There's also a reason why Parks Edge and Goodale Landing are sold out, there's interest from wealthy empty nesters and/or wealthy individuals without children looking for a nice home downtown without dealing with normal property maintenance.

People seem to forget that not every retiree wants to live by a beach or on a farm with no neighbors. Some people want to live up high in an urban area!

Just look at the Thurber village development. That place is sold out for years even with a new tower. I’m sure plenty of seniors would love to live close to north market and some sporting events.

Or even just take a look at places like Chicago and NYC. A lot of those tall buildings are full of rich people.

Talked to someone at NRI they said they are going to be starting the apartments on the gravel lot very soon as well. Didn’t give a date but still good news.

You should tell them to convince the higher ups to sell all the land they own to developers that will actually build for growth and density.

If I could believe me I would! They always go the safe route and I wish they would be bold for once on any development. Also just way too little ground floor retail in their projects.

The 670-facing facade of that garage is still not adhering to what was approved. Although I dont care much for ad space, it would look better than what we currently have. It’s a shame that NRI will get away with that.

EDIT: I guess the signage was not approved but due to be reviewed at a future commission meeting. Curious if this is still a potential or if we are just left to deal with a half-brick half-concrete facade. It needs some sort of treatment in my opinion.

Looks like they're up to four elevator cores now

Wonder what happened to Corso’s plans of opening up like 3 different businesses underneath the AC hotel. All of the ground floor retail is vacant there still.
 

The Arena District really needs a resurgence for nightlife which i think will take pressure off the short north as a going out destination.

I’m hoping it picks up once market tower is finished. I feel like the last time I walked by the ac hotel, one of the retail spots looked to be getting worked on. I might just be remembering it wrong though. 
 

I also wish we would see an update on that ultra skinny condo project that was supposed to go behind the AC parking lot.

Would be such an awesome location to own a condo. The downside obviously being the proximity to the highway, but outside of that you have Goodale Park and the North Market in your front yard and are a short walk to the Short North, Arena District and Franklinton.

You can get used to that stuff, look at the condo units to the north east that are right on the on ramp. In my opinion the amenities and things to do far outweigh the noise.

Oh yeah, not something that bothers me. I can hear people racing on 315 every night from my place in Clintonville lol. My personal biggest detractor would be that I like to look outside and see nature not concrete, but you can't have it all!

Under 30min is short in my eyes! And that would also assume the person is walking at a normal pace which I personally would not be haha. I'll get there all sweaty.

Arena District property available for redevelopment

 

Two parcels at 527-533 Armstrong St. have hit the market.

 

The site is small, and currently home to an uninhabitable house, but the broker handling the listing says its status as "one of the last spots remaining to be redeveloped in the Arena District" should make it appealing. It's listed for sale at $1.1 million.

 

The 2,200-square-foot building currently on the site is a house, but it is zoned "downtown district." The entire property is .162 acres. Boggs said a new owner could either tear down the existing home or do a major renovation to the structure and preserve it.

 

"The site will be challenging because of its size, but it is a great opportunity if someone can take advantage of it," he said.

Century-old Arena District home for sale reflects neighborhood's past

 

A rare home for sale in the heart of downtown Columbus offers unique neighbors – surface parking lots, an office building and I-670.

 

"It's kind of like a petunia in the midst of all that asphalt," Columbus Landmarks' Susan Keeny said of the home at 527 Armstrong St.

 

Homeowners Braysean Danner and Farrah Harrell weren't available to speak to Columbus Business First. But the broker handling the listing, Chad Boggs, of NAI Ohio Equities, said a new owner could either tear down the existing home or do a major renovation to the structure and preserve it. The site in total is about .162 acres.

Nationwide Arena up for more than $60 million in renovations

 

Nationwide Arena is set to undergo a number of upgrades over the next few years.

 

The Franklin County Convention Facilities Authority, which owns and operates the arena (opened in 2000), has laid out $60.2 million of upgrades in its operating and capital improvements budget planned through 2028.

 

Leaders estimate fiscal year 2025 will be the most costly of the three-year plan, with $24.4 million in renovations on the agenda.

 

The roof is the most costly, running more than $9 million. Other items on the 2025 list include:

  • Club renovation ($1.7 million)
  • Fire alarm system replacement ($2.5 million)
  • Gas chiller replacement ($2 million)
  • Directional signage upgrades ($476,659)

Modernizing Nationwide Arena could cost as much as $450M, officials say

 

Modernizing the 24-year-old Nationwide Arena would cost $350 million to $450 million, according to a presentation at a meeting of the Franklin County Convention Facilities Authority board.

 

The board owns and operates Nationwide Arena, the Greater Columbus Convention Center, the Hilton Columbus Downtown hotel and various parking facilities.

 

In July, Columbus Business First detailed a number of repairs and maintenance costs planned over the next four years, including a new roof, a new fire alarm system, a gas chiller replacement and club-level renovations.

 

Just completing that to-do list would cost $60.2 million.

At that point, you almost want to wonder if its better to just build a new one.

I love going to events at Nationwide. The building is awesome. It’s not surprising it needs major renovations. I’ve been in my 58 year old home for 20 years and have replaced the roof, repaired siding, new furnace, AC, water heater, repaired plumbing, landscaping… should I go on? But it’s a unique home and I love it. That’s how I feel about the arena. It has decades of good use in its bones. It looks great and represents the city well (way better than the Schott IMO).

I agree - it’s a really nice building. I was shocked to hear new arenas cost that much!

Yeah I have no faith in this happening either. But this is what I’d love to see pop up in Astor Park and the triangle , rather than just the 5 story buildings.
