Construction of $100M, 120-store center set for spring

MONROE - Growth along the Interstate 75 commercial corridor between Cincinnati and Dayton gained new momentum Friday with the announcement of a planned spring groundbreaking for the $100 million-plus Cincinnati Premium Outlet.

 

Chelsea Property Group, a unit of Indianapolis-based Simon Property Group, said it will begin construction in the spring on the 400,000-square-foot outlet mall at the southeast corner of I-75 and Ohio 63, following final approval of its site plan by the Monroe Planning Commission.

It's outlets.  It isn't like Jesus is building a PoMo classic 820 footer at Fifth and Race.  And not just outlets...Premium Outlet.

Now I won't have to visit that ugly IKEA.

Don't be dissing my Ikea. Stay away if you like, but Ikea is one of the best things to happen to this region retail wise for quite some time. I will be one to rarely visit the outlets because I don't see the perceived value they are supposed to offer.

 

It just a shame they decide to construct a new outlet center instead of just turning the Mills mall into one. Same company.

I never have understood these outlet malls.   I DON'T travel to any around here but have been to some down south and there is no real appeal to me.   In most cases, prices were the same as what you would find in an urban area mall or strip center.   

 

I wonder if someone could please justify for me why I (or people in general) need to travel 40-50 miles to places like Monroe or Dry Ridge to get something at the same price as they could at Kenwood, Florence, Northgate, Etc.

That chart is just obscene. Americans are to much into their retail and building new retail and vacating the old.

^^Even if they aren't any cheaper, they are percieved as such.

 

There are also some company's that have factory stores at outlets while there merchandise is ususally sold by other retailers or catalog otherwise.

 

But, yeah, who wants to drive out in the middle of nowhere and waste their Saturday with a bunch of cheap people.

Most of the items sold at the outlet malls have defects. Some too small to even see. And you usually get deals like buy 2 get one free or something like that.

Williamsburg, VA (where I currently am) has one of the biggest in the country. Prices are slightly better than in the department stores. The benefit for the companies is that they allow for brands to have their own stores and sell off some of the stuff that didn't sell in the big stores. It is basically like going to Macy's but you pay each brand rather than one store.

I may be wrong, but don't the outlet malls basically carry overstocks and old/outdated merchandise that is being discontinued?

 

Oh wow....I had other posts, and this is showing as the first one I've made here.  Hmmmmm.

Since I wear small and medium shirts it is sometimes very difficult to find those sizes in the regular department stores.  Some stores don't even carry small.  However, there are usually tons of smalls and mediums at these outlets. So, it will be nice to have another option than Jeffersonville.

Someone whose mom works at Off 5th at Cincy Mills said they plan to move here if it gets built. I imagine others will do the same (Guess, Tommy, etc). I think this will be the straw that broke Cincy Mills back.

MONROE — After much anticipation, a groundbreaking ceremony for the Cincinnati Premium Outlets has been scheduled for 9 a.m. on June 25.

 

The developer Roseland, N.J.-based Chelsea Property Group recently closed on the 117-acre site off Ohio 63 just east of Interstate 75 in Warren County, said Monroe City Manager William Brock.

For all the horrible sprawl-iness of this, this is in a better location for an outlet like Off 5th than where Cincy Mills is. It draws from two markets and has a fair amount of available labor.

Yeah I unfortunately agree with dmerkow, outlet malls work best as massive eye sores situated between two cities. Mostly I miss Time-Out...

That was the first question I asked my landlord for the place I'm moving to in Cinci. "Is there a Crate and Barrel in the metro?"

Hey, we don't have anything that rivals the UPSCALENESS of Big Butter Jesus, Hustlers stores, and multiple flea markets all within spitting distance from each other.   

 

Closest thing we got to that would be a church on every corner, a 20 foot Rooster, and Chevelle's Lingerie show on Thurs. nights :wink:

^lol. I'd say the armpit of Cincinnati is Lower Price Hill/Queensgate.  It always smells like shit over there because of the sewer plant!

FYI - The old village of Monroe lies about 5 miles west of I-75.  It's not much of a village, and most of the housing in the area is newer builds (1980s+).

 

The city annaxed all the land between itself and I-75, then started annaxing the east side of the interstate.  Yes, the part around the interstate is all commercial, and not exactly high-end stuff.  All the people live 5 miles away near the village center. 

 

In a way, there are 2 Monroes - Residential Monroe and Commercial Monroe.  They are miles apart. A very unfortunate development that leaves the city residented issolated from much of the activity along the interstate, but the residents of neighboring townships exposed to it.

 

 

^ That is unfortunate.      The one thing that bothers me about this development is the fact that their are to be 9 separate buildings (unless revised since Feb.) and ALL of them are going to be Tilt-up or Precast, (similar to Dell) which is nothing aesthetically to look at.  Most industrial/warehouses are built using this method, but alot of newer construction within the 75 corridor through Butler/Warren are turning to this for commercial. (due to it's cost and speed of construction.)

That got me to thinking... They are building this outlet mall in the middle of a large warehouse district currently under construction.  Does this mean that if the outlet mall fails, the buildings could be converted to warehouse usage overnight? I guess this is flexible construction.

MONROE – Chelsea Property Group this morning formally launched construction on its $100 million Cincinnati Premium Outlets just east of Interstate 75.

 

The 400,000-square-foot center spread over nine buildings will include about 120 outlet stores with upscale brands such as Polo, Ralph Lauren, Crate & Barrel and Calvin Klein, although no leases were announced at this morning’s ground breaking, which included community officials.

I agree, it probably will!    I know some girls who drive to Jeffersonville every other week! (I don't know why.)

 

But, I will still stand by what I said a page or two back. 

This will be nothing special to look at.    Tilt up construction, except maybe the main entrance.  There is nothing wrong with this method of construction.  It serves it's purpose, but they are talking this up as "Upscale" or "Premium"?????????????    LoL!!

^yeah, I agree with you there.  The brands will be premium but the buildings will probably look just like what you posted above...empty warehouses for cheap "premium" brands.

Does anyone really think the Cincinnati Mills Saks off 5th location will still be open once the Monroe location opens?

Not a chance!

Hopefully $7/Gallon gas will kill the outlet malls.  :evil:

nah.  We will just be required to build a stop to Monroe in the regional light rail transit system.

I drove by the are the other day.. I'm amazing that they took so many trees away. It(monroe) does not even look the same.
