Office, penthouse concepts for historic Agora Theatre complex revealed

'New owners of four buildings in the historic Agora Theatre complex in Cleveland's Midtown neighborhood on Thursday unveiled conceptual plans to convert a former recording studio to two stories of office space and a penthouse. ... The first phase of the office building project aims to convert the former recording studio building at 5000 Euclid Ave., which is vacant, into office space and a penthouse, Sweigart said. ... The developers also are creating a rooftop deck on the northern portion of the building, 'which will include a new penthouse and a patio for about 49 people,' he said."

Located in the former Audio Craft building at 3915 Carnegie Ave., the 16,000-square-foot operation is expected to go live in late September or early October, according to company representative Megan Gilroy.”

If I recall correctly, early conceptual plans showed a major building here with more development reaching north, but it was all pie in the sky at the time.  I think the plan was this corner, quite naturally, being a phase 2 of the development but again, there was nothing concrete at the time of announcement.  I believe along with you that Kuri's "announcement" (if we can consider it something as formal as that given it is just a quote in an article about another project and site) is the first the public is hearing about this and it seems to have moved along.  Fingers crossed.  Very pleasantly surprised by the quote and I like the large size of the building (at least the 200,000 square foot suggestion).  I wish the Cleveland Foundation Building was as large.  We need more details.  This seems to be a job for @KJP 😘

I'd also been hearing about Wexford having something big cooking in the area. But it wasn't clear how imminent it was. I'll see if I can find out.

Some info from the paywalled article:

Initial plans for the innovation district next to the foundation HQ call for $400 million of investment for 2 million square feet in seven buildings. First building is scheduled to finish 2022, same year as the HQ.

They're planning to revamp the Dunham Tavern and its land.

It mentions the Allen Estates in Hough which is apparently breaking ground today on 6 houses. It may eventually expand to be 144 units (mix between houses/townhouses/apartments).

And the article also just talks a lot about architecture and inspirations for the design.

As tykaps noted above  back in late 2020 there was a Cleveland.com article about the planning for the NEW 16 ACRE INNOVATION DISTRICT to be placed next to the New Cleveland Foundation HQ at East 66 & Euclid:

 

The foundation sees its relocation as a way to leverage more than $400 million worth of related investments by nonprofits, businesses and academic institutions on 16 acres between Euclid and Chester avenues at the southern edge of Hough, a neighborhood still stigmatized by a 1966 uprising that left four dead and 30 injured.

 

To make its vision a reality, the foundation and the nonprofit MidTown Cleveland Inc. quietly acquired roughly 10 acres over the past few years on two blocks west of the new headquarters site, which the two organizations hope to turn into a $400 million science and technology innovation district over the next decade.

They definitely need the cameras. When I was working on the Tru Hilton on 69th, people were constantly breaking in & trying to steal tools & whatnot. One night they managed to actually get away with a few hundred dollars worth of stuff from the pipefitter's company game box. 

And I hope this new office tower on 66th has at the very least a half ass street presence. For most of the things they put up in the area, it seems to me the most non-interactive examples of density I've ever seen. Like density for the sake of density, but without any understanding of why you build something close to the street with multiple stories in the first place. 

Just to be clear, it's not an office tower. The conceptual renderings show five stories. And they show ground floor retail along Euclid. From what I understand, it's a pretty sexy-looking building.

I know Pierre's doesn't have their own retail stores, but I've always thought an ice cream shop at this intersection would be pretty cool. It would be right across from Galucci's and now this new building. There's even a two story building there that would be perfect.

The proposed half block parking garage (even if it is not that tall) concerns me.  I hope they do something creative on the 66th street side.  There are ambitious plans to activate 66th from Euclid north to Hough and make it a lively connecting corridor (if they can find the money which is the story all too often...what a great time to spend some of that 500 million form the feds on a worthwhile project).  A half block dead space would not contribute to this goal.

I agree. We don't want that block to be like some of the side streets by the clinic that are lined with parking garages. Some kind of storefront would work, kind of like the argument right now in the SW thread about the garage on W3rd.

This is why it's so important to push back against SW and their parking garage. If the city lets them get away with dead-zones in the middle of downtown, why should I have to do any more with my projects in the neighborhoods? 66th, with League Park on one end and the Cleveland Foundation on the other, is a natural pick to be a main N-S axis. Making it an alleyway for cars here is not the right direction to go. I wonder how much different it would be for them to make it 4 levels, and push it back from 66th to leave room for someone else to build apartments/townhouses? That plan for the Lakewood Hospital site is a good example of that.

I've always thought, North to South, Payne to Carnegie, could be a place where you cool tech-y type employees and companies could spring up.

Prospect has great buildings.  The upper 40s to the 60s between Perkins/Carnegie have some great building which could offer so many different types of condo and apartment options.

Agree. And always thought that the Design District Plan - that just sort of disappeared - was a really good one. The city would do well to play up its role in the history of innovation.

Near-downtown bowling alley to become entertainment venue

A large, historic, two-level bowling alley that was once an industrial building has found new life with a new owner. Or at least a portion of it has found a new purpose and will provide something that Cleveland doesn’t apparently yet have.

 

Partners Christopher Brooks and Thomas Norris Jr. acquired the former Twin Lanes Bowling, 1820 E. 30th, in August under the name Euphoria Restaurant & Oxygen Lounge, LLC with a slightly different address — 1812 E. 30th. And with that new name, you know the old bowling alley is heading in a different direction. But not entirely.

👍 Geeze, I forgot about that place. Good one them! As an undergrad we'd meet at Twins for intramural bowling tourneys among CSU student clubs. I wish them well and may bowl a round on my next trip to Clevo, for old time's sake.

Yep best of luck to these two! The economics of that building must be…challenging to say the least, but at least it sounds like they have the bowling alley part down already. 
 

Speaking of bowling alley redevelopments on the east side of downtown, any updates on “Zeppelin”, the proposed redevelopment of the Ambassador Lanes on Superior into a tech co-working space (or something). I remember the renderings a couple years ago were slick. @KJPif memory serves, you did a piece on it? 

I haven't heard anything about it in a long time.

Mass timber construction is when you use large slabs of wood for floor plates and bearing or shear walls. This is just traditional wood framing with larger members than you are used to seeing. Very odd they mixed it to steel on the back side. Must be a loading or interior height difference.
