Posted May 13, 200520 yr Humana Inc. will add 330 jobs to its Cincinnati Service Center in the next two years to accommodate growth in its commercial, Medicare and individual health plans. The expansion will bring Humana's Tri-State employee count to 1,000 by early 2007. Hiring and interviewing already has begun for supervisory and managerial positions, said spokesman Jeff Blunt. For now all new employees will work at Humana's Baldwin Center offices. All of the jobs are classified as professional positions, and 15 percent will be managerial. Humana (NYSE:HUM) now services 380,000 health plan members and 100,000 dental plan members. The Louisville-based health insurer plans to increase its market share in parts of Ohio and Indiana and has been surprised at the rapid initial interest in its statewide and national Medicare PPO plans, Blunt said. Humana CEO Larry Savage said the firm expects the growth it experienced in the last five years to continue. Much of that growth has been fueled by the success of Humana's consumer-oriented health plans, which put more choice and related cost decisions in the laps of consumers. "We're structuring our business in response to employers' and individuals' growing demand for health care choice and information," Savage said in a release. The new jobs will be in Humana's call center, to provide customer service to members and clients. Other new hires will handle registering new members onto plans. Blunt said job requirements include a college degree or relevant real-world experience. The call center operates from 8 a.m. to 6 p.m. and staff works on staggered shifts. Savage said Humana chose the Cincinnati Service Center for expansion over other locations because of the Tri-State's diverse, educated work force, its family-friendly atmosphere and many universities.

These sorts of stories are refreshing because it gives people confidence in the region. Cincinnati as a region looks to have a net gain in job growth recently. CitiBank, Humana coupled with the gains from the Federated and P&G mergers, it seems our metro has faired better than any other in Ohio when it comes to corporate expansion and mergers. We have encountered bumps though like losing Cinergy to Charlotte but overall it is a plus.

Another story someone posted indicated that 303 Broadway office tower "remains half empty as it has yet to sign a third-party tenant". I wonder if it could handle all the current and new employee there. September 15, 200618 yr I will add the story when it is available, but today's Courier points out that Humana is now adding 650 with these additional employees for a total of 1300. They do discuss potential sites, including Keystone and a new building at Baldwin. Hopefully they find something acceptable within the city, but any time we get more jobs it is good.

Of course, but in Uncle's article they discuss 6 sites "all w/in the 275 loop," that tells me they are leaving the city, although I would love for them to not.
September 17, 200618 yr ^I'm sure that they are looking both out of and in the City of Cincinnati. I wouldn't think that they would want to limit their possibilities. Now that they have made the announcement, they will shop it around and see where the best deal is. One thing I remember from my emails with Rob Alpern (developing agent for QCS I,II) is that he said that he was negotiating with some companies interested in headquarters at QCS II. This seems to be a big enough tenant that would get the second phase off the ground. I hope that the company wishes to stay within the city first, but downtown would be ideal (obviously).

September 18, 200618 yr THe original site plan calls for two more buildings that match 200 Baldwin, the tall square one between the Grand Baldwin and I-71, on the other side of Eden Drive in front of the Milacron Building. They would be built on a parking deck similar to the one that Grand Baldwin and 200 Baldwin share.

May 1, 200718 yr Scooped by Yours Truly on page 28 of the Random Cincinnati Developments page 6 weeks ago, I did not know about the Humana part though. It also means they may be leaving A LOT of empty space in the other two buildings, good news nonetheless! (Ow, I just hurt my arm patting myself on the back :-D). Also, some big news: I heard through the grapevine that Corporex is going to shortly announce plans to move forward with the final phases of the Baldwin Complex at the base of Mt. Adams. Plans will call for another tower of 250,000 s.f., similar in size to Baldwin 200 (the newer square one) although it will not look exactly like it and will likely be located adjacant to the LAGA building. A hotel will also be announced for the spot closer to I-71. My source said the office building will start construction very soon and will share a 4-5 story parking deck with the hotel. To help udnerstand the site, these will sit across Eden Park Drive from the Grand Baldwin and Baldwin 200 buildings, and between the LAGA building and I-71, south of the Milacron Building.

June 7, 200718 yr Support from the city of Cincinnati and the state have made the project a reality, Cappel said. In December, the state of Ohio's Department of Development committed a seven-year job creation tax credit worth $1.3 million and a work-force development grant worth $200,000. Tuesday, the city announced its commitment to the project, providing tax increment financing of $19.9 million for the building's 1,100-car garage and a property investment reimbursement valued at $800,000 - 75 percent of the company's earnings tax generated by the new jobs over a five-year period. Cincinnati City Council still must approve the financial package, but that decision is expected to be made within two weeks, in time for construction to begin in late May. I just realized that the local media never updated this story. The financing packages for both the TIF and for the tax credits mentioned were both passed unanimously at the May 9 Council meeting. So this baby's funded.
June 7, 200718 yr just to put this in perspective. the city gave $20 million in TIF for an $86 million dollar project. A streetcar would cost $88 million to the city and create $1,900 million in economic activity. Now the hotel and the possible new humana employees will increase that number, but still, the city could make a whole lot more progess by getting into the streetcar buisness. Now I know TIF has to be spent in the district where it is located, but I'm just trying to show the multiplier the streetcar gives in relation to other projects.

July 3, 200717 yr City authorizes TIF agreements for Humana HQ Building Cincinnati, 6/29/07 Cincinnati City Council has approved an ordinance authorizing a service agreement and a development agreement with Corporex for the Baldwin 300 project on Eden Park Drive. Terms of the agreements require Corporex to pay equivalent exempted property taxes directly to the City to pay down debt on bonds that the City will issue. This will help finance an 1,100-space, four-story parking garage. $19.95 million of the $21.34 million garage costs will come from these Tax Increment Financing (TIF) funds. Corporex had asked the City to establish the TIF district to get financing in place so they could start construction as soon as possible. To expedite the process, the City removed the 4.4-acre parcel from Walnut Hills TIF District 6 and effected the new district immediately through emergency ordinances. In addition to the parking garage, the $86 million Baldwin 300 project includes a $45 million, 250,000 square foot office building which will allow Humana of Ohio to consolidate its 900 local employees and to add up to 300 new jobs. Also included will be a 123-room hotel on the south side of the Baldwin Center. No hotel chain has been named, but it is expected to serve primarily corporate guests.
