Developer and investor Stelios Giannopoulos of Giannopoulos Properties just received clearance from the Victorian Village Commission to build on a 0.2-acre site on West Poplar Avenue behind the Cap at Union Station over I-670 on High Street."

This seems to be moving along, am curious to see what the renderings looked like but no matter it will still be an improvement over the current surface lot.

Another phase of the Aston Place apartment development being built at Third & Dennison in Victorian Village has broken ground.  The aerial rendering below shows the Aston Place development's two current phases: a three-story, 59-unit apartment building currently under construction at the Third & Dennison corner and a 2 1/2-story, 10-unit townhouse building at a mid-block alley.  Columbus Underground is reporting that the 10-unit townhouse building will break ground this week.  CU also reports at the below link that a second row of townhouses that would face Starr Avenue is still in the planning stages.

A mixed-use development, called Hubbard Park Place, has been proposed for an existing one-acre parking lot at the southeast corner of W. Hubbard Avenue and Park Street in the Short North.  Hubbard Park Place was reported as a conceptual project last year by Business First (and posted in this thread here).  Now, the project is being presented to the Victorian Village Commission for approval.  The Wood Companies and Schiff Capital are partnering on this project.

 

The Hubbard Park Place proposal is a mixed-use development that would feature between 100 and 110 apartments, 10,000 square feet of office space, and a 155-space parking garage.  The proposal calls for four-story, brownstone-style townhomes facing Hubbard Avenue and Park Street and a seven-story building that would face North Wall Street (the alley behind High Street).  One level of underground parking would extend across most of the site, while a second parking level would be above-grade behind the townhomes and be covered by a courtyard.  Columbus Underground has more about this proposal plus a site plan and elevations for it at the below link:

Below, I copied a Google aerial map for the Hubbard Park Place building site.  Currently, it is a one-acre parking lot at the southeast corner of W. Hubbard Avenue and Park Street.  It is located one block west of High Street, behind the Hubbard Grille restaurant that has the large "Hubbard" neon sign.  The Hubbard Park Place site is outlined in red.

 

Across High Street are two other projects of note: (1)The Hubbard Project site (aka The Hub) is outlined in green.  The five-story retail & apartment building at Hubbard & High is nearing completion.  The 322-space parking garage on E. Hubbard Avenue is completed except for townhouses that line the garage along Hubbard.  (2)The Wood Companies and Schiff Capital also partnered on the 7-story Parkside on Pearl apartment project next to Italian Village Park.  That project was approved but has not yet begun construction and is outlined in blue.

I really like the almost castle-like look of part of the buildings.  Wood Companies really tries to match their construction with the neighborhood.

- The first proposal is a 16-unit addition to one of the historic victorian homes on Third Avenue located east of Aston Place.  The proposal would remove a 1960's-era office addition built to the front of the 1890's-era victorian home at 40 W. ^I am excited to see the removal of the 1960's-era office addition at 40-42 West 3rd Avenue, but not yet sold on the new building/addition design. I suspect the local commission will squeeze out something better, however.

- The original 101-unit proposal attracted many residents with concerns about the scale of the project to the Victorian Village Commission meeting.  In response, the developer scaled back the project to 69 units for the 1.2-acre parking lot.  The new proposal calls for 53 apartments on the north side of the property and 16 apartments on the southern portion of the site.  The total project would have 101 structured parking spaces.

 

- The 53 apartments on the north side of the property would be in a 3.5-story building along Dennison and a 4.5-story building at Dennison & Starr.  The top portions of each building would have recessed top floors.  Parking for the apartments would be accommodated by a below-grade, first-floor garage.

 

- The 16 apartments on the south side of the property would have 12 units in 2.5-story brownstone-style townhomes plus four units in separate carriage houses.  The townhomes and carriage houses would have garages accessed from an interior parking court.

^I am disappointed at the reduced density, but still excited to see that lot filled (although I cut thru it all the time).

^ I wonder if the developers initially proposed something there with "too much density", so that they could get something with "enough density to be profitable" approved.  What I mean by too much density is too much to get approved in this part of Victorian Village.  5-story buildings might get approved along High Street.  But not here.

 

That said, this newer proposal might turn out to be more architecturally interesting than the old one.  Those initial 5-story buildings were really boxy and bland.  This newer proposal has more potential because of the variety of buillding heights (2.5/3.5/4.5-stories) and building types (townhouse and apartment block).

On that other update to the 40-42 W. Third Avenue project:  I really like the changes to this one.  The new construction really works much better as a free-standing building next to historic Victorian house instead of an addition to it.

Not sure if I should put this here, or in the Random Development thread, but I noticed a few weeks ago two houses under construction in Victorian Village where Highland Street meets Second Avenue. From Google Streetview it looks like the site used to contain a single house, but the lot has been vacant for some time.

 

 

Aston update. I really hope the townhomes are successful so they can build that second row facing Starr Avenue can be built. Right now from Starr all you see is the backside of Aston Row.

Dennison Project Approved, Will Break Ground in Spring

 

The Victorian Village Commission on Thursday approved the latest iteration of Borror Properties’ proposal for 991 Denison Avenue. With a final unit count of 70 – which includes a 54-unit apartment building at the corner of Dennison and Starr and 16 for-sale units on the Second Avenue side of the site – the project is now on track for a spring ground-breaking, according Jeff Baur of Borror.

 

The apartment building will be known as The Jerome, while the townhouse portion of the development will be called Truberry on Second.

 

Borror is becoming a major player in and around the Short North

So I was driving through VV today and the sign for Aston Row said "Only 2 Units Left." That makes me hopeful the second row will happen soon.

Ten new townhome units in four separate buildings at the northeast corner of Dennison and Starr Avenues.  Interesting that the phase two townhomes will feature a very traditional "Victorian Village" look as opposed to the contemporary look of the rest of Aston Place.  Makes sense with the context of Starr Avenue being historic single-family homes, while the phase one townhomes faced a mid-block alley across from the larger Aston Place apartment building.  Three different parts to this Aston Place development that are adding up to some high-quality infill for Victorian Village.

^^that's really nice. I remember in the late 70's I had a friend who moved into a spacious apartment in Victorian Village and she was considered a "pioneer" for doing so. She had the whole second floor and it had some stained glass windows. I also remember she paid $125.00/mo. for rent.

Victorian Village is my favorite neighborhood in Columbus, fwiw.  I think the homes and nice mature trees along Neil Ave are beautiful.  Definitely where I'd want to live if I lived in C-bus.

Dublin-based Borror Properties will soon begin construction on 54 apartments and 16 condos in Victorian Village.

 

The developer recently paid $1.5 million for a surface parking lot at 991 Dennison Avenue from a real estate affiliate of Select Specialty Hospital, which is located at 1087 Dennison Avenue.
