The Midtown (3101 Euclid Ave) has turned out great! From dilapidated eyesore office building to uniquely restored residential apartments, it really improves this part of Euclid Avenue.

 

The lit sign is really cool too, and it appears as though the lobby features marble walls.

^You ain’t kidding.  This had to be the city’s most embarrassing eye sore prior to this rehab.  The building itself is obviously not the prettiest, but what a great job they did here.

All I can think about is how happy my plants would be in those wall to wall south facing windows!

Question: Why is there never any tint or 2 way mirroring applied to the exterior windows of these rental units? I certainly understand wanting the view outward, but per the renderings as well as the website photos, it looks as if you are living in a fishbowl as your entire apartment life is visible to the outside world? Im sure inside blinds, curtains, whatever could be put up by the owner/renter, but why not eliminate the need altogether with some sort of window coating? Seems to be a common occurrence for a basic privacy concern?

Also worth remembering "The 70" apartment building they have planned for Midtown. It's now listed on their website as the 1st phase. Doesn't have much info online but it says the 2nd phase will be mixed use, residential and commercial.

The only thing that I know about the potential development at Euclid-East 55th is that it's right at the intersection and would be on land acquired by the Port Authority.

This a TMUD project? I remember you hinting it was a big development.

If they are connected buildings totaling 350,000 square feet worth $50+ million on contiguous parcels, yes, they can be considered a TMUD project.

It's true Councilman Basheer Jones  is willing to work with anybody. He called me back within 1 hour of me trying to contact him about working in Hough. I look forward to working with him in the very near future. 

^ he's a huge improvement over his predecessor that's for sure.

It's a big reason why development in Hough is finally blossoming.

Went past the University Hotel & Suites (3614 Euclid) today and it was posted on their sign they were closed for renovations. I hope whatever the renovations are they’re drastic.

Hearing some positive rumblings about the Dream Hotel. Apparently it's got a pulse.

That's great to hear. I really liked the look of the rendering and I'm typically not the biggest fan of our current contemporary architecture

I live just south of that location and have always.. well dreamed of what this section of the city could be.

Dodge Reports today posted an update about Dream Hotel. it's listed as "Abandoned." It goes on to say.... "Status - Project is not moving forward at this time."

 

A month ago or so, Dodge Reports said the owners were hiring subs to build it. And Midtown CDC Director Jeff Epstein told me recently he heard the owners were still very interested in the project. Real estate is a fickle business sometimes.....

I never understood the Dream out at 36th and Euclid anyway.  They generally like to be in the center of the action.   A while back had a source who said they were looking at a location on W St Clair.  Maybe that will come back to life with Sherwin Williams.

A very good source says Dodge Reports is "Incorrect – I spoke to them earlier this week and it is very much active."

By all means move it!  Even in it's heyday It was never an attractive "mansion." If it ever did look better, I'd like to see that long lost image.

 

Today it's merely a several-times repurposed cartoon of its former self and is a poor representation of what Millionaire's Row on Euclid Avenue once was.  I'll be pleased if it can be saved, but I will appreciate moving it to a less prominent locale where appropriate siting might enhance it's ersatz shape and plane-Jane appearance.

 

The image in the Crain's article (from the planning commission) leaves me thinking "God bless & help whomever tries to rehab that sad heap from the condition its in today."

The Italian-American hall behind the mansion was already declared unsalvageable/unmovable and it looks more sturdy than the house does.

Love this proposal. I hope the materials don't change much as I really like the darker color scheme. While being multi-unit apartment buildings, they also have the appearance of eastcoast rowhomes. As was just said regarding the new apartments proposed in Gordon Square, these latest developments really seem to have stepped up their game. Also love that they will push a new street through, essentially extending E73, and breaking up this super block. While the side of Church Square Commons that will line the new street isn't the friendliest, it will still create a dense, urban feel. Add in that there will be retail both along Euclid and Carnegie and this should be a very pedestrian friendly addition. 

Definitely a fan I think it's a very charming design. Not everything has to be so bombastically eccentric

I'll be curious to see how well leasing goes on the micro-units. Unit size starts at about 320 sq ft with prices starting in the $800s. There aren't too many units that size in Cleveland. Nor are there any new construction apartments in Midtown. This whole thing will be an interesting experiment that I'm really hoping is successful.

Very New England Textile Mill, but I like it.

I will admit. I generally feel that almost any older construction can be viably saved and repurposed (see Hough Apt Buildings); however, I can't even argue this one. Replacing a large chopped up home that used to be single family with a cluster of high density townhome style units in an appropriate design along a major transit corridor...Cannot go wrong. Hooray for upzoning!

These renderings and street presence look great!

 

I'm a big fan, and especially love the angled roofs.

I hope this project spurs completion of the townhomes across the street, most of which are sitting as empty and unfinished.

I feel that the main reason it is historic is because of its history on Millionaire's Row. If it is being moved from there, it is better off demolished TBH.

^I agree. Honestly, the homes on 89th are wayy more beautiful and representative of the grandeur of this era than this one here. If anything, we should be saving those

I'm all for us saving historic homes and buildings in the city, especially given the carnage of the 20th century on that front.  So, if it can be moved and rehabbed, or incorporated into the project, then that is great.  But I also don't think we should let an abandoned building stop a developer from building multiple new buildings that are actually going to be used and that will make it more likely that other existing abandoned/under-utilized buildings in the area will be used and saved before they are too far gone.

I'm hoping this building can be moved and renovated, even if they have to move it off of Euclid. The fact it's one of the last remaining buildings makes it worthy of restoration.

I keep hearing rumblings of a significant development on more than corner at East 55th/Euclid. Last fall, I was hearing the development, in total, could amount to a TMUD. Then this photo was posted on twitter. It was taken by a Stark Enterprises drone. What do you all think this height is....perhaps roughly equivalent to that of a 15-story building? Hmmmm.....

It’s Stark. Wouldn’t get too excited yet!

A good method of estimating height is to see where the lake horizon (the vanishing point in perspective) hits downtown buildings. To me this view looks to be about 12 stories up.

What is it with this guy (Stark)? He has more plans than he does development. Maybe that's his real title. Planner, not developer.

He said that photo was taken at 200 feet (or about 15 stories) but they also took images at 300 feet (about 25 stories). 15 stories or 350k sf and $50 million are the magic minimum numbers for a project being eligible for a TMUD tax credit.

Are we talking residential? Or tech/office? Or both?
