Those people are such a vocal minority in this neighborhood to, they just happen to be the people who own the big ass houses, have been here for years and know all the right people to complain to. And they're probably involved in the Clintonville Area Commission which is apparently like Fort Knox, I couldn't become a part of that if I tried. Most who have moved here in recent years came here for the walkability and it offering urban amenities with a bit more of a suburban feel. Those urban amenities need to be peppered along the entirety of High Street at a minimum with some on Indianola as well.

 

Really hoping the new zoning code gets some good developments in the neighborhood so we can go "see? This is a good thing!". If the big home owners weren't already wealthy we could be convincing them of the massive property value gains they'd receive.

I’ve said in before about clintonville, if developers would just build a historic looking building, it would probably have less pushback. Make it look like it has been there for 100 years. It’s not like they won’t be able to charge higher rent in the area. 

The CAC can't seem to shake their anti-development reputation from 10 years ago. The CAC is generally for development and new housing these days. The Zoning Committee and the Commission have been passing ADU variances regularly. Before the end of last year the Commission was 6-3 for development by my estimation. There may be new people starting this year and I don't know what their thoughts are. If this proposed development follows the Zone-In code and isn't asking for variances, it won't appear before the Commission.

This could be Zone-In's first big chance to shine.

This developer also owns the small one story building with a barber shop and the building with Zen Yoga. I’m hoping those buildings stay untouched by this project. I’m curious if the little drive could also be gone.

I wouldn't worry about it - the majority of the commissioners are pro-development. The Zone-In change would bypass the commission on a lot of stuff anyway.

I think this district is more Central Clintonville and further north than that. Anything south of North Broadway is apparently a different district.

Ah thank you. I looked up district 4 clintonville and it must have just outlined all of clintonville, so I was confused. It does appear that this is mostly north of Broadway, so good development is probably never happening there anyway.

Your link was the first time I learned of this myself! Figured it was one commission for the entire neighborhood.

Yeah, that seems strange to have multiple commissions

9 Districts...for one neighborhood...doesn't seem excessive to you?  Especially how some of those districts are literally only 5 blocks long?

It's easier to get to know your Commissioner - I know the current and last 3 from my district.

Looks like something might be happening in front of the Ave on Indianola. There’s straw wattle (used for erosion control on construction sites) set up around one of the outparcels. As I recall, these were slated to be one or two story buildings with various retail or medical office uses.

There is a large sign up at the main entrance that's sais a preschool  coming soon. Unless it's going on the first floor of the large building, it must be going in that empty lot.

The fact the apartment wasn’t built at the road with ground floor retail is a shame. 

This is what was proposed 7 years ago or so. This had to go through zoning that has since been changed by zone-in. That's why it's labeled a hotel - minimum stay is one year. 🤣 Wonder if the developer will change the building heights along Indianola now that they're allowed to?

Well considering they are building a standalone daycare I doubt the  developer will change much, sadly. I hope I’m wrong and they build some 3 story buildings with retail with apartments above them.

The article mentions it will likely look like the Primerose in Dublin. Two stories with playground attached.

Work has begun on the school / urgent care.
