That house is a real beauty(freed from the hideous mid century attachment) and the new building is not bad at all either. Contemporary but not too jarring in the context really.

Update to the Hubbard Park Place project from a CU article about another Wood Companies project - http://www.columbusunderground.com/the-diplomat-short-north.  Wood Companies President Mark Wood said that construction of the Hubbard Park Place was being pushed back to follow two other High Street projects they are working on to move forward first.

Wood Companies Wrapping Up Work on The Dennison

After two years of construction, work on The Dennison apartment development in Victorian Village is coming to a close.  The original building at 789 Dennison Avenue (formerly known as The Leafy Dale) was renovated into new apartment units last year, while work began on a new addition next door, known as The Sanborn building.

 

The scaffolding at The Sanborn has come down to reveal the completed look of the building, which includes 12 apartment units on the top three levels above two floors of parking (the ground-floor entrance is in the front of the building while a below-grade level is entered from the back) that serves residents of both The Sanborn and the original Leafy Dale building.

Developer pays $3.25M for several parcels off High Street in busy part of the Short North

A Columbus developer has acquired two buildings, a surface parking lot and some vacant land in the Short North, giving it 1.6 acres in one of the region's hottest areas for redevelopment.

 

Kaufman Development paid $3.25 million for the portfolio of properties that includes the 91-year-old International Brotherhood of Electrical Workers offices at 23 W. 2nd Ave., a two-story house next door, plus a parking lot and vacant land stretching south to Price Avenue.

But seriously, this is some really good news.  Hubbard Park Place looks like it will be a great addition to this part of the Short North/Victorian Village.

More construction photos of the Jerome residential project on the former Doctors Hospital parking lot at Dennison Avenue between Second Avenue and Third/Starr Avenue.  It will add 54 apartments and 16 condos on two separate structures on the property - Jerome project renderings.

I am liking that "interior" Victorian Village (meaning, not along Neil or High) is getting numerous developments to fill in the gaps.

Crews were erecting the tower crane for Hubbard Perk Place this morning.

There should also be another crane coming the Short North within the next month as they begin construction on the White Castle development...

A ton of stuff going on, that crane looks enormous in person.  I feel like you can see it from just about anywhere in the neighborhood and 315.  White Castle is officially closed.  Aston II is fully framed out and across the street a majority of the exteriors are finished on the Jerome.  The Brunner(sp?) building next to White Castle should be breaking ground this week.  Also the apartments across from Bodega should be moving skyward this week.

The stretch of High Street in the Short North between First and Starr avenues won’t be recognizable in the next few years.

 

Amid projects underway and others on the drawing board, Kaufman Development is putting forth ambitious plans for a 10-story mixed-use project between West Second and Price avenues, anchored by the 91-year-old former home of the International Brotherhood of Electrical Workers.

WOW.

I see no reason for anything here to be changed. Very thoughtful proposal from Kaufman. Interested to see what Wood Co has planned for the corner strip mall site next door.

Agreed. I honestly don't feel the need for anything in this proposal to change. Love pretty much every thing about this.

That is absolutely stunning, and a great addition to this area. Kudos to Kaufman. Between this, Two Twenty Five, and their Franklinton proposal, they're doing the most interesting buildings in Columbus right now.

I saw this question proposed over on Columbus Underground.  The person asked if the streets could handle that extra traffic and the answer for Price is a resounding NO.  That is one of the most narrow streets in the area and 2nd isn't much better.  Combine that with the cluster/nightmare that is the intersection of Price, High & 1st you get pure chaos.  This needs to be addressed in the approvals for these projects before it gets too out of hand.  We have plenty of areas in need of a construction boost in this city that we don't need to focus all of this large scale development in one area.  Why is this not proposed in "Penn West" or in addition to their recent proposal in Franklinton.  Don't get me wrong I love the design but for a building that is not on High Street(not even direct access to High) or any other main thoroughfare it is WAY too much building. 

I suppose it's since the SN is considered a "slam dunk" whereas some other parts of town are unproven. Then you've got the city wanting to sink a bunch of money into Morse Rd. and Linden while the middle ground such as Pen West gets a few things here and there.

Update on the Kaufmann's project from the previous page that proposed eight townhomes, 65 condos, 35,000 square feet of commercial space, 249 parking spaces and would re-use a portion of the IBEW building at 23 W. According to the above linked Business First report, the Commission very much liked the mostly three-story townhome portion along Price Avenue.  However, they did not like the curtain wall of glass design along Second Avenue.  They did not like the idea of removing the back part of the IBEW building.  And they were skeptical on the proposed 10-story height and overall density of the project.

It's hard to argue with this, that is a lot of people on two streets that can barely handle the traffic that is on them currently.  Also it is not directly on High which I see as a huge issue with the density aspect.  I think what Borror has done on Denison works perfectly to add to the fabric of the neighborhood, this does not.  Height needs to be on High only, maximum 4 stories on interior streets other than what's going on over at the Jeffrey.

Project Update: Hubbard Park Place

 

It’s hard to miss the large building taking shape at the southeast corner of West Hubbard Avenue and Park Street in the Short North. The seven story mixed-use development — dubbed Hubbard Park Place — was first brought to the Victorian Village Commission in late 2013 by the Wood Companies and Schiff Capital Group.

This cut 2 floors off of every proposal business in every part of pre-1950 Columbus is a waste of everyone's time.

They probably already had that 8-story rendering ready to go because of that.
