As much as I agree, I doubt they care about that for this particular spot. The whole block is terrible and is basically an on/off ramp for the highway.

Confluence Village will be the first AD development in like 20 years to be mixed-use with added retail space.  That's just sad.  I don't know why the successful concept of the first stages was never carried over to the rest.

Well it is Nationwide so we know it is going to be on the conservative side.  It is not bad at all, but it is nothing to get excited about either. This is Nationwide we are talking about! lol

Yeah why not just make the garage taller(slap some brick on the exposed side if needed to help disguise it) and build in more density with the added height of the apartments. At least go five or six floors...but again this is conservative Nationwide. The only thing that really helps is that about 30.000 square feet on the first floor could possibly have more retail than office?-would make it more mixed use at least.  Does the article mention how many parking spaces the garage will hold? How many floors it will be?

 

25 million for the whole thing seems on the low side of construction costs for 132,000 square feet of office(and possible retail), 150 apartments and a parkling garage.

 

*I dont have access to that site and am not going to pay that much to access it.,

*maybe*  I'm not convinced. With such drastic reductions from the original commitments, I think the mixed use portion is going to be pretty underwhelming.

They must have meant to the east. To the west of the Chipotle building would be across Neil.

NRI Gets Approval for Three New Buildings in Arena District

 

Nationwide Realty Investors (NRI) got the green light this morning to begin work on three new buildings in the Arena District.

 

The Downtown Commission unanimously approved Certificates of Appropriateness for the three buildings – two are clustered on the northern edge of the district, while the third marks the final phase of the Parks Edge project, near the southern boundary. Read on for more details.

I dont mind the billboards giving the location but I'd like to see a more creative cover than a literal billboard over a garage. 

I think the billboards look trashy and it's annoying they keep ignoring their own regulations because the downtown standards clearly don't allow them. 

 

When there are so many new parking decks being built that actually look cool I don't get why they can't do something inventive in Columbus aside from the Convention Center Garage along 670.

Nationwide opens Arena District innovation center

 

Nationwide has spent the past year renovating the former Arena Grand Theater at 175 W. Nationwide Blvd. into a three-story, 47,000-square-foot innovation center that will bring together its 150-person innovation team into one location.  The former theater space been rebranded as The CoOperative.

 

The former theater's architecture is largely intact, but the space has been opened up with some additional windows for natural light.  One smaller theater was retained which can be used for talks and employee events.

 

It's expected that in addition to the 150-person innovation team, the company will circulate other employees into the space for stints.  Nationwide has about 10,000 employees locally, most based in Downtown and at Grandview Yard.

Man how this overall view is going to change/grow in the coming years.  Between filling in these parking lots, some for of Market Tower taking place as well as the new Hilton tower this is going to come to a much more completed look.

Don’t forget the 8-story hotel under construction just to the left of this picture and the potential 8-story office building next to it. The drive down 670 sure has changed over the last decade. 

670 flanked by 2 national food chain HQ’s in a .25 mile stretch. Does Wendy’s come downtown next? Wendys Tower has a ring to it... ?

I can't remember what that little patch of asphalt was in the bottom center of the picture. I don't think it was a gas station, was it?

I seem to recall a one story brick building just south of the asphalt. Maybe an HVAC contractor? I think it was removed when the railroad bridges were demolished. That's why the parking lot is above Neil - it was all tracks. I outlined it in red below. That's Goodale St and Park at the top. 670 wiped out a lot of houses!

Unless it was just overlooked in the renderings, I wonder what the plan is for all of the fill that exists on the site? There is 12-15 feet of fill along Neil Avenue in this location -- and the renderings show the Chipotle office building at street level. There does seem to be some semblance of meet at grade where the parking garage is concerned along Spruce. The Flats on Vine to the south are on a bit of a raised base, so I wonder if it will be more of that condition? Without street-level retail they could get away with some heavily planted, sloped areas along the sidewalk on Neil.

This is an EXCELLENT point. Bridge Park Dublin could easily buy out their current HQ and expand eastwards. Wendy's can make its triumphant return downtown (how they haven't opened a new "flagship" store downtown within the last decade is tragic).

The final site compliance plan for the 10-story Park's Edge tower has been filed. Hopefully we'll see this project underway fairly soon.

Looks like we are probably going to be pretty crane-heavy around the 670 corridor come summertime. If everything gets started and moving as planned, we could see cranes up for this, the Hilton, Market Tower, the new Westminster tower (I'm guessing they would use a tower crane), and potentially the Jeffrey Park tower if that gets started this year. There will also be crawler cranes for the new Crew stadium, Chipotle office, and Covermymeds HQ. Assuming some Scioto Peninsula projects get started sooner rather than later, we might see a tower crane or two for that as well. The crane for Gravity 2 will also be easily visible from 670.

Also, 200’ seems a bit much for a 125’ building, no? Some of the OSU cranes are also significantly taller than the buildings they’re constructing. Is it because of the larger footprint of the building? I’ve seen many other high rises use cranes that are hardly taller than the roof of the building.

This one probably needs to be tall enough to safely clear the 12-story building next door. The OSU cranes are quite a bit taller than the buildings because they need to be able to safely clear each other. You can see a good example of this if you go over to the airport right now. They are only building a 4-story parking garage, but the tallest crane is about 175' because it has to clear the other two cranes.

That makes quite a bit of sense, thanks! I figured there was a good reason, as I’m sure renting a taller crane costs more.

Final pieces falling into place for Arena District, 20 years later

 

The transformation of downtown’s industrial western edge has been remarkable.  Over 20 years, more than $1.2 billion of development has occurred to make an old prison site and the surrounding area a premier office, sports, dining and entertainment destination.  While the district is running out of land for new projects, Brian Ellis, president and COO of Nationwide Realty Investors (NRI), and his team and other developers aren’t done yet.  Three large projects are underway — Parks Edge Phase 3; the Chipotle HQ/parking/residential project; the Crew Stadium/Confluence Village development — plus redevelopment of the old Municipal Light Plant at the western end of West Nationwide Boulevard is expected to be complete this year.

 

It was 20 years ago that Nationwide Arena opened at the corner of Nationwide Boulevard and Front Street as the home of the NHL expansion team Columbus Blue Jackets.  Architect Dan Hanes - who's firm at the time, Heinlein Schrock out of Kansas City, partnered with NBBJ on the arena’s design - describes the area pre-arena as “basically parking lots, with a few small buildings here and there.”

 

At the time, the master plan for the Arena DIstrict was 75 acres.  But the district would expand because the projects were well-received from the beginning.  In 2007, NRI opened the Condominiums at North Bank Park at the northwest corner of Neil & Spring.  Then Franklin County opened a new home for the Columbus Clippers, Huntington Park, on the west side of Neil Avenue in 2009 - both sites not in the original master plan. ...  Now, the 200-acre district stretches to I-670 on the north, the Olentangy River on the west, North High Street on the east and West Spring Street to the south.

For only being 4 stories the chipotle headquarters is pretty noticeable and looks bigger than it is from the highway. I was surprised.

I hope the residential component is built soon. As much as I appreciate this development, that is a lot of ugly parking garage.

Yes it is a lot of ugly parking garage...i agree...BUT...its better than a lot of ugly gravel parking lot! lol  But yes, lets hope the rest fill in soon!

And it was honestly a smart move to buffer the residential from 670 with said parking garage. And most of the Arena District parking garages have nice material treatments, so I imagine this one will at least tie in

Just found a weather cam that's mounted on the Nationwide Tower. It gives a nice view of the Parks Edge tower that's almost topped out. You can also see Crew Stadium and you can sort of make out the new Covermymeds HQ.
