Port Authority gets grant to rid Polk building of asbestos

 

Ohio's Department of Development has earmarked $845,500 to clean up the former R.L. Polk Building in downtown Cincinnati.

 

The Port of Greater Cincinnati Development Authority will use the money to remove asbestos insulation from existing pipes and asbestos-containing floor tile. PCB light ballasts and fluorescent bulbs also will be replaced, according to a news release.

I'll say it again, downtown's gonna be a quiet residential neighborhood if this keeps up.  I'm glad to see new projects, but the amount of condo conversions is a sign of a weak business climate.

anyway, this is good new i guess. Even though I'm still waiting for the 12 story condo tower that is supposed to be built over the 5 store garage that was built.

It amazes me that the real estate agents have been selling these condos for months and just now they are getting around to little details like asbestos abatement. All the condo conversions of old buildings won't help the prospects for new apartments downtown. There was supposed to be a bldg. at 7th and Vine too and also 4th and Central.

So the significant other and I went to look at Park Place on Sunday.  The one bedroom and study's may be in our price range but for the price I think my significant other expects more (as do I I guess).  But I will tell you the atrium will be very dramatic when completed and the finishes, etc. are first rate.  We were impressed.  Their website indicates they are 50% SOLD but the agent who gave us the tour said they are nearly 80% sold now.  All units facing the river are sold and I must say the views were very nice.

Glad to hear that it's selling well despite being pricey.

My wife and I are buying a unit at Park Place at Lytle (the old Polk building next to the Taft museum). Can anyone tell me the location of the closest venue serving adult beverages?  :wink:

Hm, There's O'Malley's in the Alley on 4th...  Perhaps the In-Between tavern?

 

You're a little bit seperated from the CBD over there, but not much :).

 

When will your new place be ready?

The closest is definitely Gameday on Pete Rose Way which is a new sports bar, with live music on weekends even if there's no game (there was a jug band there last weekend). You get to pete rose way via the tunnel that connects pike st to the One Lytle Place apartments. The crowd can be pretty thin when there isn't a game or concert.

 

On Sixth between Sycamore and Main there's a great noodle joint called Shanghai Mama's, a personal favorite of mine. They also have a full bar to accompany your meal.

 

For a classier scene, you're just a few blocks from Bella, Havana Martini Club, Nicholson's etc. which are located around 6th and Walnut.

 

Also, you are probably about a 15 min stroll from Newport on the Levee by way of the Pike St. tunnel and the Purple People Bridge, through the riverfront park. Depending on footwear, it's feasible during nice weather.

I would walk to Mt. Adams, personally.

Thanks for the tips.  We've actually done the walk to Newport. There's a walkway to the bridge near the alley/street  that runs behind the taft, so you no longer need to go throught the tunnel and cut over. Newport and Fountain Square seem to be about the same walking distance.  We've also done the walk up to mount adams (a bit more effort involved with those steps).  As far as move in, it sounds like late fall before it will be time to close on most of the units.

^Sound like you're already an intrepid urban explorer. There's no sense moving downtown if you're afraid of a little walk.

Here's a fairly recent construction picture of the interior atrium.  Part of the metal roofing has been removed to crane in the walkways that span the atrium at each floor to access the units on the north (left) side.  Once complete, the metal roof over the atrium will be replaced with glass.

You can see in the foreground where doors have been cut into what were once windows, with framing being added to close up the remaining window section.  My understanding is that the windows without framing and door cuts will be interior balconies similiar to those inside the Cincinnatian Hotel.

Congrats on your new place!  I was very impressed with Park Place @ Lytle when I went to the Tour of Downtown Living back in October.  :)

Wow, sweet pad!  I was just in there last week seeing my friend's new place on the 8th floor.  Her's is a one bedroom, but looks to have a lot of the same finishes as your's.

I posted the pictures because I enjoyed looking at Mark's pics, and am looking forward to seeing pictures of Melanie's when her place at the McAlpin is finished. If what they've done to the outside is any indication, the inside should be gorgeous.

 

I'd have to say, we've been very happy with the developers (Miller-Valentine and Griewe Development).  Everything has either met or exceeded my expectations.

wow...that bulilding really looks sharp from the front.  i dont really think i have seen it from any vantage point other than driving south on 75.  its looking very nice

The last unit (out of 114) finally went under contract last week. So I guess the building is now officially "sold out" (except for the resales of course). 

it seemed like they sold the first 108 or so pretty quick and then there was a drop off

That's great news.      100% occupancy
