October 13, 20222 yr The AC hotel cost $40 million to build. While not as tall as the Canopy, preservation of the existing buildings likely drove up price. It is hard to know what the Junto cost specifically but my guess is $30 ish million as the total cost of phase one of the peninsula is about $250 million. The Joseph was in that $30m-ish or less ballpark when split out from the larger project. $100 million for a less than 200 room hotel on empty land is pretty darn significant. I know they mention food options but either it's going to be one of the swankiest hotels or there's more features we aren't hearing about.

I'm just hoping this super delayed part of this investment may finally give the owner/developer of the Westland Mall site the boost they need to follow through on their commitment to actually tear it down. The westside always gets a bad rep, but that chunk of land along the highway is honestly a huge opportunity. By no means another mall, but with the housing shortage we have, they can easily go dense with a mixed use project to compliment the casino across the street. November 11, 20222 yr Too bad there’s so much asphalt, but still glad to see more affordable housing built. I like that a memorial is included too. “More than 100 units and $48 million in investment are coming to west Columbus, taking over the site of a deadly apartment fire nearly two decades ago. Prairie Village, which will have 20 condos and 99 apartments developed by First Global Investments and a senior living community from affordable housing developer Woda Cooper, will start construction early next year. There will also be 32,000 square feet of commercial space included in the project, located at 4436 Westport Road in Columbus. Woda Cooper is building 60 units for seniors that will be held for those at 30% to 80% of the area median income, said Jonathan McKay, vice president of development for Woda Cooper. This development, dubbed Dunbury Greene, is already underway at 4478 West Port Road and should welcome residents in the summer of 2023. Abdoul Shmohamed, principal at First Global Investments, was a first responder to the fire, so this development is personal to him. There's just one catch: the Central Ohio Community Improvement Corporation (COCIC) Franklin County Land Bank, once a backer of the project, has asked for the land back. Community members voiced support for the proposed Prairie Village project, which would include 100 rentals and 20 for-sale townhomes, at a promotional event after Friday prayers Nov. 11 at the Abubakar Asiddiq Islamic Center, 591 Industrial Mile Road, just off Sullivant Avenue. Some said the neighborhood — an enclave just inside the I-270 beltway — is in desperate need of the type of renewal promised by First Global Investments, or FGI, the Columbus-based Somali-American developer. “FGI needed to fulfill the spirit of their proposal, that the property be developed as intended and ensure that the development moves forward as agreed upon within the contract,” Curtiss Williams, president and CEO of the COCIC Franklin County Land Bank and the Central Ohio Community Land Trust, told The Dispatch. "Unfortunately, as it happens with other real estate transactions, their execution of the proposal did not work out, and (the land bank), in accordance with its mission and obligations needs to move forward in a timely fashion to redevelop the property.”‘ https://www.dispatch.com/story/news/2022/11/22/somali-developer-land-bank-columbus-hilltop-housing-project-prairie-village/69645168007/
December 9, 20222 yr Perhaps a resolution to this saga? Central Ohio Community Improvement Corp. and developer reach deal regarding delayed west Columbus project “The Central Ohio Community Improvement Corp. and a developer it had selected to develop a west Columbus site have reached a potential deal following a dispute regarding a lack of progress at the site. COCIC and developer First Global Investments had been at odds over the planned Prairie Village development at 4436 Westport Road in Prairie Township. But no permits have yet been filed or approved, and COCIC CEO Curtiss Williams says the project is behind the schedule agreed to when the organization sold First Global the land. That sale happened in January 2020, according to Franklin County Auditor records, and the agreement included a clause that COCIC could buy back the land if First Global Investments hadn't developed it by late spring 2022. After that time period passed, COCIC made an offer to buy back the land. Williams said he set a closing date of Dec. 7, after which legal action could have been taken, but late on Dec. 2, First Global's attorney reached out to COCIC's attorney and said the developer would put the deed to the property in escrow. Now the two parties are working through that process and working on a new agreement, Williams said. This new deal will also have a schedule, yet to be determined, including a new date for when First Global must start construction.“ https://www.bizjournals.com/columbus/news/2022/12/09/cocic-first-global-investments.html

December 9, 20222 yr ^^ The whole development used to be called Lincoln Park West, and the area that is now empty was mostly multifamily apartments, sort of like the pic along Hyatt Drive. The only ones left that are not townhouses are those five along Hyatt. The rest were known as burning easily(I remember big fires in the 70's) and the buildings demolished very much align with the border of Prairie Township, which divides the place. All of the units on the Prairie side were demolished. Prairie Township Fire was pissed about the ten deaths on their side with the fire a dozen years ago. They are pretty proactive about fire hazards. There used to be two six floor apartment buildings behind the Giant Eagle at Murray Hill and Broad. They were fire traps, violated codes, and were never allowed to be opened, and had to eventually be demolished. I am sure they will look over these new units like a hawk to make sure they are safe. I am glad they are filling in the empty part-the infrastructure is there, and the need for housing is there as well. I hope this gets built. This will make nearly 950 housing units total within the old Lincoln Park West footprint, which I believe was about 92 acres. *there used to be over 1700 units in Lincoln Park West, and it was pretty nice in the 60's/70's. It was at one time the largest single apartment complex East of the Mississippi. I can remember when it was thriving, pools filled with kids, tennis courts in use, and Westport Rd. lined the whole length with flower beds. Edited December 9, 20222 yr by Toddguy

January 29, 20232 yr While I'm happy this is coming down, it's pretty backward that we as the taxpayers are footing the bill for the demolition of over 500 properties, most of which I assume are/were privately owned. We get to foot the bill so the state can then grant tax exemptions and other incentives for some other private company to come in and develop the land all so we can have the privilege of renting their homes and spending money at their businesses.
