I heard rumblings a while back that some developer wanted a Dave and Busters in the area. The context was that there was a bit of a brewing conflict between the City Mission and the city because the City Mission has some expansion aspirations, but the city wanted a particular parcel for the Dave and Busters. Anybody else heard something along these lines?

More than just about anything in Cleveland I am most excited for this. It's unfortunate that redevelopment in this area is just starting to get into full swing because there are some really kick ass buildings that are immediately fronting the sidewalk. It's like an urban factory setting that you just can't find anymore and would make for awesome places to live.

This is one of the few structures that is even remotely salvageable.  I live in this neighborhood I only want the best for it.

 

As a side note lots of little houses here and there getting renovated including one called "The Oscar" I'm curious about at 55th and outhwaite if anyone has extra info.

I'll just say there's no new plats in that neck of the woods (book/page), that specific property (where 'The Oscar' is, 124-03-051) was transferred in August 2020, sold for $17,500.

I noticed a giant dumpster outside of it with some innards so I was particularly curious. It's an attractive structure and quite a few other homes and buildings have been or are being renovated around there so fingers crossed.

Oh yeah, streetviewing that it's gorgeous, glad it's getting some work! Cleveland's websites are all messed up right now and I know their permitting office is useless. Also, I wonder how much building inspectors care if they're actively fixing up a building that's a few years away from being torn down.

and its also possible someone is doing major work but didn't need or just didn't get a permit.

so happy about warner & swasey -- thats very big news. and it will be a real mix, so even better.

 

i wish they could save at least something of the iconic old factory sheds, like the one closest to intact row on the left had side here, instead of ripping it all away for parking, but i guess that is too big an ask. seems like a perfect structure for a little market day or swap meet day or something.

From the article: "Minute Men has hundreds of corporate employees and tens of thousands of workers in its staffing pool." 

 

No word as to how many corporate jobs are at that location currently, but its doubling. The addition is 45k square feet, vs the current structure which is 38k. We are talking a fairly large HQ here. They're one of the largest staffing services in the country.

They also do payroll, workers comp, and HR for companies. I would imagine that's a lot of what goes on at their HQ.

Really is sad that the factory sheds can't be saved - just another piece of Cleveland industrial history lost that we'll never get back. One would think they'd make a good resource for protected parking, but I'd also suspect that the supporting members don't support proper vehicular circulation, or some other similar structural issue. Too bad.

That roof line (easily re-imagined as a well vented canopy) is currently as cool as anything in town. So yeah... What gives with that, City of Cleveland?

I love rehabs and really believe in the ethics of reusing what you've got.  Unfortunately in America, regulations, and more importantly, financial incentives, heavily favor new construction.   Historic tax credits are one of the few exceptions.  When you factor in life cycle costs and embedded energy, rehabs are much better for the environment, even if they aren't as efficient or well insulated.  Plus rehabs are more labor intensive meaning more of the cost goes to local labor and material, as opposed to new construction that relies primarily on cheap materials manufactured elsewhere, with local labor costs kept as low as possible.  This is why rehabs tend to be more expensive, but because the money stays local, more reason to incentivize it.  There are other benefits to incentivize preservation, but sustainability and economics are powerful arguments and aren't used enough when discussing preservation/rehab projects and subsidies.

I think the money spent on fixing those sheds up would put a strain on the overall budget.  I agree it would be awesome if they were kept, but I also understand the decision to spend the money on the building and not the parking.  I view this as sacrificing a pawn to save the queen. 

As a structural element that will requires zero IT infrastructure, plumbing, electrical, or HVAC, I wonder what kind of costs are under consideration when it comes to making such a sacrifice(?) A reason this building is considered so unique & exciting, and why as much has been stabilized as is currently visible - is due to the public's interest in its historic preservation.

...After all is said and done, what else is it about this building physically that makes it so incredibly unique and reflective of Cleveland's contributions to the industrial age? Is there anyplace else standing that is as reflective of Cleveland's very significant contributions; architectural, commercial, industrial, or otherwise to the nation and the world?  Those pavilions connected to that impressive tower are among THE BEST OF CLEVELAND in a nutshell.

They are one of those rare & important types of elements that makes a place a place.

I dont think the sheds are necessarily coming down. The full presentation for this project has them staying as cover for parking.  Let me see if I can dig it up

They partnered with Dream Hotel Group of New York for the project, which is estimated to be a $60 million investment and would also include a 400-space parking garage.

The owners planned to open the hotel by next year. However, those plans have been delayed because of the coronavirus pandemic. Beaty said he is just “dusting off” the project and will move forward with it, though is now eyeing a 2023 completion.

^ I've got to confess I only skimmed through that article initially, and my very first thought was "there's no way this bodes well for the Dream Hotel." Glad to hear it's unaffected. Once the hotel gets built, maybe Live Nation will look back and feel some regret about trying to screw over TempleLive. How many concert venues are there that have swanky hotels attached? I can't think of many. If I were a touring musician or a manager, the immediate connection to a very nice hotel would make me a lot more interested in booking the venue.

As a touring music manager professional, you NEVER want to stay in a hotel attached to a venue.  Too many drunk fans roaming about.

With the older artists I work with, it really is just more a function of rest and relaxation.   If we want a party, we'll find it.  We certainly don't want to be forced to live in one by returning to a hotel attached to a venue. 

 

We also don't want our bus drivers staying there as they sleep during the day while we are at the show.  The crew would be ok, so long as they are driving after the show overnight on buses.   

Can't help reading these posts and not think of Swingos scenes in Almost Famous.

 

Also, I'd sure love to buy that hotel and update it to a boutique music history spot....if anyone wants to go in on it with me.

And finally....

 

Renovation of the Warner & Swasey property, 5701 Carnegie Ave., may go out to bid before July, according to the Dodge Reports. At full buildout, Pennrose Properties of Philadelphia is seeking to redevelop the property for $53 million with 140 senior and workforce housing units. That could result in construction starting on the first phase in late-summer.
