This is from a listing with CBRE for a building at 36th and Euclid. It recently had a mural painted on it that looks like its from 1972.  Also next to the wonderful University Inn that was sold within the last two years but doesn't look any different.  Don't know what the future holds for that.

It would be great for this building to get new life! The mural is super cool, and having an active use here would totally help out the area.

There's a permit application pending with the city for an "alteration" of this property.....

Unfortunately there's not much more detail available yet. This is an old-school, architecturally fascinating, mid-rise apartment building. I wish more of them were built in Cleveland. So I hope the owners will take care of her.

Today the Court of Appeals FINALLY issued its ruling in the Dunham Tavern lawsuit (where a minority of Board members were challenging the sale of Tavern property on Euclid to the Cleveland Foundation for its new headquarters).  To refresh recollections, the trial court had dismiss the lawsuit, basically ruling in favor of the sale, and this decision was appealed more than a year ago.  Also, the appellants did not request a stay or injunction during the course of the appeal and the Tavern and the Foundation went ahead and completed the sale and transfer of the property, even though the appeal was still pending (probably pretty much figuring they had a strong case).

 

Pleased to report the Court of Appeals affirmed the trial court decision.  The appellants can continue to waste their money and everybody's time and appeal to the Ohio Supreme Court, but such a move is a long shot since such an appeal to the SC is discretionary.  I doubt the SC will find this a compelling enough matter to take on.

 

I would speculate that even though the land was transferred last year the Foundation had put its plans on hold awaiting the Court of Appeals' decision.  Hopefully it can now move forward and quickly.  

 

A bigger hope of mine is that the Foundation comes up with a more compelling development than originally proposed.  I know the renderings were only conceptual but they seemed a bit weak, pedestrian and hardly transformative.  

So nice to see some movement with Terdolph Park's development! This really has dragged on far too long.

Their legal objection has been a waste of their money and everyone else’s time and resources from the beginning.

Work is really progressing! A “now leasing” sign is up plus unit lighting, cabinets and other finishes are being installed, while exterior work wraps up.

 

It’s so great to see renovations and investments like this in MidTown!

Do we know if this building is getting a glass curtain?  I’m happy it’s being developed and won’t be the blighted, vacant eye sore it was.. but this appears a lot more gray than what we saw in the render

I don't believe they're allowed to do any serious exterior changes, per the historic tax credits. I agree the renders did look much more glossy, but I suppose that's their purpose.

This isn't apparently about the mansions, but the later stuff. If we lock in the 3-4 story buildings and setbacks and parking---doesn't it make it more difficult to eventually tear that down and build taller, nicer, and street-front buildings?

 

 

We can't read that article, so it's hard to know what is and isn't included.  Most of the 50's buildings in Midtown don't really have setbacks and parking lots wouldn't be given the historic designation, just the buildings.  And I'd hardly be worrying about locking in buildings that are only 3-4 stories- Midtown still has tons of vacant lots, and single story buildings before we worry about replacing multi story stuff.

You can build in historic districts and, as long as you don't seek historic tax credits for the renovation of the Masonic Auditorium, you can attach a shiny new hotel to it. In fact, I believe the auditorium already was renovated.

KJP--thanks for posting the map. Looking at it, it reminds me how much I hate the Applied Industrial Technologies building (Bearings, Inc.) with their suburban campus with setbacks on all four sides.

I LOVE that building. 

Where does midtown end north of Perkins? There are some really great old warehouses on the northside of Perkins and even a couple blocks farther north. Also, does a historic district need to be within one defined neighborhood, or can it overlap with multiple? I can see these warehouses repurposed into some pretty fantastic lofts, especially is historic tax breaks are at play.

A young, growing biotechnology company is expanding its presence again in Cleveland. Abeona Therapeutics LLC is adding to its production facilities by leasing and modifying 12,000 square feet at the MidTown Tech Park Building No. 1, 6700 Euclid Ave.

 

That brings the publicly traded company's (Nasdaq: ABEO) Cleveland presence to 38,000 square feet. It currently has 65 employees in Cleveland -- more than triple the employment the firm had here just three years ago. Abeona is a clinical stage company developing gene therapy and plasma-based therapies for severe and life-threatening rare genetic diseases.

Unless you looked very carefully, you might not even know there was an apartment building there. It's 115 years old and covered with vines and now it needs $123,700 worth of new plumbing! Thankfully the owner, a New York City-based firm, will spend the money......

I've always been fascinated with this building, actually.  It's such a graceful, classic brownstone half hidden- there are several dotted along the Euclid/Prospect corridor.  I was always under the impression that they were condos, but I'm not sure where I got that.  I've never seen a "For Rent" sign out front.

Cleveland Foundation HQ project advances

 

Site plans for the Cleveland Foundation's new headquarters facility in Cleveland's Midtown neighborhood were submitted to the city last week for zoning reviews. The submission was one of the first public signs that the project is moving forward following recent litigation.

 

The plans confirm an earlier concept for the development. They show a three-story, 50,500-square-foot building at the northeast corner of Euclid Avenue and East 66th Street. The first phase of the development site is just under two acres and touch on adjacent properties, including the Dunham Tavern Museum land. But zoning reviews show side or rear setbacks may not be needed.

looks like just an investment -- and hopefully they don't mess too much with the outside because its pretty cool all viney as it is.

 

i see the owner's address is not an office, but what i assume is his very non-descript ny apt building (apts rent for $4-11k), so it doesn't exude anyone with money, but you never know. 

 

maybe its some rock or music related guy because its next to the agora and he will encourage bands to live there or something fun like that?

I thought they hired this firm as a consultant. But the Crain's article linked above says, "Wexford's first building will sit just west of the foundation's future home, on 1.7 acres of vacant property that MidTown Cleveland bought from the city's land bank in April."  

 

Does this mean they are actually building things as well and not just developing a master plan?

 

And Crain's says, "The conceit is that Cleveland needs a central space for collaboration, a place that brings researchers, students, established companies, startups and neighborhood residents together to accomplish more than they'd be able to achieve on their own."

 

Why is this conceit? WTF, Crains?

^ Thank you for posting the definition so I didn't have to. It looks like Crain's does give a crap after all, lol. 

 

Seriously though, there are thousands of words that I'm sure I don't know, but I don't think calling a writer "sloppy" and "not giving a crap" because I don't know the complete definition of a word is fair or accurate. 

^Ha!  I used the Oxford English Dictionary in my post above (https://www.lexico.com/en/definition/conceit). I truly wonder if Crain's REALLY meant "conceit" (and just got lucky that it actually could work)--and that if they really meant "concept" as outlined above, that they didn't just misspell "concept". And if they DID indeed mean "conceit" its a poor choice of terms---why use an obscure definition of a word when the more common use of the same term creates a negative connection when they're pushing for a positive one?

^Well, everyone else seemed to know the definition but you, so I don't think you can claim "poor choice of terms."  Using "conceit" in the context in which Crain's did is not uncommon. 

 

Back to the Innovation District, I think this is a great idea and I hope it moves quickly to fruition.

This sounds like a wonderful idea for the neighborhoods on both sides of Chester and would be a good link for the north side of the road to the developments on the opposite side.
