Clintonville getting Bareburger restaurant plus apartments

Crawford Hoying Development Partners LLC will start on the demolition of a Clintonville medical office building at 4560 N. High St. this week to make way for the market’s second Bareburger restaurant and eight apartments.

 

The $2.7 million project will have four one-bedroom and four two-bedroom apartments.

Unbelievably, another 3-story urban project is on the way for Clintonville.  It's about one block south of the above posted three-story Bareburger-anchored building underway on North High Street and its also being proposed by Crawford Hoying:

Crawford Hoying Development Partners LLC has more on its plate in Clintonville than its Bareburger-anchored redevelopment plans along North High Street.  The Dublin-based developer’s interest in the neighborhood also extends to the shuttered Novak Funeral Home property a block or so to the south at 4476 N. High Street at East Dominion Boulevard.

 

The developer expects to close on the Novak property by the end of August, with plans to demolish it and build a three-story complex with 4,000 square feet of commercial space and eight apartments above.  That's very similar to the firm's plans for the Bareburger-anchored property at 4560 N. High Street.

Some more about the above posted three-story retail/apartment building proposed for 4476 N. High Street.  The closed Novak Funeral Home currently occupies this southeast corner lot at High and Dominion - GOOGLE STREETVIEW LINK.  The funeral home building itself looks good and seems to be circa 1920's - which is pretty old/historic for Clintonville.  However, the building is also set pretty far back from High Street and has a surface parking lot in front of it.  So - decent building with a imperfect site plan.

The twist here, I think is that the current structure is historically relevant, and was included in a list of significant buildings that the new CAC historical buildings committee recently looked at:

I’ve never been inside the structure (a funeral home, so I’m cool with that).  But it’s visually impressive from the outside.  While the developer is quoted as saying this project is similar to the Bareburger development just down the street, I would imagine that, in this instance, tearing down an historical structure in order to build something else on the site will generate a fair amount of attention from the community.

 

Well, it was once depicted as Paul Bearer and the Undertaker’s funeral home on Monday Night Raw (I sh!t you not).  As far as I’m concerned, if that’s not historically significant, than nothing is.

Some backstory about that video:  At around the time this was shot, Mills-James Productions was doing a lot of outsourced TV work for WWE, amongst other clients.  Mills-James’ first office was in the old Beechwold library building nearby to that particular funeral home, so it was only natural that they would use that building as an exterior shot for a funeral home (it also didn’t hurt that WWE was in Columbus near the time that that scene was shot).

Although, this might not be the death of the project.  According to the chairman of the Clintonville Area Commission (at the most recent link above): “I just found out . . . that Northstar has decided not to ask for a vote at the next meeting (on September 3rd). They are still working on a revised plan and I think it involves some underground parking, but I do not know any more details than that."

Heartland Bank putting branch at Clintonville’s Novak Funeral Home site

A full-service Heartland Bank branch will be part of the mixed-use redevelopment of the shuttered Novak Funeral Home site in Clintonville.

 

The Gahanna-based community bank will occupy 1,950 square feet on the ground floor of developer Crawford Hoying Development Partners LLC’s commercial and residential building planned for 4476 N. High St.

this building looks really good-almost like it was an original building that is just getting remodeled. Why can't some of these other projects look like this? This looks like it would fit in well in just about any existing older urban neighborhood.

Renderings released for Dixie Apartments in Clintonville

Vision Development Inc. has unveiled renderings of its Dixie Apartments project in Clintonville, showing a large four-story complex with a mix of design materials and colors.

 

As we reported, the Columbus developer is in contract to purchase a 265,534-square-foot warehouse along Indianola Avenue, with plans to build a 300-unit residential complex, with offices, a restaurant and retail storefront.

The City of Columbus is planning on road diet for Indianola (between E. North Broadway and Morse). Indianola will change from 4 lanes of traffic to 2 lanes with a center left turn lane. Bike lanes will be striped along the curbs. This has caused the typical amount of controversy in Clintonville.

 

I personally welcome the bike lanes - I find it nerve-wracking to cycle on this stretch of Indianola.

Looks like one of the three apartment/extended stay hotel projects in Clintonville is dead. The article below reports the project at Indianola and Cooke will not move forward because of the expense of a sanitary sewer connection.

 

The Dixie site needs to connect to a sewer on Oakland Park, quite a distance south of the project. The Dixie developer is still weighing his options. The Casto project at Graceland doesn't have sewer issues and can move forward at any time.

Bareburger just opened their second Columbus location in the ground floor of a three-story mixed-use building built at 4560 N. High Street.  This building at the corner of N. The Dixie International project is back. It's known as "The Ave." Demolition of the warehouse begins in June and construction starts in the fall. The developer presented the plans to the Clintonville Area Commission but asked for no variances. Synopsis of the presentation is posted here:

Mixed-Use Development in Clintonville Moving Forward

 

A 300-unit apartment development in Clintonville is back on track nearly a year after it was initially proposed. Upper Arlington-based developer Vision Communities is in the process of finalizing drawings and submitting permits for the project, which will replace the former Dixie International warehouse at 3640 Indianola Avenue.

 

The primary holdup was the capacity of the existing sewer line along Indianola, according to Brent Wrightsel, President of Vision Communities.

'Road diet' bringing traffic changes to Indianola in Clintonville

 

The "road diet" project that's repaving, restriping and adding bike lanes to Indianola Avenue in Clintonville is headed toward completion.

 

All work is expected by be done by Aug. 25, according to the Clintonville Area Commission. The project also includes new traffic signs and changes to traffic signals.

What in the world is going on at the northeast corner of E. North Broadway and High streets in Clintonville?

 

A fence recently was put up, and a front-end loader has torn down all but the side and rear walls, leaving shell of what used to be a Pizza Hut, Sky Bank, a Starbucks and Gold 2 Cash exchange over the years.

Clintonville getting traffic-calming medians along farmers' market, Studio 35 blocks

 

Traffic-calming medians with paver stones and plants are to be built in the center turn lanes of blocks housing the Clintonville Farmers' Market and Studio 35 Cinema.

 

Columbus City Council this week approved a $711,600 project for the two medians and four brick crosswalks at busy North High Street intersections in Clintonville.

A surprisingly decent proposal for the Patrick J's site at 2711-2725 N. High Street.  This site spans the Old North neighborhood to the south and the Clintonville neighborhood to the north.

 

According to the linked article below, "The site spans Glen Echo Creek, which flows through a tunnel that passes under the Tim Horton’s parking lot, High Street, and the former White Castle parcel.  The proposed buildings are all situated to the south of that tunnel, while a parking lot serving the project sits to the north.  Because Glen Echo Creek serves as the boundary between the neighborhoods, none of the proposed buildings will need to go before the Clintonville Area Commission."

 

The project does require University District approvals and cleared its first hurdle when the zoning committee of the University Area Commission signed off on the required variances.  The next step is a conceptual review by the University Impact District Review Board (UIDRB) on Thursday:

A marijuana dispensary in Clintonville? Here's a map of proposed Columbus area sites

 

Retail and industrial buildings in Clintonville, the Arena District and downtown Columbus are among proposed sites for medical marijuana dispensaries in Central Ohio, according to data the state released Wednesday.

 

Dispensary licenses will be apportioned by district; there are 69 applicants for the five licenses allotted to Franklin County. Three propose sites in Reynoldsburg and the rest are in the city of Columbus.

Clintonville residents are unhappy again - this time it’s all about "Rain Gardens":

 

Rain gardens are being installed within public rights-of-way across Clintonville - mostly in residential neighborhoods east of High Street, stretching from Glencoe Road to Morse Road.  The City of Columbus is installing them as part of the Blueprint Columbus project.  The rain gardens work to prevent sewer overflows from the combined storm-water/sanitary-sewer lines common in older parts of the city.  The rain gardens work by slowing and filtering rainwater through layers of stone, soil and plants before it joins the combined water/sewer lines.  By delaying some of the rainfall during heavy downpours, it keeps sewer overflows from reaching the Olentangy River.

I could give the flippant answer that Clintonville residents are always unhappy when anybody does anything within their neighborhoods (which isn't far from the truth!).  But it seems that the main objections are the following:

 

1) They are unhappy about losing part of "their front lawn"; which is technically incorrect because the rain gardens are being installed within the public street right-of-way.

2) They don't like the way the rain gardens look.

3) They are concerned about older residents and children falling into the rain gardens.

The City is constructing a planted median on High St. between Orchard and Dunedin. The construction crew unearthed railroad ties from the old streetcar line. These photos are from a Facebook post on the Clintonville Discussion Forum.

Another median is being constructed on Indianola next to Studio 35.

There may be movement on the former Clintonville Electric site. Below is the agenda for Thursday's Clintonville Area Commission meeting. At the bottom is an interesting items under New Business. It's crossed out, but there was to be a presentation for a concept plan for N High and W. North Broadway. The developer, Red Gate Partners, has been active in small retail projects in German Village.

The architect, Mark Ford, was involved in the canceled plans for a 5 story mixed use building.

 

I hope this is more than a one story retail center with an AT&T store and a Great Clips....
