Tilt-up concrete walls are going up quickly for the new Simpson Strong-Tie manufacturing and distribution center north of Roberts Road just west of the rail lines. I don't remember seeing much about this 300,000 sf project before now, but found brief articles on the architect and contractor's websites.

The age of the picture could have something to do with it. There are a lot of leaves still on the trees so the picture might be about two months old at this point.

I just drove by during my lunch break knocking out some grocery shopping, and it's still completely up.  They've seem to have intentionally been careful to preserve this building and tear everything else around it down.  Just not sure why.  Unless there some hazardous cleanup inside that needs to take place first that is unseen.   This photo is from today.

 

I did notice they've started to really tear up all the concrete and asphalt on the entire site in the last week or so.

Interesting, that's the former JC Penney. I have no specific knowledge of the plans for Westland but they may see the structure as suitable for an adaptive reuse

 

Both the Penney's and Lazarus anchor stores were kept and renovated to new uses at the former Northland mall site. Lazarus is now the Ohio Department of Taxation, and Penney's is the Department of Job and Family Services / Northland Performing Arts Center

I really hope they don’t reuse it. Would much rather see complete demo with something new.

I'm not so opposed, depending on how it fits into a potential new street grid across the site. Check out the streetview link below - the Northland Penney's you could easily assume is a new building after its renovation (of course it's a shame it only faces the backside of a Krogers but that's a problem with the site plan not from having saved the building)

A lot more dead mall buildings are avoiding demo due to today's construction, demolition and materials disposal costs as compared to say 2005 when those were much lower. If Britney could survive 2007...

I thought the Ohio Building Demolition and Site Revitalization Program money they received, it is contingent on ALL of the site being demo'd by a certain date.

 

"The state is providing about $13 million for the Westland Mall demolition, said Curtiss Williams, president and CEO of the Central Ohio Community Improvement Corp. (Franklin County's land bank), which applied for the money.

"It's a big deal, a really big deal," Williams said.

The agreement with the state calls for the demolition to be finished by the end of June, Williams said."

IMC Logistics now up and running at its new home on Columbus' west side

 

"The trucking company invested $19 million in the move, including the cost to buy the real estate and build its new state-of-the-art facility, according to Barry Bernard, president of the Ohio Valley and North Atlantic regions for the firm. Construction started in 2022.

 

The project combined the company's headquarters at 130 East Wilson Bridge Road in Worthington and the drayage operations on Walcutt Road into a single facility at 2001 Walcutt Road near Hilliard.

 

The 11,000-square-foot headquarters facility and the drayage operations help move import and export containers to and from the rail system. The new facility also has space to store loads.

 

"This is one of the only of its kind in Ohio," Bernard said. "The need for this facility was driven by the continued growth of the logistics sector and the continued growth of Columbus."

Tried to check multiple projects on Galloway Rd while I was in the area-

 

Early work continues at Chase Landings (marked SUBAREA C on the map below) as crews continue to build roads and sidewalks throughout the development.

 

*Although vertical construction hasn't started quite yet, most of the lots are already sold.

Photos: Remaining Buildings Could Be Incorporated into Westland Mall Redevelopment Plan

 

Three buildings remain standing and intact on the former Westland Mall site. Curtiss Williams, President/CEO of the Central Ohio Community Improvement Corporation (COCIC), told Columbus Underground that those buildings have not yet been demolished because the latest plan for the redevelopment of the site calls for reusing them.
 

The buildings that once held JCPenney, the Sears Auto Center and the NTB tire store are all still standing.

“The owner sees value in their incorporation into the mall’s proposed redevelopment plan,” Williams said.
 

Representatives of the owners did not respond to requests for more information on the redevelopment plans.

I'm not surprised. Demo is expensive and so is construction.

It's pretty clear that the owners don't have the finances/resources to do anything of significance with the site, so as has been suspected for some time, this is highly likely to be a huge disappointment and missed opportunity when any actual site plan is finally released. At this point, I'd rather it go on the market and be sold to someone with both the resources and vision to do something transformative, but I know that's wishful thinking.  

The state provided $13M in funding for this. The agreement with the state calls for the demolition of ALL buildings to be finished by the end of June 2024.  Call me a "hard liner" on this, but to me all of the remaining buildings should come down if the new property owner wants the state/tax payer funds that helped clear this and was agreed to.  Finish the job correctly.  Clearing the site in its entirety to me allows for a truly fully blank slate for whatever mixed use comes next.  Knowing how the West side always gets cast aside, keeping the JC Penny building will just allow for the current owner to keep those gun shows and delay redevelopment.  But that's just me.  Maybe I'll change my mind if I see a true redevelopment proposal.

“COCIC is in the process of submitting a Scope of Work Change Request to the Ohio Department of Development to allow the remaining funds designated to these specific buildings to be used for interior demolition instead of their complete demolition,” Williams added. “This request falls within the application guidelines and does not alter the budget.”

 

sadly it seems this is not breaking the guidelines from the state.

Columbus health care startup on city's West Side plans major expansion 

 

"A young Columbus-based health care technology company that works to make prescription care more affordable and less complex received approval for state tax incentives on Thursday for a major expansion project expected to create 751 jobs.

 

Gifthealth, which currently has 50 workers, has a new contract to distribute a gastrointestinal drug that will mean significant growth to the company’s pharmacy operations, according to the Ohio Department of Development.

 

The new jobs will have a payroll of $56.5 million and will include a mix of pharmacists, technicians, patient care representatives and other workers. The current workers earn $4.2 million.

 

As part of the project, the company plans to lease 30,000 square feet of space on at 4321 Equity Dr. close to Interstates 270 and 70 on the city’s West Side."

Not too exciting but I noticed a large banner go up diagonal to West Broad Kroger for a new Sheetz at the corner of Broad and Galloway Road.  This is directly right across from the 4 story senior housing development almost complete. 

I wondered what that was...

 

Just like I still wonder what they are building next to the Bojangles on Hilliard-Rome.

Part of Westland Mall site to be redeveloped into housing

 

An Indianapolis-based developer will redevelop a portion of the former Westland Mall site into housing.

 

Kittle Property Group bought land at 4311 Shoppers Lane from LGR Weston, which Franklin County Auditor's records show had owned it since 2005. LGR Weston LLC and Weston Town Centre LLC own the entire mall site. Those LLCs are connected with developers Larry and Alex Ruben of LGR Realty.

 

The developer plans 234 apartments at the site, said Mike Roderer, senior vice president of development for Kittle. Units will be a mix of one- and two-bedrooms. Apartments will be spread across three four-story buildings and reserved for people 55 years and older, Roderer said.

Not sure I would paint with such a broad assumption based on one piece of the quite large puzzle/site.  Based on the map, these apartments are being tucked way in the back of the overall property where nothing even existed to begin with.  Don't get me wrong, I'm still cautiously skeptical of what will totally happen over the future years, but there still alot of this site yet to be developed/planned, let alone the available parcels around the casino.

I guess that still makes it possible, but yeah, not holding my breath on it. 

I’m just glad it worked out to build on that green space first and preserve our precious concrete jungle a little longer. /s 😉

Nice to see three 4 story buildings rather than 2/3 story spread over several buildings.  Sounds like it will be somewhat of a dense development for the area. 

Just wait until that casino hotel is finished - that will finally turn around the west side!! /s
