Hemingway Development and Geis Companies have completed the third building of the MidTown Tech Park campus at 6555 Carnegie Avenue. The $9 million project brings the campus to a total of 242,000 square feet of new office space.

 

"When we arrived in MidTown, we wanted to develop one building a year, and we have exceeded that with the opening of this building,” said Fred Geis, a Hemingway principal, in a press release. "With the growth of the MidTown Tech Park campus, we have been able to create a real community where our tenants can interact and grow their businesses."

 

Radio One, a national urban media company with four radio stations in Northeast Ohio, is one of the first new tenants. Regional Vice President Jeffrey Wilson says the developer's experience and the area's redevelopment attracted the firm.

There is new construction going up between McDonald's and Shell on the south side of Carnegie by 30th. Surely, it is a fast food establishment, but does anyone know anything about what it may actually be?

It's exciting to see the space actually getting filled.

I think this is technically the Central neighborhood, but I also think there is no thread for Central.

 

There is new construction going up between McDonald's and Shell on the south side of Carnegie by 30th. Surely, it is a fast food establishment, but does anyone know anything about what it may actually be?

It's exciting to see the space actually getting filled.

 

Grrr.  More fast food to feed the diabetes tidal wave coming to this country.  It's already happening in poor neighborhoods like this. 

 

But back on topic, it is good to see a structure being built on that spot.

Unfortunately Carnegie is simply a lost cause for it's entirety.

People complained when lower income people were starving in the 20th century, people complain that they're too fat in the 21st...

Hey, these crappy drive through places get built in a month, they can be torn down just as fast. Once the other side of the inner belt fills up more then I will start worrying about this stretch of Carnegie.

Loved the building until that HUGE dirt lot next to it!!!!! The gaps in Midtown are my biggest gripes about this area. It is so disconnected and underdeveloped but yet so much potential because of where the district is situated, it honestly baffles me.

^ that dirt is behind it I believe, so it not AS bad as if it was next to it on Euclid.

Where exactly is this building? Is this the building that had the fire a few years ago?

This might be slightly east of our coverage area in this forum, but since the "Filling In...." forum has been cut off I'm askin' here.... I note that where What was originally Church of the Epiphany was demolished earlier this year, at Euclid and East 86th, some good-hearted soul is creating a sculpture garden, of sorts, comprised of architectural elements that had been part of the church.  Does anyone have information on this?  Are the Clinic's plans to construct a parking lot?  I'd like to praise whoever has come up with the idea of displaying these remnants on site.

Assuming this isn't planned as parking for the center:  In a word:  CERCLA.

 

Whenever you see an undeveloped lot in what looks like a prime location in the city or inner ring, that's usually the reason.  No one wants to buy into potential cleanup liability.

Midtown Cleveland Space Being Absorbed Faster Than Ever!

 

Cleveland's MidTown neighborhood is located just east of the CBD, from E 30th Street to E 79th, bound by Payne to the north and Carnegie to the south. In 2012, 30% of Midtown's vacant class A & B office and flex space was absorbed. The trend of high absorption has continued in 2013. Here are some of the biggest and latest deals to come to the MidTown neighborhood.

 

Talis Clinical-

Talis Clinical, a Cleveland clinic spinoff, is moving to mid-town. The company will be taking 8,560 square feet at 6555 Carnegie Avenue, right next door to MidTown Tech Park. The building is being renovated by the Geis Companies.

 

Mace-

Mace Security International Inc. is moving its corporate headquarters to 4400 Carnegie Avenue, formerly home to Cleveland Granite & Marble. The company will also be moving its pepper spray manufacturing and warehousing facilities into the building. Weston Inc. is currently making major renovations to both the office and industrial sections of the building.

 

Zoller | Brasci-

Zoller | Biacsi, a small law firm specializing in family law, moved into its new building at 3611 Prospect Ave. in MidTown on December 28, 2012. Partners John Zoller and Mary Biacsi bought the building early last year when they were looking to expand. The building received substantial interior renovation with designs from Vocon and construction by Welty. McKnight and Associates, landscape architects, are working on exterior improvements for the law firm.

 

Cromwell Mechanical-

Cromwell Mechanical LLC, moved to 3405 Perkins Ave. The company is a full-service mechanical contractor, primarily serving industrial, institutional and commercial facilities. Cromwell is a Minority Business Enterprise and employs licensed, drug tested plumbers. The company has its own fabrication shop, and brings a willingness to find economical solutions to unique challenges.

 

Cleveland Eye Bank-

The Cleveland Eye Bank provides eye tissue for sight restoring cornea transplants and educates the community about the importance of eye, organ and tissue donation. It begins its 55th year at a new, state-of-the-art facility in the MidTown Health Tech Park, 6700 Euclid Avenue, Suite 101. The MidTown Tech Park facility allows for the company to use the advanced infrastructure to improve eye banking functions, as well as support our current and future research ventures.

Victory Center

Located at 7012 Euclid, the newly labeled 'Victory Center' is undergoing major renovations. The 150,000 square foot building can be ready for tenants as early as September. The developer is marketing the space to lab, medical, and research companies.

In addition to 6555 Carnegie, 7000 Euclid is also being renovated by the Geis Companies. They have already landed tenants such as the Foot & Ankle Clinic and a dialysis center.

While I am glad to see that there is movement on painting the E 55th Street Bridge, I am not real excited about the approved design by Twist Creative. You have to be a big fan of pastel colors to really like it. And Twist Creative must love pastel colors because it's all over their work and their website. I think it's weak and not appropriate for this project. I hope it looks better live and in person.

I don't mind it. I'm just glad they are finally doing something. This has been in the works for 10 years.

An Irish company is seeking to locate a manufacturing plant here, reportedly for biomedical purposes. I don't know the name of the company or where it will locate, but given its purpose the Midtown area is perhaps most likely. And also after reading this pre-recession article about Irish bio-medical companies seeking to locate here. Proxy Biomedical Ltd is already here, at the medical mart........

A company specializing in materials for tissue repair could be first in a pipeline of Irish businesses looking to ply the region's biomedical cluster.

 

On Monday, state officials are scheduled to vote on job-creating tax breaks for Proxy Biomedical Ltd., based in Galway, Ireland.

 

...Proxy Biomedical could be early fruit of a three-year relationship between the Cleveland Clinic and Enterprise Ireland, that government's business development group, said Chris Coburn, executive director of Cleveland Clinic Innovations.

 

...Most of the biggest U.S. pharmaceutical and medical device companies also have longstanding relationships in Ireland. Companies such as Boston Scientific and Medtronic, as well as information technology giants Google and Microsoft, have invested millions of dollars in research, development and manufacturing facilities there.

 

...But for Enterprise Ireland's relationship with the Clinic -- started during the Clinic's 2006 innovation summit in Cleveland -- those companies probably would have located in the biotechnology cluster around Boston, he said

I was wondering about that too. I guess it depends on what they'll be making and if they need a specialty factory for it. And if the Cleveland Clinic is a partner in this, they may want to be close by.

Might be too big.  That plant complex is massive.

 

Midtown makes more sense, especially if the OC is going in.

Wow KJP, that old photo is just great.  Too bad there's not a single building east of the bridge left.  If the buildings that were there up to the 1990's could have just survived another 10 years I think this would be a thriving neighborhood node of historically repurposed and new buildings.  A real loss.

Just losing the station, alone, in 1973 was a great architectural loss. :-(

My company is moving early next year from the Stonebridge development in the Flats (West Bank) to the Midtown Tech Park. Excited about the new building, not so much about the extra 15 minutes drive for this West Sider ...

That is a really nice piece of work, aesthetically.  A little intimidating, but considering what it is that's not entirely a bad thing.  Hopefully the functionality is just as good.

EAST 40TH STREET MIXED-USE DISTRICT

 

This area has the potential to build from the investment surrounding it along the Health-Tech Corridor while capitalizing on underdeveloped areas of land. Through the reutilization of existing surface parking lots, a community anchor can be created at the intersection of East 40th and Euclid Avenue to promote transit-oriented development adjacent to the HealthLine station and new economic development opportunities are formed along Chester Avenue. Integrating a new connection through the block provides access and new frontage opportunities for development, while linking the new Third District Police Station with the heart of MidTown.
