Uptown Rental Properties, along with its frequent development partner North American Properties, plans to transform Hollister Recreation Area into Hollister Court, a project that includes a four-story apartment building atop a three-story parking garage and five, three-story townhomes. The total development cost for the proposed project is more than $100 million.

 

Dan Schimberg, president of Uptown, said while he can’t really comment on the end use for the property, he said it will primarily be a residential development, with some other uses as requested and warranted by zoning and the neighborhood.

The little 1-story commercial building at 2436 Vine St (formerly Simply 4 U Hair & Nail Salon) has been demolished as part of the sitework for the aforementioned Uptown Rental project:

Didn't know this one was moving ahead already. Think I got this one and the one up the street confused.

Disappointed that it doesn't appear that this project will restore any street wall along Vine.

On top of that, they own the last building along Vine. I really hope they don't decide to tear it down. During the community council meeting they said they don't have a plan for that building. But I don't know that I believe them.

Never believe them. They exist to demo old buildings.

I hope the Deacon project is successful.
Anything to compete with Uptown. Those buildings are street-killers.

It's fair to be skeptical, but Uptown's portfolio does include a lot of older/historic buildings: https://uptownrents.com/university-area/

 

In addition to 2444 Vine, on January 19, 2022, Uptown also acquired 1 E McMicken (the MadFrog) property. I hope (and naively believe) they recognize the opportunity to use those historic buildings at the corner as a crucial connection between UC's campus and the to-be-built new construction.

And most of it is held strategically. They amass enough adjoining parcels to demo for new construction.  The end result is Cincinnati becomes more like Charlotte or Atlanta. I am amazed how much historic stock has been leveled in the last decade.

A little bit of site work on the former Short Market site yesterdayIMG_1155.JPG.5be1e08535b873b8062be002afd9877b.JPG. To me, this looks like prep for the excavation equipment that will be working to set caissons or footers. The Fotofocus Center will be a dynamite addition to the corner of Liberty and Sycamore.

There was a whole article on Cincinnati.com about the Fotofocus project today. It says the official groundbreaking is scheduled for this Friday, April 8.

Oh, so that base is probably for the shoes of the VIP's rather than the tracks of excavators. 😄

I'm just really disappointed in the huge blank facades facing Sycamore and Liberty. 

It looks like about 30' of blank wall on Sycamore while the Liberty side is pretty open and glassy and contains the main entrance. I get what you're saying but windows and openness don't really go hand in hand with film viewing so we're lucky it wasn't a windowless box. FotoFocus to build $6M-plus headquarters, a first for photography nonprofit

 

FotoFocus, the Cincinnati organization dedicated to photography and lens-based art, will soon have its own building. 

 

The nonprofit announced today it plans to build a new arts center, with an estimated cost between $6 million and $7 million.

 

The two-story, 15,000- square-foot FotoFocus Center is slated to open by summer 2024 at the corner of Sycamore and Liberty streets in Mount Auburn. Since its founding in 2010, FotoFocus has relied on local partnerships and venues for its programs.

 

It will be one of the few standalone centers for photography in the Midwest, Mary Ellen Goeke, executive director, told me.

“This is entirely what we've been about for 12 years, creating this conversation built around photography,” she said. “A lot of programming can take place there, built around collaboration with other arts organizations.”

I think Tom Schiff is behind the building and the organization. And, well he should be. For those who have not seen his spectacular panoramic photography, you are in for a treat. Remarkable when the super rich bring some talent along for the ride. Also, he is a very nice man.

Rendering is missing the giant mess of powerlines that will be in front of all that.

Sad but true. I heard that Christ Hospital has some special high voltage lines that run along Liberty and up Sycamore. I don't know enough about transmission line infrastructure to know if that's true or what it means in practical effect, but I was told that was part of the problem/challenge with burying the utility lines on Liberty. 

Honestly nothing looks to be high transmission.  Just a lot of regular stuff.

Yeah, you could be right. Perhaps I got bad info and/or I'm forgetting the details. I vaguely recall that Christ had some kind of "dedicated" supply, which meant that Christ would have to approve any changes to the lines. But again, perhaps I'm mis-remembering.

Do we have good renderings to show what this will look like? I'm assuming that giant garage will be wrapped with units, but just curious (hopeful?)

It went before Planning Commission... so the renderings should be in one of those packets. I'll try to find it.

The topography has a huge drop off so the entrance into the garage from the south (off of Josephine) is more then 30' below the northern entrance from Bigelow. Google Maps has satellite imagery from the fall of 2021, so in 3D mode you can "fly around" the site to get a sense of how the garage is mostly "buried" into the hillside. Site plans start on page 128 (note that these plans are 2+ years old, so I suspect there have been changes since then).

The concrete garage will be exposed facing southeast toward the auto entrance off Josephine/Ringgold but otherwise will be hidden. The apartments come down to the pool deck level as opposed to that rough image above which shows it just as an overbuild. I'm not sure what's been shared publicly so I'm not going to post what I have, but those 3D visuals from civil are not up to date.

Noticed parking today that you can see the new apartments now from the basin. Looks like there’s a few floors to go yet.

Historic Mount Auburn Flatiron Building rehab complete: PHOTOS

The rehabilitation project of the historic Flatiron Building in Mount Auburn is finished.

 

Neyer Holdings Corp. has completed its almost $2 million renovation of the Flatiron Building in Mount Auburn, located at 1833 Sycamore St. The downtown-based real estate development and investment company's project dates to 2018 when it received a $250,000 Ohio Historic Preservation Tax Credit.

 

According to public records, Neyer Holdings officially acquired the building in 2020 from the Hamilton County Land Reutilization Corp., which, along with the city of Cincinnati, performed substantial stabilization work on the building before the Neyer acquired it.

If that flatiron building was allowed to be demolished I would have been furious so I feel the need, to be fair and not only focus on negative outcomes which is so easy to do, to celebrate this renovation. With a $2M price tag for only two apartments and a coffee shop this project doesn't look like a home run financially for Neyer, but is great for preserving the building and providing a much needed community cafe space, so kudos to Neyer on this one.

Worth pointing out that this is Neyer Holdings Co. and not the larger Al. Neyer or even Neyer Properties, so this is more in their wheelhouse. Also, $2mm for the buildout of a retail space and two Class A boutique apartments which could probably lease for $1,500-2,500 a month isn't a huge sum with today's construction environment especially since the city did all the heavy lifting as far as stabilization goes. Great project over all, though.

Stopped by the Flatiron Cafe today with my wife and heard that the top residential floors of this building will be AirB&B’s instead of rental units. Apparently there wasn’t much interest for what they were asking for. 
 

The cafe is a nice addition to our neighborhood!

Several lots on Sycamore hill between Goethe and Dorsey owned by the Wades have been fenced off with temporary construction fence. Not seeing any permit activity - anyone heard what is going on?

I put this thought in Mt Auburn section because it seems several if not all of the news stations take up prime real estate in the area. Is there a possibility to relocate all the news stations to downtown towers and develop the space in Mt Auburn that their monstrosity buildings currently take up? I feel like it would be a win - win.  That is it would increase downtown occupancy/relevancy plus further develop attractive Mt Auburn lots with attractive residential/commercial.  

I think the stations don’t want to be downtown because of ease of access issues for their vehicles, etc. running to a breaking story is easier when they do not have to navigate the parking garages etc.

Lots have been cleared of all trees/brush. Hopefully a nice development coming soon.

I also wish the building were taller, nevertheless it does capture your attention as you catch sight of it now and then walking around OTR, appearing sort of like a castle rampart to deepen the impression being encircled and

hemmed in.

Got some pictures from the Uptown project yesterday. The views from the units and the two rooftop decks are going to be some of the best in the city. Looking west over OTR at sunset is incredible. The back of the building (facing downtown) is mostly white eifs, the front of the building (facing bigelow and my auburn) is brick with some siding. The entrance portal from bigelow is really something as well.

Does anybody know more about what Kingsley's plans are for this area? 

 

Here's what the project description says, but it's not clear what the plans are for the surrounding properties:

The request includes approximately 0.0651 acres of Cumberland Street right-of-way, approximately 0.2523 acres of Burnet Avenue right-of-way, and a City-owned parcel at 2454 Cumberland Street (0.03 acres). The applicant has control of all properties abutting the portions of City-owned right-of-way and property they wish to purchase. The applicant seeks ownership of the subject properties to convert them into a secure, private drive to eliminate issues of crime, dumping, and ongoing maintenance issues. The property was appraised at $97,635, requiring community engagement.

 

They have already redone the properties abutting this small street that runs between them and the hotel on reading rd that they built. Sounds like they want to make them quieter/more marketable without a cut through public street

Mount Auburn residents oppose developer Kingsley + Co.'s street acquisition

 

Mount Auburn residents balked Friday at a plan to vacate and sell a portion of Burnet Avenue to developer Kingsley + Co. near its dual-brand Comfort Suites/Mainstay Suites on Reading Road, citing parking and quality of life concerns.

 

Kingsley wants to acquire more than 0.35 acres of city streets and close them. The purchase would include Burnet Avenue north of Helen Street and part of Cumberland Street. Kingsley representatives said traffic speeds on the street, and there is crime along it. Kingsley owns the property around the city-owned street it wants to close and create a private drive upon, as well as add some green space.

 

“We’ve had a significant amount of dumping going on,” said Daniel Buchenroth with Kingsley. “We’ve had couches dumped there."

 

Residents who own or lease homes in the immediate vicinity said they are well aware of the issues and have dealt with them for years, but said the answer is not to seize a street they and their guests use, including for parking and riding bicycles. Some also said the hotel has had a detrimental effect on their quality of life.

 

Cincinnati Planning Commission shelved the item on Friday, urging the developer and residents to meet. Some planning commissioners suggested there likely is a solution that does not include selling and vacating a city street.
