I like it too, but just like in landscape design, once you get to three you increase to odd number groupings (3,5,7) so I think maybe TWO new towers would be better lol. Maybe one 20 floors and another at 30 floors to stand out! :)

If, by some miracle, the Crew stay in Columbus and build a new stadium in the last vacant lot available in the Arena District, I would bet we would see another tower go up sooner rather than later. Maybe within 3 or 4 years. A developer would be smart to make it mixed-use with a hotel component along with residential units.

Columbus Business First is moving from one Arena District location to another.  They are saying goodbye to their very visible location at the corner of Neil & Natiowide (photo above) for a less visible office spot at 300 Marconi Boulevard.  This new Business First location is on the first floor of the Marconi Square building, across Nationwide Boulevard from the east entrance to Nationwide Arena.

 

Business First won't be taking their big metal rolled-up newspaper that’s atop the Neil & Nationwide building.  In the below article, they say "It’s yours if you want it – and can haul it away."  The Neil & Nationwide building is being converted into co-working office space:

Nothing specific, I just wanted to post North Bank Tower, Parks Edge 1 & 2 from a different vantage point at my office.  Hard to believe what this area looked like as a prison not all that long ago in context to the evolution of a neighborhood/district...

Vision coming together for phased redevelopment of historic Municipal Light Plant in Arena District

 

Developers continue to work through plans to revive one of the last large industrial properties in the Arena District.

 

Brad DeHays of Connect Realty presented some ideas for a phased redevelopment of the former Municipal Light Plant, at 589 W. Nationwide Blvd.

 

The three buildings that make up the site have landed at least two prospective users, DeHays told Downtown Commission Tuesday morning, as he pushes forward on the estimated $20 million revival of the buildings that could house 150 to 200 workers.

Second phase of Park's Edge condos on the market – some will cost more than $1M

 

The second building in the Park's Edge condo project in Arena District is near completion.

 

Nationwide Realty Investors has started marketing the condominiums in the 12-story, 82-unit building along West Spring Street, which features views of the Scioto River and downtown. They're planned for a completion date this summer.

Arena District Movie Theater Will be Converted to Office Use

 

Anyone holding out hope that a movie theater would re-open in the Arena District can officially consider those hopes dashed. Nationwide Insurance announced today plans to convert the 31,000 square feet of space into a new “Innovation Center”, relocating workers from its “Refinery 191” innovation space next door.

 

“The expansion of our innovation facilities reflects our commitment to developing new ways to help members protect what’s most important and plan for a secure future,” stated Terrance Williams, Nationwide’s chief marketing officer and president of emerging businesses. “By repurposing a space we already own, we will cost effectively meet our growing business needs. It’s a win-win for both Nationwide and the Arena District.”

Nationwide to open innovation center in shuttered Arena District theater

Nationwide is planning to open an innovation center in the shuttered Arena District movie theater.

 

The $46.5 billion insurance and financial services giant plans to open the 31,000-square-foot innovation center at 175 W. Nationwide Blvd. in early 2019, it said Wednesday.

 

The insurance giant said it would add "several dozen" jobs to support its innovation programs, which are currently housed across a walkway in the Refinery 191 building.

Looks like Parks Edge Phase II is out of the gates and running!

 

 

Currently looks like 52 units are currently "In Contract" out of 82 total units in the East Building with the West Building listed as filled.

 

 

Hopefully this means we will see some movement on Phase III soon *crosses fingers* Do us right NRI and give us a tower.

Update from Business First about their former office space at the corner of Neil & Nationwide.  The former Business First offices have been converted into a Versa co-working space.  Kinda plain on the outside (the old "newspaper" on the roof is still there but now painted out white) but its pretty spectacular on the inside.  The link below contains a slideshow of mostly interior views plus a video of the renovated property:

I did not take photos, nor do I know if this is the correct thread (please point me to the correct one if there is one), but the buildings that were emptied last year on Park Street right next to Goodale and have been vacant for a year, have finally had work begin on them. This is the site for the hotel they're building while preserving part of the buildings currently being gutted. Glad to see work begin on them. It also gets me excited that North Market Tower might begin soon as well.

Major historic renovation across from new Crew Stadium site will house Garth’s Auctions.  It’s taken $20 million and a lot of vision to transform Columbus’ first power plant into modern office space.  

 

The more-than-a-century-old Municipal Light and Power Plant at the northwestern edge of Downtown is preparing to welcome Garth’s Auctioneers & Appraisers and Red Architects in March after about two years of extensive rehab work.  Columbus developer Connect Realty, in partnership with Schiff Capital Group and GBX Group, is putting the finishing touches on the brick building, located at the western end Nationwide Boulevard.

 

A second phase will follow, with the rehabbing of the former power plant next door that replaced the original plant in the early 1950s.  That building, already joined to the earlier building at the basement level, will be connected by a new enclosed walkway on the second level.

The completion of the second Parks Edge building doesn't completely finish this site though.  There is one remaining unbuilt site located immediately north of Parks Edge East - which I colored blue in this simplified site plan below.   There's been some speculation about what might get built there (see earlier posts in this thread) but NRI hasn't officially said what their plans are for this site.

I couldn't find an aerial of this area with the second Parks Edge building completed.  This as close as I could get.  You can glimpse the remaining parcel just behind the second building under construction in this image.  The parcel was being used as a construction staging area for the Parks Edge project.

The below map shows what properties are owned by NRI west of Neil Avenue (as gleaned from the Franklin County Auditor's website).  I outlined in red the NRI properties.  So - going west from Neil Avenue - here is what NRI owns: 

  • NRI owns the North Bank Condo Tower and renovated A&P warehouse building at the corner of Neil & Spring
  • NRI owns most of the block where the FBI Building was built at Hanover & Nationwide.  However, NRI does not own the tiny Betty's Bar at the corner of Fletcher & Nationwide.  I divided up this block into two parcels -  the northern parcel contains the FBI Building and the surrounding parking lots built with it (sans the Betty's property and a still active portion of Fletcher Street) - the southern parcel is a cleared grass parcel that fronts Spring Street
  • NRI owns the wedge-shaped parcel bordered by Hocking Street, Nationwide Blvd, the elevated railroad tracks and Spring Street which is a parking lot
  • NRI does not own the next parcel west of Hocking Street which contains a newer two-story office building and parking lot at 560 E. Spring Street
  • NRI does own the next parcel at 600 E. Spring Street which contains an older one-story office building with a parking lot
  • NRI does not own the next parcel west - which is the City's former Municipal Power Plant building and property (The Power Plant building is currently being renovated by a business under an agreement with the City)
  • And finally, north of Nationwide Blvd, NRI still owns the former casino property that is to be the site of the new Crew Stadium (colored in yellow, of course)

Digging around a bit discovered there may be some movement happening at the Hamilton Parker site that sits to the south of 670 in the Arena District. 

 

The site is currently used as a gravel surface lot and bound by Spruce, Neil, Vine, and Kilbourne, just across from 300 Spruce.

Now, it looks like engineering applications were filed yesterday under the name "Hamilton Parker Development" with the city for a water and sanitary rebuild.

Finally, according to the County Auditors site, the land was transferred from Hamilton Parker in May to "NWD" which seems to be Nationwide, the "NWD" seems to be attached to every residential property in the Arena District (Flats, Flats II, Arena Crossing, etc...).

So if you're still with me, it looks like Nationwide is ramping up things to develop this lot, now I wouldn't get excited for anything impressive, it'll likely just be another Flats development, but it's a huge leap forward form its current surface lot form.

I'd think with highway frontage they'd want to do an office building here. Here's hoping to offices, hotel, and residential with a ground-floor grocer!

I'm pretty sure it will be at least partially be offices.

Is this just a guess or do you have actual knowledge of the project?

I hope it's at least a bit taller than Flats I and II. Just by a couple floors. There's a lot of room for more residents in this area.

Not only is there room for more residents, but if they could get this up to ~10 floors, the views of downtown, the Short North, and even campus would be amazing and fairly unique. 

I certainly hope they go taller. Great visibility from 670. Here’s a view from across the street. Note the AC Hotel and convention center garage cranes.

Also don't forget that this view will eventually have the Hilton 2.0 tower and Market Tower in it's future.  I feel being against the highway, and with how much the convetion center business is growing, as well as the future Crew stadium not a horrible walk away, I would incorporate some significant parking garage options for the bottom 3-4 floors, and build above that, to get the windows and views to look over the highway and power substation across the street.  You'd have a great view into Goodale Park across the freeway, as well as the surrounding area.  Just my thought though.  I know many people who still have to park in these lots just to work at their Nationwide offices each day who don't have the luxury of the company spaces, there aren't enough right now.

So where do we all sign up to be developers because these are all solid thoughts/ideas that would surely be a hit. 20+ stories here (including a pretty large garage on the lower levels) with office space would be a hit.

Is that elevator core to the left topped out, or does it still have one more floor to go? The building is going to have quite a presence when driving down 670. I can't wait to see what Hilton 2.0 and Market Tower will look like.

Well I went a little crazy and decided to mock that up in the image for everyone.

I know the scale is off a bit (I tried my best) but I think this gives a good general feel of what the area may turn into with just those additions. Enjoy!

 

Added note: The Market Tower design I mocked up was the most recent "leak" at the lower height.

^ When you get bored again, you should create another version with the original Market Tower design given that the last rumor we heard was that it would be 30+ stories tall.

Unfortunately I don't know the specifics. But  my guess is based on over-hearing that Nationwide was working with a local company on consolidating multiple offices into a new location in the arena district so I made an educated guess. Not sure of who they're working with though. 

Looks like they're drilling for some soil samples at the "Hamilton Parker" site in the AD today.

Street lights, gutters, and curbs are in. Looks like a sidewalk complete to the left there, but it's 3-4 inches below the apron curb cuts so they'll be covering that with bricks. Future home of Crew Arena around to the right there.

 

I wonder if they'll repurpose this as part of Confluence Village? Directly across from the Municipal Light Plant:

Pablo took a photo of this location about month ago (see below).  This view is looking east down Spruce Street.  The proposed Chipotle-tenanted commercial development would be on the jam-packed surface lot to the right of Spruce Street.  The elevator cores under construction in the photo are for the AC Hotel project at the corner of Park & Spruce adjacent to this Chipotle/Nationwide Realty proposal:

So it's a 500k sq ft project, the first building of which will be 130k sq ft.
