Hey everyone - just seeking some advice. 

 

I'm moving up in the world to downtown (from Little Italy) and found a unit in the Bradley Building that I really like.  I searched through the rest of the relocation threads, but couldn't find any feedback on this particular building.  Does anyone have any good or bad to say from personal or indirect experience?  Noise within the building (I'm on the side that is up against the Cloak Factory)?  Management, et cetera?  Thanks.

 

Mods, if this is too specific of a thread that you don't want, that's fine too - I just thought some words of wisdom from UOers would be nice before I sign on the dotted line.

Nope, this is perfectly fine as far as subject matter. I've never heard anything about the Bradley Building but I did stop in during a Warehouse District tour. The finishes seemed pretty nice and the unit I toured was also on the Cloak Factory side - it seemed pretty quiet. Good luck and keep us posted! And oh what the heck, it's one of my favorites, here's a photo of it:

this building is very nice. 

 

i've been in the building numerous times in both the apartments and the commercial spaces.  i don't think the apartments are very loud (some of the commercial spaces directly over blind pig can be loud at night, but, most of the commercial space is empty at that time).  i guess it depends on who your neighbors are though, as the floors are all wood. 

 

the building management seemed pretty competent and responsive, and even made suggested improvements to apartments before moving in.  the parking is also pretty convenient in the same deck as the pinnacle/cloak on lakeside.

 

just think you can walk up to Joe C. to complain!

I dated a guy who lived in the Hat Factory about 5 years ago and I found it extremely loud at night, esp. when the bars emptied out - honking horns, screeching tires, screaming drunks, police sirens, you name it.  Maybe it's not so bad if you're on an upper floor, but every night of the week it was like a W. 6th frat party at 2:30 am.

I have heard similar stories on w.6th. My guess this could be one factor of why there are more rental units than converted condos.

it really depends on exactly where you live. 

 

if you are on top of a bar, it can be loud.

if your windows face w.6 (specifically, the bedroom window), it can be loud.

if you have old windows (which many buildings do), you have to use some clear caulk or something and seal the air gaps around the wood frames.  this can make a huge difference in sound, for only a couple of dollars.

 

but, i think that w.6 is also somewhat calmer than it was a few years ago, although the club/bar/restaurant mix is also different.

 

i live in this area and have rarely heard anything, save for a few friday or saturday nights after or before a big game or event. 

how much is the parking there?

 

don't know specifically.  the garage is pretty crazy with the 701 lakeside garage llc (or something similar) owning the garage portion subject to a TON of easements and long term leases.

- RTA has the entire basement level and some of the first level

- hat factory/hoyt block has first floor space

- bradley building / cloak factory have long term leases on 2d floor

- pinnacle building has floor 3 through wherever the garage stops.

 

i know people in the pinnacle trying to rent an extra space for $150, but i think the bradley building offers parking for $120 a month on the 2d floor.

to echo urbanlife's comments, if you are on the back end of any of the buildings, street noise is seemingly never an issue.

Congrats!!!  It's nice to see you young'uns planting roots!

^^ They got a choice between multiple applications!? It's sort of interesting how different the rental market is downtown compared to places like Lakewood and Cleveland Heights, which are also nice for renting.

Good point. If they're taking applications for downtown rentals, and have more applications than housing units, then it's pretty obvious we need some new construction!!

From my experience of shopping around downtown (I looked at ALMOST all locations), there definitely appears to be a demand for more one bedroom units.

 

There are many two+ bedroom units available in almost all locations, but the one bedrooms are more limited - especially in the nicer places.  Something that made me feel really good about myself getting chosen and the Cleveland market.

Studios and One bedrooms would be a hit in the downtown market - well in Cleveland all together.  It would also be a way for younger single first time buyers to enter the market.
