Posted November 4, 200717 yr I have been considering moving to North Avondale for a while (mostly because of the ridicuous housing stock) and I can't really tell if the neighborhood is getting better, worse or just staying stagnant. What is the trend?
November 5, 200717 yr Avondale is getting worse so I don't think N. Avondale is looking too bright. A professor of mine lives there and she said property values are rising but who knows. Aside from poor landscaping, Avondale and N. Avondale both have the best housing stock in the city IMO. So many beautiful victorians.
November 5, 200717 yr I don't that Avondale is getting especially worse. They are about ready to move on the Burnett avenue bit. N. Avondale is still a bit of a gamble though the closer to St. Bernard you are, the better.
November 5, 200717 yr Looking at some crime statistics: http://www.cincinnati-oh.gov/police/pages/-4258-/ The "Projected 2007" are simply the "Thru 09/07" numbers divided by 3/4 - but I'd imagine crime is lower in October/November/December than it is during the summer - though that could be wrong, and obviously any trend could change at any time. Here's Calls for Service over the last few years in North Avondale: 2005: 5,215 2006: 5,895 Thru 09/07: 4,004 Projected 2007: 5,339 Part 1 Crimes: 2005: 521 2006: 458 Thru 9/07: 366 Projected 2007: 488 Here are the same numbers for Avondale: Calls for service: 2005: 13,358 2006: 14,279 Thru 9/07: 10,829 Projected 2007: 14,439 Part 1 Crimes: 2005: 1,180 2006: 1,191 Thru 9/07: 915 Projected 2007: 1,220
November 5, 200717 yr because of the seasonal nature of crime (more in the summer) once you have june july august and september included in the data, you can't rely on a simple symetrical projection, but it will only be off by around 10-12% based on recent cincinnati data,
November 5, 200717 yr A lot depends on where you live in N. Avondale. I have lived in the neighborhood for 4 years and it has been nothing less than perfect. Granted, we are fairly well insulated and far back in on the Rose Hill/Avon Fields side, which tends to be pretty quiet...there are a lot of great homes for sale right now...which is both good and bad. It is bad in the sense that there seem to be alot of For Sale signs. It is good because it is a great opportunity. The reasons for the homes up for sale are primarily individually based...many of them are people that moved out of the city or are empty nesters looking to downsize. Realize that you get a lot of families in North Avondale that live there for a long time...and then their adult children and grandchildren live there as well. Ultimately the older wave moves on.,...and that is the reason for a lot of the current for sale signs. Crime is of no major concern where we live....I have also noticed an uptick in the number of diverse families with young children.
November 6, 200717 yr North Avondale also has some of the better private schools and a decent public school in the central part of the city. Paddock Hills is similar if a little more off the beaten path.
