January 26, 20187 yr At least they destroyed the entire neighborhood with a plan :/ Literally one of my favorite streets in all of Cincinnati was ruined by an overflow parking lot by Christ Hospital >:( I know the one you're talking about!
February 8, 20187 yr According to the Cincinnati Preservation Collective on Facebook, the flatiron building at the top of Sycamore is being stabilized by the city and land bank. https://www.google.com/maps/@39.1179273,-84.5089054,3a,75y,272.83h,94.3t/data=!3m6!1e1!3m4!1sewqgNiSK4UTqwD7bjUzVPw!2e0!7i13312!8i6656
February 8, 20187 yr There's a lift out there now doing work to stabilize and it has an SSRG sign on it.

February 8, 20187 yr ^I had heard of the café in the past. Hard to believe that there was a video store in there, though, I don't ever remember that.
February 8, 20187 yr Based on the historic record that is the movie AIRBORNE the video store (and i think there was even a car repair place next door further west) was in the bottom part that has already collapsed and been cleared.
February 8, 20187 yr The car repair place was still standing (but not open) around 2003. I have a photo of it from back then.

February 14, 20187 yr This lot measures 43x120 and sits in an RMX-zoned area. Unfortunately, because of our draconian zoning, it's only possible to build a traditional single-family home here. You can't subdivide and build two side-by-side homes on 21x120 lots. In Los Angeles or Nashville you could build 4 single-family homes here, 2 in the front and 2 in the back. https://www.sibcycline.com/Listing/CIN/1567711/2312-Burnet-Ave-Mt-Auburn-OH-45219
March 2, 20187 yr New row of homes on Slack St. priced at $499k apiece: https://www.sibcycline.com/Listing/CIN/1569474/548-Slack-St-Mt-Auburn-OH-45202
March 2, 20187 yr For that price, you'd think they would wrap brick around the side of the end units, instead of switching to siding...
April 2, 20187 yr 255 McGregor, a 20+ unit apartment building, was recently purchased and rehabbed by Uptown Properties. It is now being leased out to college students and yuppies. Where are the anti-gentrification warriors?
April 2, 20187 yr 255 McGregor, a 20+ unit apartment building, was recently purchased and rehabbed by Uptown Properties. It is now being leased out to college students and yuppies. Where are the anti-gentrification warriors? I see your point, but these are still pretty affordably priced, and it's not at though the renovation went super luxurious: http://www.uptownrents.com/properties/255-mcgregor-255-mcgregor-ave/
April 2, 20187 yr They're going to be able to jack the rents when Mt. Auburn gets trendy in about 2 years, thanks to the big complex going in on Wellington.
April 3, 20187 yr They're going to be able to jack the rents when Mt. Auburn gets trendy in about 2 years, thanks to the big complex going in on Wellington. Yeah, true... though I suspect it's going to take a while for the properties along McGregor to see much change in property values. It's on a steep hill, has fast traffic, doesn't have great views, and the surrounding properties don't have much in the way of architectural charm. That section of Mt Auburn has a mishmash of large mansions that need a lot of work, small single-families, historic multi-families and 60s-era multi-families. Overall, the neighborhood has been so chopped up and neglected, it's going to take a significant amount of investment to get all of the neglected properties fixed up and create a cohesive neighborhood.
May 4, 20187 yr Latest HCB packet shows a proposed renovation of 2415 Maplewood Ave: https://www.cincinnati-oh.gov/buildings/historic-conservation/historic-conservation-board/april-23-2018-staff-report-and-attachments/ Proposal is to renovate the building into 14 apartments. This is a beautiful building and will be great if it does indeed get renovated as proposed.
May 4, 20187 yr Great news. Similar to the building on Elberon in Price Hill that was renovated about five years ago.

May 21, 20187 yr 10 single-family homes coming to Loth St.: https://www.bizjournals.com/cincinnati/news/2018/05/21/new-single-family-homes-coming-to-mount-auburn.html
May 21, 20187 yr ^I am impressed/surprised to see that kind of speculative investment in Loth St. Here's a photo of the construction site, showing the insulated concrete forms: Speaking of that area, the brick facade of 2315 Vine St was completely rebuilt over the last few weeks, which is not a cheap repair:
May 21, 20187 yr ^Is that the building that was hit by the car 6 weeks ago? If so, insurance might have covered that work.
May 21, 20187 yr ^ We should hire folks to drive around OTR/Mt Auburn in beaters and run into select vacant buildings.
June 18, 20186 yr Tonight's neighborhood meeting agenda has a presentation on a hotel at Reading and Kinsey where the old brick buildings were recently demo'd by Kingsley Development. Interesting location choice.
June 19, 20186 yr Don't know if this was brought up or not, but here are some renderings for the Wellington Project (which I haven't seen before at least) https://www.apartments.com/one41-wellington-cincinnati-oh/bxp0dlc/ Apologizes if old.
June 19, 20186 yr I’m guessing these apartments are being marketed towards the young professionals/medical professionals in the area? The rent prices are quite expensive and doubt many college students can afford these units.
June 19, 20186 yr So is this where that Hannaford building was torn down? Yes. “All truly great thoughts are conceived while walking.” -Friedrich Nietzsche
June 19, 20186 yr These units are quite large, but still, those prices are ridiculous. I know a guy who bought a 2-bedroom house two years ago on Helen St. for $30,000.
July 5, 20186 yr Planning Commission is recommending approval of a subdivision the vacant plot at 314 Milton, which will allow two separate plots, one fronting Boal and one fronting Milton. It's a sign that there's still unmet demand for buildable plots with views. http://wedge3.hcauditor.org/view/re/0860002017500/2017/aerial_imagery_full https://www.cincinnati-oh.gov/planning/about-city-planning/city-planning-commission/jul-6-2018-packet/
July 18, 20186 yr Latest planning commission packet shows that the City is swapping some land with GCRA, and the City plans to put 2321 Reading Rd out to RFP for redevelopment as residential or mixed use. August 7, 20186 yr The West end of One 41 Wellington will have some pretty nice views of the downtown valley. One 41 Wellington 8-5-18 by Chad McCann, on Flickr One 41 Wellington (2) 8-5-18 by Chad McCann, on Flickr
August 7, 20186 yr Thank you for the photos! As someone who no longer lives in the region, I appreciate posts like this. That being said, yikes.
August 7, 20186 yr Totally ridiculous that they tore down historic buildings for this when the Glencoe hole is right next door with nothing in the way.
August 14, 20186 yr Next to the "Wellington Place" apartments, Inwood Park is getting some improvements. A big gazebo is being constructed and a new concrete pathway has been installed around the field (presumably to replace the crumbling asphalt path). I hope Uptown Rents is pitching in (above paying property taxes) for these improvements, since this "public" park is essentially serving as a free amenity for their apartments. I hope that Inwood becomes a park that draws people from all the surrounding areas, but I worry Uptown Rents will try to make it feel like an exclusive perk for their residents.
August 14, 20186 yr I don't know the specific details but I would place a large bet that (1) Uptown Properties is not paying for any of the park renovations, and (2) they received or will receive a tax abatement for this development and will not even pay their full share of property taxes.

August 15, 20186 yr Biking around last week and got a shot of these new townhouses on Slack St. Looks like all that was there previously was this bungalow: https://tinyurl.com/y73k8caf
August 15, 20186 yr They tore down a few nice buildings on the other side of the block facing Ringgold
August 15, 20186 yr I knew about those demolitions but wasn't sure if they were building additional homes fronting Ringgold. Or were they torn down just to create backyards/garages for these?
October 10, 20186 yr Mann spars with fellow Democrats over Mount Auburn hotel A majority of Cincinnati City Council members want the city administration to award certain incentives to developer Kingsley + Co. to develop a hotel in Mount Auburn, saying that the company has pledged to build a “catalytic” project that will pay its workers at least $15 per hour. Council’s budget committee passed and the full body could consider Wednesday passing a motion to support giving Kingsley, a company headed by former Cincinnati Bengal Chinedum Ndukwe, a 15-year 60 percent property tax abatement for the Reading Road hotel. Council members Tamaya Dennard and Greg Landsman introduced the resolution. October 10, 20186 yr ^Likely on the site of all that stuff that was recently torn down around Helen St.
October 28, 20186 yr Virtual reality helping Mount Auburn apartments fill up Uptown Rental Properties LLC’s latest apartment complex, One41 Wellington in Mount Auburn, is filling quickly thanks in part to virtual reality. The $45 million Mount Auburn project will not be fully completed until March 2019, but the first residents started moving in this August. The development is split into four buildings, with the first building already nearly full and leasing starting on the second building. October 28, 20186 yr ^I have to wonder if they plan to develop the surface parking lot between the new complex and the recently renovated 2301 Auburn. They have 200x100 of frontage to work with.

December 5, 20186 yr Former Bengal building $14 million dual-branded hotel in Mount Auburn Kingsley + Co., the commercial real estate company founded by former Cincinnati Bengals safety Chinedum Ndukwe, has started construction on a $14 million hotel in Mount Auburn. Kingsley is developing a dual-branded Comfort Suites and Mainstay Hotel at 2347 Reading Road. The new hotel will have 113 rooms between the limited service and extended stay brands from Choice Hotel International Inc. Ndukwe, founder of Kingsley, said he has long been a fan of Choice Hotel. “I still remember visiting my brother in college with our whole family in South Bend, we’d pile up in one room. It was perfect because we could afford it, it was always clean and it had a hot breakfast,” Ndukwe said.
