Cincinnati: Walnut Hills - Humana Center & SpringHill Suites

So I wonder if it would ever be possible to include this area in the CBD.  The CBD extends along Broadway Commons up towards this area.  If those lots ever get developed, we could have a continuous area, all within the CBD.  Makes sense to me.

On the radio they've been advertising space in the Baldwin Building, the motto is something like "downtown action, suburbn convenience".  Well, at least with this area filled, similar types of buildings will have to go somewhere else downtown.  Really, how much less convienient would an office at Broadway Commons be than directly off these I-71 ramps?

Looks like one structure...but gee if this goes up as four towers it could look like it's own skyline!

Yes, the "four towers" refers to Grand Baldwin, Baldwin 200, the Milacron Building, and the new Humana Building.

I call misleading then.

how do those constitute towers?  :? isn't there a train tunnel that goes right under those buildings btw? the old right of way from way back when.

that rendering is only of the new office building.  there has never been a rendering of the hotel portion.  im assuming when they mention "four towers" they mean the entire complex including baldwin towers

I'm pretty sure there are already at least two Humana "towers" on the site.

From my understanding this is just another building in the Baldwin complex that has been built there.  That complex will total 4 buildings when complete (if I understand right).  There is no where near room for them to build an additional four buildings on that site...just no way.  I would assume that the hotel would be one building and the Humana HQ would be another.

 

This Humana HQ will be consolidating all of their local/regional operations under one roof...therefore if there is any other Humana presence in the other buildings, I wouldn't expect it to remain there.  But with this said, all of the recent posts have left me more confused than ever about this project that I didn't realize was so confusing to begin with.

^Agreed UR,  I think it is pretty clear that this project will complete the collection of four "towers".  What I meant about misleading is in that discussing the project they say four towers and make no distinction that some are already finished.

Hope this attachment helps.  Notice the hotel footprint in the lower right corner against I-71.  I believe it is going to be a Marriott SpringHill Suites.  The 300 Building will be six stories and around 200' above the parking deck.

Speaking of the Milacron Building, the front entrance driveway is starting to crack from the ground dropping. With that wall being constructed so close to the next building, they will need to watch that. I believe the Milacron Building goes down pretty deep with its underground parking, so the building shouldn't collapse.

I forget who asked, but I don't recall how tall the crane was.  I didn't try to estimate its height.

The never-finished Deer Creek Tunnel collapsed under the weight of heavy equipment today:

They're bringing in a crane Thursday morning to fish this out.  Nobody was hurt.

Wonder if this is going to slow down the project......didn't anyone do a study on the effects of the tunnel?  I mean if the tunnel is unable to hold a crane, what's to say it's going to hold a building?

Crikey!  What would be nice is for someone to be able to get down in there now and do some documentary photography of what is left.

This is from an email I got from someone working on the project today:

 

The hole is rather deep.  Columns on the east and west sides of the trackhoe are the only things holding it up.  The trackhoe could fall approx 10 to 15 feet before it hit bottom.  Has definitely made this last week interesting.

 

 

Now they're saying Saturday to get it out of there. 

 

Hmm could they had used this route instead of the Mt Aurbun tunnel that would cost millions?

considering its 30 feet wide and over 2/3rds of the way complete probably not to mention its probably owned by the city since it was out of use before the amtrak/conrail deals giving them the national rails (except the one owned by a certain city to be the one and only city to own a railroad...go us yet again in history  :wink: ) but while i'm not familiar with the engineering and would be a tool if I pretended to be I'd imagine it would be less costly to reinforce an exsisting structure than dig a new one. maybe they planned to all along and pretend they had done it all and then say "hey look what we accomplished" lol

A subcontractor was brought in has been working on the collapsed section of the Deer Creek tunnel at the Humana construction site. They appear to have pumped out most of the water and were using a concrete pump truck to fill in the tunnel.  Cement trucks were lined up along Eden Park Entrance and Florence Avenue a good part of the day today.  Unfortunately, the tunnel was never exposed to allow for any photos unlike during the construction of I-71...

Humana construction continues

Workers have completed the steel structure for the Humana Center, a development under way by Covington-based Corporex Cos. on Eden Park Drive in Walnut Hills.

 

The project is still on schedule despite a rainy spring, with the building to be fully occupied by the end of the year, said Deb Vicchiarelli, Corporex chief marketing officer.

I thought it was supposed to be a Marriott SpringHill Suites.  I didn't realize it was supposed to be a surprise.

That is a lower chain than the Marriott Fairfield & Courtyard.

They need to build a ridiculously large hotel at Broadway Commons or something.  Outdoor courts or whatever.  The Humana buildings are actually very nice looking and look good as your coming into the city from the north.  But dang, your eyes go right and bam! the BC parking lot that's so large it could hold all of King's Island's coasters.

There is nothing nice looking about the Humana buildings.  With the exception of the original Baldwin tower which Coroporex still managed to muck up pretty bad with the circulations towers added on the west side and skylights thru the roof.  This project sucks.

I am also not a fan of the Humana complex except for the original Baldwin Piano building. I have also not seen an urban Spring Hill Suites before.

I hope so, but at this point I'll take it where I can get it....

 

A SpringHill would be disappointing, yet it does not surprise me I know firsthand many mid-scale/extended stay brands are trying to be aggressive in their growth in Cincinnati

SpringHill Suites to open at Baldwin Center

 

Business Courier of Cincinnati

 

Corporex Cos. announced Monday that a 123-room SpringHill Suites by Marriott will be built at its Baldwin Professional Center in Walnut Hills.

 

Set to open in March 2009, the hotel will sit next to the new regional headquarters of Humana Inc., under construction on Eden Park Drive across from Corporex's two existing Baldwin Center buildings.

Good suites are needed but I, too am kinda disappointed.

I don't know anything about  SpringHill Suites...are they bad?

They are basically Fairfield Inn's with a little more room and a kitchenette.  There probably is a need for a newer midrange hotel in the city.  The Ramada in Queensgate is showing its age and the Terrace Hotel in Downtown is a Dump.

I would say they are above average, but nothing special.

 

Also, I think we need to remember the hotel was basically selected for Humana's needs.  I'm sure luxury and boutique were two words that never entered the conversation between Corporex and Humana.

I think a SpringHill Suites is being built on Turfway Rd near the track. I thought it looked sharp. Kinda modern looking, brick was used. I'll try to snag a pic.

^ I think that is off the Erlanger exit just south of the old Showcase Cinema.
