December 21, 201212 yr Developer and investor Stelios Giannopoulos of Giannopoulos Properties just received clearance from the Victorian Village Commission to build on a 0.2-acre site on West Poplar Avenue behind the Cap at Union Station over I-670 on High Street." "Giannopoulos plans a three-story project anchored with commercial office or retail on the ground floor and three apartments on each of the top two floors. He has owned the property, which has served as surface parking for the North High commercial corridor, for 10 years. Giannopoulos said construction could begin next year after the city completes utility work in the area serving his site and developer Pizzuti Cos.’ office building and public parking garage around the corner on North High."[/i] This seems to be moving along, am curious to see what the renderings looked like but no matter it will still be an improvement over the current surface lot. From the 12-12-14 Vic Village Commission meeting minutes: 3. No Address (Vicinity of 15 West Poplar Street) Michael Paplow (Applicant) Giannopoulos Properties (Owner) An application, drawings, and photographs have been submitted. This project has previously undergone conceptual review. Construct new 3-story building on vacant lot; with two (2) levels of residential units over ground floor commercial. Building to have brick façades on west, east, and north elevations. South elevation to have metal panels above brick. North elevation to have aluminum storefront system on ground floor and aluminum clad 1-over-1 windows above; an aluminum storefront system will also be on the south elevation. Additional details include: limestone sills, lintels, and coping. No openings are to be located on the east of west façades.
September 26, 201311 yr Another phase of the Aston Place apartment development being built at Third & Dennison in Victorian Village has broken ground. The aerial rendering below shows the Aston Place development's two current phases: a three-story, 59-unit apartment building currently under construction at the Third & Dennison corner and a 2 1/2-story, 10-unit townhouse building at a mid-block alley. Columbus Underground is reporting that the 10-unit townhouse building will break ground this week. CU also reports at the below link that a second row of townhouses that would face Starr Avenue is still in the planning stages. Columbus Underground: Construction Begins on Aston Row Townhomes in Victorian Village
October 12, 201311 yr A mixed-use development, called Hubbard Park Place, has been proposed for an existing one-acre parking lot at the southeast corner of W. Hubbard Avenue and Park Street in the Short North. Hubbard Park Place was reported as a conceptual project last year by Business First (and posted in this thread here). Now, the project is being presented to the Victorian Village Commission for approval. The Wood Companies and Schiff Capital are partnering on this project. The Hubbard Park Place proposal is a mixed-use development that would feature between 100 and 110 apartments, 10,000 square feet of office space, and a 155-space parking garage. The proposal calls for four-story, brownstone-style townhomes facing Hubbard Avenue and Park Street and a seven-story building that would face North Wall Street (the alley behind High Street). One level of underground parking would extend across most of the site, while a second parking level would be above-grade behind the townhomes and be covered by a courtyard. Columbus Underground has more about this proposal plus a site plan and elevations for it at the below link: Columbus Underground: New Mixed Use Development Proposed in Victorian Village Below, I copied a Google aerial map for the Hubbard Park Place building site. Currently, it is a one-acre parking lot at the southeast corner of W. Hubbard Avenue and Park Street. It is located one block west of High Street, behind the Hubbard Grille restaurant that has the large "Hubbard" neon sign. The Hubbard Park Place site is outlined in red. Across High Street are two other projects of note: (1)The Hubbard Project site (aka The Hub) is outlined in green. The five-story retail & apartment building at Hubbard & High is nearing completion. The 322-space parking garage on E. Hubbard Avenue is completed except for townhouses that line the garage along Hubbard. (2)The Wood Companies and Schiff Capital also partnered on the 7-story Parkside on Pearl apartment project next to Italian Village Park. That project was approved but has not yet begun construction and is outlined in blue.

January 28, 201411 yr Updating the Aston Place apartment development being built at Third & Dennison in Victorian Village - previously updated here. Columbus Underground reported back in November on the pricing for the apartments at http://www.columbusunderground.com/pricing-set-for-aston-place-apartments-bw1.
January 28, 201411 yr Also, construction of the three-story, 59-unit Aston Place apartment building at Third & Dennison is nearing completion on the exterior. CU has a photo of the foundation work at http://www.columbusunderground.com/construction-roundup-november-2013-part-2
February 16, 201411 yr According to the Aston Place facebook page at https://www.facebook.com/AstonPlace - the first residents of the three-story, 59-unit Aston Place apartment building at Third & Dennison began moving in yesterday. The FB page also has 40 photos of the building's interior and exterior as of 2/13/2014 at
February 16, 201411 yr Also, the 10-unit Aston Row townhouse development - next to the 59-unit Aston Place apartment building - has completed its foundation work according to https://www.facebook.com/AstonPlace
February 16, 201411 yr But the best update is for the Hubbard Park Place project - one block west of High Street on a one-acre parking lot at the southeast corner of W. Hubbard Avenue and Park Street. The mixed-use project - that would have at least 100 residential units, 10,000 sq. ft. of office space and 155 structured parking spaces - released some new renderings for the project. An overview of the project, which included an aerial view of the existing conditions was previously posted here in this thread. Below is the Hubbard Park Place update from Columbus Underground and one of the aerial renderings: Columbus Underground: Wood Companies Unveils Hubbard Park Place Renderings

February 28, 201411 yr The first residents of the 59-unit Aston Place apartments have started moving in and the 10-unit Aston Row condos has started vertical construction on a neighboring lot. March 30, 201411 yr A little bigger version of the rendering for Hubbard Park Place - the $25 million, 100-unit apartment, office and retail development proposed to be built on the southeast corner of Park Street and Hubbard Avenue, one block west of High Street - from http://www.dispatch.com/content/stories/business/2014/03/14/apartments-planned-for-victorian-village.html.
April 6, 201411 yr On the Victorian Village side of the Short North, two residential proposals down the street from the 59-unit Aston Place apartments recently opened at the Third & Dennison curve: - The first proposal is a 16-unit addition to one of the historic victorian homes on Third Avenue located east of Aston Place. The proposal would remove a 1960's-era office addition built to the front of the 1890's-era victorian home at 40 W. Third Avenue. A four-story addition to the home is proposed at the back of the property which would have 16 additional rental units and 17 parking spaces. More about this, including renderings of the proposal, at http://www.columbusunderground.com/16-unit-apartment-addition-planned-in-victorian-village - The second proposal is a 101-unit apartment development that is being proposed to be built on a 1.2 acre surface lot at 991 Dennison Avenue located between Second and Third Avenues. This parking lot is located just south of the Specialty Select Hospital Center, which was previously Doctors Hospital. The southern portion of the site would contain a five-story apartment building while a four-story apartment building would sit on the north portion of the site. This proposal is located one block south and across Dennison Avenue from Aston Place. More about this, including renderings of the proposal, at http://www.columbusunderground.com/new-five-story-101-unit-apartment-building-proposed-for-victorian-village
April 7, 201411 yr ^I am excited to see the removal of the 1960's-era office addition at 40-42 West 3rd Avenue, but not yet sold on the new building/addition design. I suspect the local commission will squeeze out something better, however.
June 9, 201411 yr On the Victorian Village side of the Short North, some updates to two proposed residential projects located near the 59-unit Aston Place apartment building that recently opened at the Third & Dennison curve - PREVIOUSLY POSTED HERE IN THIS THREAD: - The first proposal is a 16-unit addition to one of the historic victorian homes on Third Avenue located east of Aston Place. The proposal would remove a 1960's-era office addition built to the front of the 1890's-era victorian home at 42 W. Third Avenue. A four-story addition to the home is proposed at the back of the property which would have 16 additional rental units and 17 parking spaces. More about this, including renderings of the proposal, at http://www.columbusunderground.com/16-unit-apartment-addition-planned-in-victorian-village Update from http://www.columbusunderground.com/changes-made-to-proposal-for-third-avenue-apartments-in-victorian-village-bw1: - The new proposal calls for a four-story, 16-unit, stand-alone building next to the historic single-family home on the 40-42 W. Third Avenue property. The modern one-story addition to 42 W. Third, which previously held offices, would be demolished and the original structure renovated into a single-family residence.
June 9, 201411 yr Here is the update for the second residential project in this part of Victorian Village. This project is proposed for a surface parking lot located one block south of the 59-unit Aston Place apartments that recently opened at the Third & Dennison curve: - The second proposal is a 101-unit apartment development that is being proposed to be built on a 1.2 acre surface lot at 991 Dennison Avenue located between Second and Third Avenues. More about this, including renderings of the proposal, at http://www.columbusunderground.com/new-five-story-101-unit-apartment-building-proposed-for-victorian-village Update from http://www.columbusunderground.com/scaled-back-residential-project-proposed-for-dennison-avenue-bw1: - The original 101-unit proposal attracted many residents with concerns about the scale of the project to the Victorian Village Commission meeting. In response, the developer scaled back the project to 69 units for the 1.2-acre parking lot. The new proposal calls for 53 apartments on the north side of the property and 16 apartments on the southern portion of the site. The total project would have 101 structured parking spaces. - The 53 apartments on the north side of the property would be in a 3.5-story building along Dennison and a 4.5-story building at Dennison & Starr. The top portions of each building would have recessed top floors. Parking for the apartments would be accommodated by a below-grade, first-floor garage. - The 16 apartments on the south side of the property would have 12 units in 2.5-story brownstone-style townhomes plus four units in separate carriage houses. The townhomes and carriage houses would have garages accessed from an interior parking court.
June 9, 201411 yr ^I am disappointed at the reduced density, but still excited to see that lot filled (although I cut thru it all the time).
June 10, 201411 yr ^ I wonder if the developers initially proposed something there with "too much density", so that they could get something with "enough density to be profitable" approved. What I mean by too much density is too much to get approved in this part of Victorian Village. 5-story buildings might get approved along High Street. But not here. That said, this newer proposal might turn out to be more architecturally interesting than the old one. Those initial 5-story buildings were really boxy and bland. This newer proposal has more potential because of the variety of buillding heights (2.5/3.5/4.5-stories) and building types (townhouse and apartment block).
June 10, 201411 yr On that other update to the 40-42 W. Third Avenue project: I really like the changes to this one. The new construction really works much better as a free-standing building next to historic Victorian house instead of an addition to it.
July 31, 201410 yr Not sure if I should put this here, or in the Random Development thread, but I noticed a few weeks ago two houses under construction in Victorian Village where Highland Street meets Second Avenue. From Google Streetview it looks like the site used to contain a single house, but the lot has been vacant for some time.
July 31, 201410 yr Aston update. I really hope the townhomes are successful so they can build that second row facing Starr Avenue can be built. Right now from Starr all you see is the backside of Aston Row.
August 18, 201410 yr Construction has finally commenced on the addition to Leafy Dale at Buttles & Dennison. The non-contributing 1970's apartment building on the site has been demolished. Here's a crummy cell photo:

November 20, 201410 yr The 70-unit project at 991 Dennison has been approved! Dennison Project Approved, Will Break Ground in Spring The Victorian Village Commission on Thursday approved the latest iteration of Borror Properties’ proposal for 991 Denison Avenue. With a final unit count of 70 – which includes a 54-unit apartment building at the corner of Dennison and Starr and 16 for-sale units on the Second Avenue side of the site – the project is now on track for a spring ground-breaking, according Jeff Baur of Borror. The apartment building will be known as The Jerome, while the townhouse portion of the development will be called Truberry on Second. Borror is becoming a major player in and around the Short North

April 13, 201510 yr ^ APPROVED: http://www.columbusunderground.com/second-phase-of-aston-row-townhomes-approved-bw1 Ten new townhome units in four separate buildings at the northeast corner of Dennison and Starr Avenues. Interesting that the phase two townhomes will feature a very traditional "Victorian Village" look as opposed to the contemporary look of the rest of Aston Place. Makes sense with the context of Starr Avenue being historic single-family homes, while the phase one townhomes faced a mid-block alley across from the larger Aston Place apartment building. Three different parts to this Aston Place development that are adding up to some high-quality infill for Victorian Village.
April 16, 201510 yr MODERATOR NOTICE: There is now a separate Victorian Village construction and development thread. Previously these projects were included within the Short North development thread. Below is a map showing the boundaries for Victorian Village. The street that forms the western boundary is Harrison Avenue: NOTE: Please do not include projects that front onto High Street in this thread. Projects that front onto High Street will still be included in the Short North development thread.

April 23, 201510 yr This could go in UO's famous "Another dumb-a$$ list/Ranking of cities" thread, but Victorian Village made the Thrillist '10 Most Beautiful Neighborhoods' list. At least its not a negative list. And it did have a good recent photo of Goodale Park. Link to the full list at http://www.bizjournals.com/columbus/blog/2015/04/one-of-the-10-most-beautiful-neighborhoods-in-the.html 9. Victorian Village, Columbus Thrillist said: Standouts like the Sells Mansion, with its Richardsonian Romanesque styling and intricate, Moorish detail work, add further bursts of character to the neighborhood, while the iconic Goodale Park to the south -- donated in 1851 by the first doctor to live in Columbus -- serves as a lush, green anchor to the entire neighborhood.

April 23, 201510 yr ^^that's really nice. I remember in the late 70's I had a friend who moved into a spacious apartment in Victorian Village and she was considered a "pioneer" for doing so. She had the whole second floor and it had some stained glass windows. I also remember she paid $125.00/mo. for rent. http://www.mainstreetpainesville.org/
April 23, 201510 yr Victorian Village is my favorite neighborhood in Columbus, fwiw. I think the homes and nice mature trees along Neil Ave are beautiful. Definitely where I'd want to live if I lived in C-bus.
