Kaufman Gets Initial Approval After More Commission Drama

The ongoing saga of the redevelopment of the former International Brotherhood of Electrical Workers site took another turn yesterday afternoon during a contentious meeting of the Victorian Village Commission.

 

The commission voted three-to-one to approve the height, footprint and massing (or general shape) of the latest design for the project, which is located at 23 W. Second Ave.

 

Officially known as a “concept approval,” the vote gives the developer, Kaufman Development, an indication of the level of support for the project before they proceed with more detailed and costly drawings. In order to receive a Certificate of Appropriateness for the development (which is required in order for it to be built), the developer will need to return to the commission with those detailed drawings for another round of discussion, followed by another vote.

 

Often referred to as a conceptual approval, other historic commissions and design review boards regularly issue them – the normal procedure being that city staff will write a letter outlining what exactly was voted on and what the applicant will need to bring back to the board in order to get final approval.

That clown Decker still tried to block a vote even after a 45 min consultation with a city attorney proved otherwise. Get him out. 

I actually like this design. I still like the original one the most, but I am okay with how this looks. 

Decker seems to have a serious beef with this project and/or contractor and it should be determined if he is letting something personal affect his behavior and then should potentially be removed from anything regarding this project. Again, I go have to other great projects that have received approval in his tenure including conceptual approvals he suddenly wants to challenge the validity of.... something is off beyond the normal push back it seems.

That is amazing infill, is it a small apartment unit?

The only description about that Buttles and Highland infill building at Business First was that is was a "multi family apartment complex".  And it wasn't listed on their Crane Watch development map (usually a comprehensive guide).  It didn't even see it on the development map stickied on the Central Ohio development threads home page(!)

 

Until Pablo provided a photo of this Buttles and Highland infill back in June, I hadn't heard of it either.  I'm sure that the past Victorian Village meeting agendas would show a better description.  But without knowing when it was approved, that's alot of meetings to go through.  If someone who is good at getting info from the city's permitting website wants to find it and post the project info here, that would certainly be welcome.😇

 

Until then, I'm guessing a minimum of three units in the building.  And it really is a great little infill project isn't it?

Thank you, I also don’t remember ever seeing it on anything, so I wasn’t sure. It looks great no matter what it is and is a great project.

I was actually living right by there on the corner of Hubbard and Neil when this started.  I was really surprised when it started and popped out of nowhere.  I didn't even consider it an interesting thing to post here.  I apologize for my failure lol.  There was actually another similar, but smaller(I think just a duplex), infill project going on a few blocks north on Neil as well on another empty bit of land.  That one is probably finished now.  I no longer live right there, though.

The masonry work is much further along than what’s shown in the Business First article.

Victorian Village church built in 1890 at the northeast corner of Neil Avenue and Goodale Street slated to become a wedding/events venue:

A historic church building at a prominent Victorian Village intersection is about to transform into a wedding venue.  Sanctuary on Neil LLC acquired the 18,000-square-foot former Orthodox church at 618 Neil Avenue on Nov. 17.

The historic property, constructed in 1890 and designed by J.W. Yost, will get a "multimillion-dollar" renovation, according to the statement.  OHM Advisors and Shaffer Construction will oversee that process, which will restore and refurbish some of the historic features of the church and modernize its gathering spaces.

 

The Victorian Village Commission recently approved some of the updates.  The property is expected to open in early 2021.

Work Could Start This Summer on IBEW Development

Crews appeared to be putting up a tower crane today for the new 11 story tower going up on Neil Ave (near Goodale).

 

Does anyone have a running count of tower cranes currently up in the city?   I was coming down 315 the other day and I couldn't believe how many were visible starting around Ackerman!

I don't have a count, but I was driving eastbound on West Broad into downtown, and the cranes up all together with Gravity 2.0, the Peninsula and even the Hilton in the distance was an amazing view to the backdrop of the skyline.  I wish I could've gotten a quick picture of it.  I've driven the 315 route too and it's crazy how many cranes are up on both side of the freeway!!

I believe this one will put us at 19? Three on OSU’s west campus, 2 on the academic campus, four on the med campus, 1 at the Danbury senior living on 5th, 2 at CMM’s new campus, 1 at Hilton, 1 at Children’s, 2 at the Peninsula, 1 at Gravity, and 1 at Library Park.

Interesting...  I assumed since the comments above about the church that's literally across the street from this were here, I figured this was the correct thread.

You weren't the only one.  This Thurber Village project was showing up in two threads - Victorian Village and Harrison West/Dennison Place.  Thurber Village is actually located within the Harrison West neighborhood, but because the border between Harrison West and Victorian Village is Neil Avenue, many include Thurber with Victorian Village.

 

So three months ago, we created a new Harrison West: Thurber Village thread for this Thurber Village project (and some previous ones) plus any news about a redevelopment of the Casto shopping center just to the north of Thurber Village:

Another one should be coming soon at Arlington Gateway, which would put us at 20!

Are the 2 still up at CoverMyMeds?  Also, not very "appealing" but there's a giant boom crane (not sure if that's right) at the new jail along 670 near the Hague exit.

I was on Goodale the other day when I saw this, and from there it appeared to be a tower crane going up.  However, I just came down Neil on my way home and they have NOT began putting the tower crane up just yet.  ☹️

The Sanctuary: Victorian Village church transformed into wedding venue and more

An old organ sits within the wall where one might have stood decades ago. There are stained glass windows in the building, which are not original because many were broken, but new ones were installed to honor the original look of the stained glass windows. ... Yarberry said the second phase of renovations on the old church will include transforming the basement into a nightclub or lounge area. The team is soliciting contractor bids for that project now."

Glad to see this. I think just about every good looking church needs to be preserved in some way serving some kind of function, especially since so many have so much historical value. It is just hurtful to me to see good looking church buildings torn down for no good reason at all or because they can't be maintained and have no current use. This is a time when if nothing else the city should step in-this is an investment in each community in which these churches are located and that is part of what "the city" should be about IMO.  This is something worthy of tax $$$'s.

FGP worked with Columbus Recreation & Parks on restoration of the gazebo that will make it accessible to/from both the lawn and pond sides. The gazebo platform will be universally accessible in its design allowing for broad public enjoyment by all.

The Gazebo restoration, additional path lights (6), and water taps for flower beds (one reason they look so good this year) are all part of $400k in UIRF projects that FGP has coordinated with Recreation & Parks.

The water garden and boardwalk in the rendering are ONLY conceptual at this point but are a part of FGP Master Plan for Goodale Park. We'll be pushing that project ahead in the coming years as we look for funding from grants and donors.

“A Kaufman Development project that has been in the works since 2016 in the Short North will break ground this week.

 

Brett Kaufman, founder and CEO of Kaufman Development, said construction will start this week on his second Greenhouse concept. Greenhouse Short North will rise on 1.5 acres at 30 Price Ave., the former International Brotherhood of Electrical Workers headquarters. 

 

The project will include a new seven-story building and an adaptive reuse of the IBEW facility, which will include a leasing office and commercial space. 
 

The new building will include 247,000 square feet, with two levels of parking and five levels of living space above. There will be 158 apartments, including four penthouse apartments and eight townhomes. 

 

It's the second location for Greenhouse, which is also in the works in Franklinton. Greenhouse is inspired by wellbeing, nature and transformation, Kaufman said.

 

Construction on Greenhouse Short North is expected to be completed in spring 2024. Pre-leasing is expected to begin in summer 2023.“

I was just in the area, and it looks like they have started doing some underground utility work. My guess is that it would be the small alleyway displayed in their rendering. It'll be interesting to see how large the building's footprint turns out to be. They only have the parking lot fenced off, but that picture shows it extending further west on Price.

Yeah, that’s true. IIRC, that whole space is vacant, so they may just have the parking lot fenced off for now while they’re preparing to start work. It looks pretty massive from the rendering, for sure! I just wish it were taking the space of that suburban looking strip in front as well lol

The new CU format is nice. Hopefully they step up their game on content again to go with the new facade.

He's definitely had some bizarre moments in the comments sections. I've witnessed him get ratio'd in his own comments sections a few times lol

“The Columbus Development Commission will hear a number of rezoning requests at its meeting on February 10, including a proposal to add two stories above a one-story dental office at 910 Dennison Ave. in Victorian Village.”

 

No renderings were attached. I’m curious who is bringing the proposal, and if the parking lot in front will stay.

I wonder if there are tanks still in the ground that would prevent the parking lot from being developed. This used to be a gas station from the 1930s to the 1950s I believe. Before 670 was built, Dennison extended through to Spring St. so Dennison might have been used as a throughfare.

Looks like there’s a dumpster and a few porta potties on the IBEW site. Work must be ramping up soon.

An idea I had to rebuild/replace Thompson Community Center, Columbus Aquatic Center, and the International School. I thought we had a visionary thread here somewhere, but I couldn't find it.

 

All buildings would be zero setback. The school building currently is ugly from the 70s. The community center seems undersized for being in the most urban area of Columbus. The new aquatic center would be in the basement of the community center. This could have a direct connection to the underground garage. We gain a new park where parks are needed and on a parcel that is severely underused right now. I also threw in a bonus tower for the final city lot on High Street. The underground garage spaces gained do not include the 59 city lot spaces, but the underground garage could expand all the way to that site for some extra spots. We also gain a reconnected 4th Avenue. This wouldn't provide much vehicularly, but it'd be a nice pedestrian connection from Founders Park to the Short North.

The additions to the school are bad, but the original building is from the late 1800s. It was the first North H.S.

Hmm. The auditor's website says built in 1950 and renovated in 1970. Is there any saving the original building? Not just physically, but ADA/modern fire code wise.
