok

^^Oh yeah... Thanks

West 6th could only now get better if they added a 3rd cookie place

I'm saddened that the public works dept continue to cut holes in w6 & w9.  Just last year it got a fresh pave And stripe job.  Now 9th is cut open again in a new area, probably 4th time in 3 months

Probably has the oldest sewers in the city. I doubt any of those have been replaced since 18-something.

The coordination between utility and road work is sometimes extremely disappointing. I understand that emergency repairs can't be planned but that's not always the reason :/

I found two old photos of the warehouse district, and put them in a quick Git repository. See if you notice any side-by-side comparisons between the images of many decades apart. (Sorry, not sure where to put old pictures).

The best view is to click "Swipe", and then slide the slider.

Crazy how that area looks completely different with buildings there instead of the empty lots!!!  Hopefully we'll see it again soon with buildings along the streets!!!

Actually, these before & after photos are off by a few blocks, but I still get the point, and I agree with the idea.

Weston... doing stuff. Interestingly this is not the Parcel A of the development that Weston said they would pursue first. Parcel A is on the SE corner of West 6th and St. Clair. Broom Court is a paper street that would become part of Parcel B...
