Six local housing projects win tax credits

Six housing developments in Cuyahoga County won federal Low-Income Housing Tax Credits (LIHTCs) yesterday from the Ohio Housing Finance Agency (OHFA), improving their chances of seeing construction in the near future. Those projects and 23 others elsewhere around the state received conditional LIHTC commitments. Developers will use those awards to leverage additional financing in the creation or rehabilitation of rental housing for low- to moderate-income Ohioans.

"The Cleveland Foundation broke ground Thursday on its MidTown Collaboration Center, which will serve as an innovation-focused community center and potentially a boost of economic development in the city’s predominately-Black Hough neighborhood.

 

The 95,000-square-foot building will sit across the street from the foundation’s new offices on E. 66th St. and Euclid Ave. Completion is expected in late 2024.

 

It will feature office space, research centers, training centers, a media lab and an innovation hall that will host public community programming. The foundation said the space will house organizations that will launch job creation programs."

I'm surprised they're breaking ground.  I don't remember ever seeing renderings or site plans except for the general master plan.

@KJPDo you think Warner & Swasey is finally close to ready, or do they still need more funding?

I'm not familiar with all of their financing. Their pro forma is here, but it tell you only what they needed at the outset to move forward, not what they have in hand now. If you can go back and find news of what public financing they've received so far, it's possible to figure out where they are on the public side of things. No way to know what private financing they've received or have pledged to them...

Thanks. This is one I would just love to see get across the finish line, since it's a really critical intersection and (would be/will be) such a beautiful building. It's also currently the biggest symbol of urban decay that you see when you drive from downtown out to the east side.

 

Unless I'm mistaken, Pennrose has been working on the project for five full years now.

Pennrose is very patient -- thankfully. Their renovation of St. Luke's Hospital into senior apartments also was a long haul.

 

I've heard from a number of developers is that it's hard for them to tour investors around that neighborhood and get them to buy into it with that huge hulk of a building (Warner & Swasey) sitting there gutted and falling apart.

BTW, I found a second pro forma on the OHFA site. The number of apartments is the same but the dollar amount is higher in this one. I'd bet this is the same project but updated, which also explains their $2 million tax credit award last December to offset higher project costs because this project has been in the works for so long....

Cleveland is getting a new brewery. Well, kinda. 

Holland, Ohio (near Toledo) based brewery Black Frog Brewery announced on their social media that they will be coming to the area, opening a second location in the new Midtown Collaboration Center at E 66th and Euclid, which broke ground yesterday.  Located in the historic Hough neighborhood, The Cleveland Foundation bills it as “a place where partnership and innovation center around place and community” come together. Black Frog is a black owned brewery, owned by Christipher Harris. The project will feature other black owned businesses including food vendors and a music venue, and will also feature “key partners to co-locate innovative aspects of their research and programming in the first building. Partners include: Case Western Reserve University (CWRU), University Hospitals (UH), the Cleveland Institute of Art (CIA), Hyland Software, and ECDI (the country’s largest SBA micro lender).”

It’ll take some time for the brewery to get opened though. The building isn’t expected to be ready until late 2024. Once opened it’ll be the fourth brewery with an original
location NOT based in Cleveland to open a satellite taproom here, joining Southern Tier Brewing Co. - Cleveland, BrewDog Cleveland, and North High Brewing - Ohio City.

I forgot to mention that a few days ago, I saw more technical drilling on the south side of Euclid Avenue, immediately east of the NS tracks, near E 55th St.   Is something imminent here?

^ And now, there is actual digging going on at E 59th and Euclid.  What ever could it be for?

👀 👀 might need to take a detour biking home today.

 

What a bummer though, this is a neat neck of this area and the building added to almost a cavernous feel or idk whimsical (in an industrial sense) w/the rr tracks and warehouses and everything. I know it's no greenfield but also I don't necessarily take GE's word for it with pollution. As more people migrate into Midtown (Asiatown in this case) I'm sure some developer will regret this massive complex being torn down.

Do we know if the building along Commerce Ave. is coming down too? To my untrained eye it looks like that building would have housed administrative needs and wouldn't be polluted like GE is saying the rest of the site is. Plus isn't this the building with the plaque to commemorate the alternate dimensional event that took place here.

It's an international weird art installation (as far as I know 😬) In the same vein as the Toynbee titles. I edited my post with a link to what the plaque reads and more info in general. Let me know if you can make better sense of it!

It may not be the same material or vibe, but i feel the styles resemble eachother. They're both steppy buildings. Thats it. Whats with the critics, they're both artsy buildings I feel they resemble eachother and we're seeing more of of these buildings midtown i think they're great.

Nothing has been filed with the city. It's apparent that some foundations are being dug up through. I need to develop better contacts with Midtown CDC.

Man as a senior in College (2016) I was so jealous seeing this go up for architecture students. I spent some long days in decrepit Taylor Hall lol.

Masonic Temple getting more investment and developer still bullish on the Dream Hotel component. Interesting that he states it could be a new build, or the temple is that massive, it could be entirely within the existing structure!

On a point related to the article, I was at The Agora last night for the Death Grips show. First time I’ve been in there since the refurb and it was looking good. Although the sound is still iffy.

Don't worry, at a show like Death Grips, I can assure that no one is hearing any talking in the background lol.

Because we stood in line for an eternity before the show, so my son could buy a $60 hoodie, we ended up standing in that ‘no man’s land’ in GA, between the two sloped sections behind the mosh-pit. Therefore, we didn’t see too much, but definitely heard it! That’s even with my ear-plugs in. At my age (apart from a couple of staff members, I was almost certainly the oldest person there) I already suffer with tinnitus from too many raucous live shows over the decades.

I remember sleeping through a Death Grips show at a festival once, despite the impending doom of angry bass and vocals rattling my every fiber of being. My state of mind notwithstanding, its one of my prouder achievements in life.

Litt rarely has anything good to say. You could have a drinking game by taking a shot every time he says “Cleveland is a shrinking, decaying former industrial powerhouse.”  He says something similar to that in almost every article.

@marty15, PLEASE don’t put ANY Cleveland boomer (of which I am one) in the same pot of negativity and hopelessness that Litt finds himself as a permanent resident. Most boomers are very positive, intelligent people who love this city and it’s “never give up” spirit.

When is the last time I-71 turned a profit?

I can't speak for Litt but l know l can be guilty of pessimism. 

 

It starts with the knowledge of where we were as an economic juggernaut and then living through decades of decline. Let me tell you...it can take its toll.

 

This is my town. I'm not going anywhere and l think we've finally turned a corner, but it's been tough.

I appreciate everyone’s point of view on this subject, but in the interest of staying on topic I think we should nip it in the bud here. I will say, however, that since I came to Cleveland in the mid ‘70s for art school, I have met many people of all ages- positive and negative. I just steer clear of the negative. They seem to suck the air out of the room.
