It all sounds delicious and I can’t wait to try it out. It’s great to see some new businesses move into this area too. Hopefully more will follow soon in the Midtown’s retail spaces just a few doors down.

Saw construction getting underway at e 79 and Carnegie this afternoon. Is that related to the Signet development or something else?

Millionaire’s Row mansion down to the 11th hour

Unless someone with deep pockets comes through in this 11th hour, the 134-year-old Allen-Sullivan mansion, 7218 Euclid Ave., will be the subject of a demolition request next month. According to a city official who did not want to be named publicly, a demolition permit application submitted on behalf of Signet Real Estate Group is scheduled to be heard June 4 by the City Planning Commission’s Design Review Committee.

 

Since NEOtrans broke the story last December that Signet Real Estate Group of Akron sought a mixed-use development on the site of the mansion, efforts were made to preserve the house. On Dec. 15, 2020, C&J Contractors of Cleveland submitted two demolition permits on behalf of Signet — one for the Allen-Sullivan house and another for a neighboring car repair shop at 7224 Euclid. A demolition permit was approved April 19 for the latter structure; crews are razing it.

Now that is a great high quality looking development, and a nice break from the almost cookiecutter contemporary buildings going up everywhere.

I like the gable roof. 

There was never really a chance to save the mansion. It was unlikely a buyer could put together the financing and find a parcel to move it to in just a few months.

The parcel was identified, donated by the city. But the house is probably too far gone to save.

Apologies if I've missed this, but can someone take a ballpark/educated guess as to how much we're talking to move this place?

yes it sure is. and isn't this interesting -- i mean that they even thought to do something like this, however well it comes out, is commendable:

 

Signet Real Estate Group’s MidTown Cleveland development is designed to look like factories constructed of brick that were common on the city’s East Side.  

Basically we're replacing one of the ugliest millionaire's row houses with one of the most beautiful new developments in midtown.

 

EDIT: AND, it's essentially workforce housing, since rents start at $800/mo.

Small item.... According to a permit application, EVgo and the owner of Church Square, 7949 Euclid Ave., are installing four electric-vehicle charging stations at the strip shopping center. The $250,000 investment includes a small equipment yard adjacent to the stations, new electrical distribution and minor site work to install the conduits, equipment pads, and fencing/screening around the equipment. The owner of Church Square is Church Square Holdings LLC of West Hills, CA.

From the June 4, 2021 Planning Commission meeting:

 

Regarding the Allen-Sullivan mansion: "No group was able to put together a viable plan to get the house off the site, do to the cost of relocating." Materials from the building that haven't already been taken will be salvaged (to be incorporated into the new development). The design of the new developments remains largely the same as it was presented earlier in the year.

On Sunday evening, I drove two 20-something young men around town on a development tour. One was from Lacy, WA near Seattle and the other from Flint, MI. Both were blown away by the amount of development here. They are eager to move here and try their hand at buying properties in areas that might be hot in 5 years. One of the passengers took this photo of the Allen-Sullivan house prior to its demo. In fact, just out of view to the left was an excavator/shovel that has already taken down the mansion's neighbor and will soon raze the mansion for Signet's MidTown development.

Both. They invest and develop. 

 

Cleveland isn't quite back up to speed development-wise post-pandemic, but it's pretty close.

Interesting anecdotal story Ken but l'm not sure what you mean by blown away by the amount of development here. We CAN observe all the construction underway on the near west side and a few things on the east side. Readers of this site are aware of the huge amount of pending development but we're still waiting on the bulk of it. 

 

I also spent a day showing a Phoenix couple around the city. They are looking to buy a summer home to escape the Arizona heat. I found myself saying "This is coming here and that is planned there." etc. But there wasn't all that much actually under construction at the moment. And compared to Phoenix they thought things were pretty quiet development wise. Oddly enough while l was excited to show the male all the new residential construction he hated the new designs while raving about the old.

This is on Design Review's agenda tomorrow. I was hoping to write an article about this but I haven't had the opportunity to write it. This is going on the east side of East 79th between Carnegie and Euclid....

What is the ultimate vision for Midtown? Is it a "live, work, play" type of neighborhood? Sometimes I feel that developments are all over the place. I'm happy to see them but it doesn't seem cohesive to me. 

Essentially I believe the goal is to better connect the neighborhood with its surroundings (and even areas within the neighborhood to each other) while filling in the urban fabric and creating a "complete neighborhood." Essentially - integrating a variety of new housing, job opportunities, retail, services, etc. 

 

I know some of the things seem a little sporadic and diverse, but I think it will all be a lot more cohesive once more and more developments get built out and result in a truly more connected and complete place. I think it's definitely getting there. Give it another decade, and it'll feel a lot more unified and have a strengthened sense of place and an actual neighborhood feel as opposed to just a throughway between Downtown and University Circle. I've already noticed a big difference in the past 2-3 years, and I have no doubt it'll continue to get there.

Cuyahoga County OKs loan to clean up toxic materials at former Margaret Ireland School in Cleveland during renovations for new startup hub

CLEVELAND, Ohio — Cuyahoga County’s board of control on Monday voted to grant a $500,000 low-interest loan to abate asbestos and petroleum-soaked soil at the former Margaret Ireland School in Cleveland’s Midtown neighborhood, which a nonprofit plans to use as a manufacturing startup and training hub.

 

MAGNET has said the project will create 29 new jobs that pay a combined $1.5 million a year, according to the county.

Be cool if they at least save the arched gateway.

^I don't believe it is in the plans that have been approved.

 

If demo is evidence they will beginning construction on Phase 1 in the near future, this project is moving pretty fast compared to many others.

Signet hired a local preservationist to retain some features of the former Allen-Sullivan home for re-use in the new development. I don't know what will be saved, however.

Anybody have a finger on the pulse of the Warner & Swasey project after this decision?

 

They might want to reconfigure the plan and go after a TMUD. Redeveloping that large property would certainly be a transformative project for that area.

Minute Men Staffing publicly releases HQ expansion plans

 

In submitting its headquarters expansion plans to the city, Minute Men Staffing revealed designs for an addition that would more than double the size of its MidTown Cleveland HQ. Minute Men, which provides temporary and long-term staffing to client employers, is located at 3740 Carnegie Ave.

 

Plans show a glassy, 45,000-square-foot, three-story office building and associated site improvements including a larger parking area. The addition will be connected by a dual-floor, enclosed walkway to Minute Men's 39,000-square-foot HQ which ranges from one to three stories tall. Plans have yet to be reviewed by City Planning Commission.

Great news - but Midtown is yet another area that would greatly benefit from improved maintenance. (The weeds on the median across from the police station on Chester come to mind.)

 

Shabby conditions communicate a lot about the services and civic support one can expect (and according to some invite more crime - no one’s watching, no one cares). 

I would like to see more density built up to the street at Euclid and 55th street. I don't understand having gardens along the streets at this principal intersection that's desired as the center of Midtown.

Exactly. ^^ And an orchard? Sounds like Terdolph Park 2.0.

Build the useful buildings people will come and they will stay. Honestly University Circle is the neighborhood that has a ton of green space and they do a good job of mixing it with the buildings. If they are going to do green space they should meet with UCI to get ideas on how to properly do it. UC is literally the perfect neighborhood to refer to, this is awful.
