January 20, 20205 yr Remember the apartment project at E 70th that was approved back in July? Last week's Euclid Corridor planning commission agenda had it on again for "building modifications." Anyone have any details?
January 20, 20205 yr With everything else going on, I had forgotten all about this one and am excited all over again. Fingers crossed they're adding another floor on to it.
January 21, 20205 yr 3 hours ago, simplythis said: Where is this at? Is this Midtown or Campus District? Euclid, somewhere around the 3500 block. The units up front are nice, the ones in the back are pretty small and spartan. The building is actually fairly well maintained. A buddy of mine lives there, and I would consider it.

January 21, 20205 yr Regrettable but understandable that nearly all the single family mansions on Euclid were lost over the decades, but it's an equally huge bummer we lost so many grand apartment buildings on Euclid. There used to be several. This is one of only a handful left.

The building code changes and makes buildings much more pricey once you go above that 4th floor.
February 1, 20205 yr This is my first time seeing an official listing and unit renderings for 3101 Euclid. 1 bed / 1 bath, 735 sqf, $1,552 per month. Looks to be coming along nicely! Also, I’ve now noticed online listings advertising a 1 bedroom here for $1190, not that previous $1552 that I came across. Which makes a lot more sense. February 12, 20205 yr It is nice to finally see this monstrosity being renovated into something that looks relatively modern.

February 19, 20205 yr Latest round of state affordable tax credits! Warner Swasey redevelopment is seeking $11 million to develop 56 of the building's units as affordable senior housing. https://ohiohome.org/ppd/proposals/2020/SeniorUrban/WarnerSwasey.pdf
February 19, 20205 yr And if Pennrose can make a go of Warner Swasey, watch the East 55th-Euclid/Chester/Carnegie area blossom. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
February 19, 20205 yr I’ll tell ya what. That new Tru Hilton Hotel really changes the whole feel of Midtown.
March 5, 20205 yr Permit was submitted today for new construction at 7911 Carnegie Ave. Not a lot of info given online, but piecing together info, it seems to be from the people who owned the now closed middle eastern grocery/hookah bar: Almanar Market on the westside. TBD if this is going to be a similar concept. This location is by the new Dunkin Donuts and the new Angie's Soul Cafe. Edited March 5, 20205 yr by tykaps
March 5, 20205 yr @tykaps That's actually Fairfax, which is east of 71st and south of Euclid. I posted info in the Fairfax thread about a demolition request for that site. There's an overlap where midtown is between Chester and Carnegie, West of 79th. You are right though as 7911 is just past 79th St which means it's not in Midtown.

March 6, 20205 yr I mean great that the building is being revitalized, but did they have to go with such a bland color? Why don't we spruce up the corporate run down feel of midtown?

Why don't we spruce up the corporate run down feel of midtown? They are receiving Federal Historic Tax Credits for the project. This requires following the Secretary of the Interior's Standards for Rehabilitation during the project. They have to match, as best possible, the original material and colors of the original construction. After completion, there is a 5-year look back period. After that, they could have the option to change but that would be unlikely due to the cost associated.

March 24, 20205 yr TUESDAY, MARCH 24, 2020 Sale of Midtown development site on Euclid OK'd by GCRTA Historically, the area around Penn Square/East 55th Street was one of two "mini-downtowns" along Euclid Avenue east of the city's central business district. Doans Corners/East 105th Street was the other, dubbed Cleveland's Other Downtown. But as Midtown, its busy streetcar lines and Pennsylvania Railroad station faded away as America built Interstate highways and suburbs, Penn Square's many residential hotels, theaters, stores and restaurants faded away too. The suburban flight was the era of America's Fourth Migration. In response to the Fifth Migration, Midtown Cleveland Inc., the Cleveland Foundation and the Greater Cleveland Regional Transit Authority (GCRTA) would like to accommodate the return of Americans young and old to urban centers like Cleveland. To that end, the GCRTA's Board of Trustees today approved selling property in Cleveland's Midtown neighborhood to an affiliate of the Cleveland Foundation for future development. The sale amount is $550,000. April 8, 20205 yr Permits were submitted yesterday for a new apartment building at the Northwest corner of Chester and E 75th, creatively named "Chester75". As per the description of the permit: "The proposed development will be constructed at Chester Ave and East 75th St on a .84 acre site, which was most recently a place of worship. Chester75 will introduce 56 new market-rate apartments in a configuration of studio, 1 bedroom, 2 bedroom, and 2 story townhome style units. The 4-story, 56,000 SF building will provide amenities in ground floor common areas and a fourth floor community room and roof deck. Additionally, the site development will include 50 off-street parking spaces." City Architecture is listed as the architects. Famicos is the current owner of the property to be built upon.
April 9, 20205 yr From what I can tell it looks like it should interact decently with the street with minimal setback. I like the colors too - reminds me of Link 59.
May 20, 20205 yr Seems like this would go here... good news! Mixed-income housing plan for vacant Warner & Swasey Co. complex in Cleveland lands key tax credits Efforts to salvage the former Warner & Swasey Co. factory — a long-languishing eyesore in Cleveland's Midtown neighborhood — gained traction Wednesday, May 20, with the announcement of tax credits for affordable housing deals. Philadelphia-based developer Pennrose hopes to transform the vacant complex on Carnegie Avenue near East 55th Street into 140 apartments. The $50 million project, a collaboration with neighborhood nonprofit MidTown Cleveland Inc., also would include 30,000 square feet of commercial space aimed at tenants focused on workforce development in technology and manufacturing. https://www.crainscleveland.com/real-estate/mixed-income-housing-plan-vacant-warner-swasey-co-complex-cleveland-lands-key-tax Edited May 20, 20205 yr by mrclifton88

May 21, 20205 yr This is the corner of 55th and Euclid., where they demoed that old gas station. Anyone know if something has started here? Or is this a staging area for something.
May 21, 20205 yr I met with Russell Berusch for coffee this past winter but he was very tight-lipped about his plans there. But I've heard from others that the plan is to restore the mixed-use density that used to be there -- housing/offices over retail/restaurant. May 22, 20205 yr My turn (the first of many articles coming on this long holiday weekend!)..... FRIDAY, MAY 22, 2020 Warner & Swasey redevelopment is a Midtown catalyst When Pennrose LLC won a $1 million tax credit allocation this week from the Ohio Housing Finance Agency for the redevelopment of the Warner & Swasey factory, it not only boosted the project's development prospects, it also boosted Midtown's. Warner & Swasey's tool-making manufacturing plant and offices at 5701 Carnegie Ave. were active from 1800 to 1990. The property has sat vacant and rotting away for 30 years under the ownership of the city of Cleveland, which has been seeking a buyer and developer to make a go of the property. May 22, 20205 yr This project in itself is very exciting, for obvious reasons, but I'm also glad there is finally attention being given to E55th and growing it into corridor that can be a strong spine to the surrounding neighborhoods. The east side here is very east west focused, and creates a basic tunnel thru Midtown that allows alot of people to completely ignore or forget about the neighborhoods to the north and south. A strong E55th has the possibility to tie those neighborhoods into the rest of the city's growth. I think we are already starting to see that happen further east with E105th into Glenville, and hopefully south into Fairfax and Kinsman with the OC.

If even half of the speeding traffic through Midtown gets rerouted on the 'Opportunity Corridor' (such a cringe name but I digress) it's got some amazing potential. There's some really, really cool houses and buildings in the area- hidden gems! Imagine if you cut a lane from Chester and put in a continuation of the Midway Cycle Track...dreams. Speaking of MidTown (and it's mentioned in the article) but I hope Dunham is done slowing up the Cleveland Foundation's progress towards their new HQ.

What would be great is to see the Carnegie offramp closed because its a dangerous merge point and any traffic can either go 200 yards to Chester or take the Opportunity Corridor. I would love to see that third of the innerbelt capped and the huge onramp circles given to Cleveland State for dorms. Carnegie and Prospect near e55th remind me a little of Clifton and Edgewater on the Cleveland side of w117th.
