Hospital plans 11-story tower for cardiac care

DAYTON — Miami Valley Hospital will begin construction in May on an 11-story, $135 million tower for cardiac care, its president announced Thursday morning.

 

"This project represents a transformational enhancement of Miami Valley Hospital," said Mary Boosalis, president and CEO. "Today's announcement is not just about new construction. It's also about a new vision for the hospital — a more inviting, attractive campus and facilities for patients, physicians, family and staff, and a campus that is more open and green and environmentally friendly."

Hospitals are great for a steady stream of construction projects/expansions and midrises.

No, it will be going up north of Wyoming, east of the Shaw Emergency Room.  Currently they are in the process of tearing down the old red brick building (one of the two buildings of the complex that I actually like the looks of--the other being that old house).  The construction of the new tower may somehow impact the Dominic's property, but the tower isn't actually going there.  MVH has been known to buy nearby property to tear down the buildings to construct surface lots (Roger's Pontiac on Main, funeral home on the corner of Apple and Main, and the property on the corner of Apple and Warren), so who knows.

I'm not sure if I like the partial closing of Apple Street. It seems that is the easiest way to get into the hospital. Just go down Apple, park in the garage, walk the walkway and you're there.

I just saw that the cranes went up the other day. . .so I did a little digging and found that MVH has a webcam where you can watch them building their 11 story building. PS...make sure you hit the time lapse button at the top, it's kinda neat

MVH aims for 'green' with new heart tower

Nikki Burns, director of the Heart Tower Project for Miami Valley Hospital, said the hospital aims to seek LEED certification.

 

When Miami Valley Hospital opens its $135 million heart tower in 2010, hospital officials hope the building will be the first area hospital to receive LEED certification for its environmentally-friendly building.

DAYTON — For Mary Gaytko it was a no-brainer.

 

Gaytko, a nurse with Miami Valley Hospital, owns the first of what developers hope will be more than a dozen energy-efficient, environmentally friendly homes in the Fairgrounds neighborhood. Litehouse Development Group LLC, as well as officials from the city of Dayton and the hospital gathered Friday, Jan. 22 for a ribbon cutting at Gaytko’s Frank Street home.

 

Gaytko said she moved into the house in late December. With down payment assistance from her employer, a federal tax credit for homebuyers, long-term savings on energy costs and the proximity to her job made it the best option for her.

 

Plans call for Litehouse to build 14 single-family and town homes on sites scattered throughout the Fairgrounds neighborhood, officials said.

Fuyao chairman eyes massive redevelopment of Montgomery County Fairgrounds site

The chairman of Fuyao is said to be interested in redeveloping the Montgomery County Fairgrounds into a mixed-use development, according to multiple sources familiar with the situation.

 

Miller-Valentine Group, which has been pursuing the redevelopment, is expected to formally drop its pursuit of the Midtown development project in the coming days as its option on the land expires this weekend.

Miller-Valentine option to buy fairgrounds expires

 

Miller-Valentine Group's option to develop the Montgomery County Fairgrounds has expired, and while there seems to be a general faith that the land will be developed, few details were available Tuesday on where the property is headed or how soon a new deal may take shape.

As the Dayton Business Journal reported last week, Dewang Cao — the chairman of Fuyao Group, the Chinese company behind the giant auto glass factory in Moraine — is said to be interested in stepping in personally to redevelop the Montgomery County Fairgrounds into a mixed-use development. His interest in developing the site could lead to a mixed-used development that could be worth as much as several hundred million dollars in total investment, according to sources familiar with the effort.

Miller-Valentine still pursuing fairgrounds project

 

Miller-Valentine Group is still interested in potentially redeveloping the Montgomery County Fairgrounds site, despite its option on the land expiring.

 

The company previously had the exclusive option on buying the land from the Montgomery County Agricultural Society and developing the property into a multi-use center with offices, retail and residential space. The option, however, expired on Jan. 31, opening up the land to other interested developers.

Montgomery County Fair Board to negotiate with new developer

 

The Montgomery County Fair Board unanimously voted Tuesday night to negotiate with an "undisclosed third party" interested in buying the fairgrounds.

 

Miller-Valentine Group had previously proposed developing a mixed-use project at the fairgrounds with office, retail and residential space, but the real estate group's formal option to buy the land ran out Jan. 31, opening up the property to other interested developers.

Montgomery County is pushing to find a developer for the fairgrounds.

 

The County Commission opted Tuesday to seek proposals for the sale and redevelopment of the 37-acre Montgomery County fairgrounds, seen as a major target in the revitalization of downtown overall.

Public comments voiced over fairgrounds redevelopment

Members of the public and local business community shared questions and concerns Monday evening with four developers who are each bidding to redevelop the Montgomery County Fairgrounds into a mixed residential and commercial area.

 

About 50 people came out for the public input meeting at Goodwill Easter Seals Miami Valley's office near downtown Dayton. The meeting is part of the bidding process being held by Montgomery County, the city of Dayton and the fair board, seeking the best proposal to buy and redevelop the land.

Final proposals to redevelop the Montgomery County Fairgrounds are due today.

 

The city of Dayton, fair board and Montgomery County are seeking proposals with a minimum $15 million bid to buy the site and redevelop it, with prospective buyers considering different types of mixed-use projects.

Can we please get a grocery store as part of this so that I can stop doing all my shopping in Beavercreek? I really would like to see an "original design for Oakley Station" type project here, or heck just a bunch of new student housing in an expanded street grid, but I really hope that Dayton will be proactive enough to avoid a "current Oakley Station" situation here.

Fairgrounds developer to be announced tomorrow

 

The firm that will buy and redevelop the Montgomery County Fairgrounds will be announced tomorrow.

 

Dayton-based Miller-Valentine Group and Terre Haute, Ind.-based Thompson Thrift are the two developers that submitted proposals and Montgomery County is expected to send out an announcement tomorrow afternoon on the selected developer.

Neither of the two proposals submitted to redevelop the Montgomery County Fairgrounds were selected, according to a press release from Montgomery County.

 

Dayton-based Miller-Valentine Group and Terre Haute, Ind.-based Thompson Thrift were both competing to buy and redevelop the 37-acre fairgrounds site, which could reshape the Main Street corridor just south of downtown. Officials from both development companies could not be immediately reached for comment.

Two major entities interested in buying Fairgrounds

 

Two of the biggest economic drivers in the Dayton region are interested in jointly buying the fairgrounds.

 

Montgomery County Administrator Joe Tuss met with officials from the city, Premier Health and the University of Dayton today about the 37-acre fairgrounds site just south of downtown, he said. Sources familiar with the situation tell the Dayton Business Journal the two entities are interested in jointly buying the land, but that a deal is not in place. Tuss also said that no deal is in place at this time.

UD, Premier agree to Montgomery County Fairgrounds deal

 

Two of the largest entities in the Dayton region have agreed to a deal to redevelop the Montgomery County Fairgrounds.

 

Officials from Premier Health and University of Dayton said they intend to purchase the Montgomery County Fairgrounds for $15 million and that a final purchase agreement should be completed by mid-January. The news came at a press conference at the fairgrounds Monday afternoon with officials from the city of Dayton, Montgomery County and the Montgomery County Agricultural Society.

UD, Premier finalize Fairgrounds purchase

 

University of Dayton and Premier Health have finalized their purchase agreement for the Montgomery County Fairgrounds.

 

Montgomery County announced the completion of the purchase agreement Tuesday, with the two entities paying $15 million for the 38-acre parcel of land, which they say they will jointly redevelop. The agreement was signed after a market analysis and community input, with the closing on the land expected to take place this spring.

My contact at UD says that there are supposedly "big plans" for the fairgrounds but didn't go into any specifics. Hopefully more info will start coming out soon. I don't want to see this huge parcel of land squandered, but given the shape of everything else around Main and Stewart right now, I'm trying to not get my hopes up.

County grants funds for fairgrounds redevelopment

 

Montgomery County is putting $200,000 to support redevelopment of the Montgomery County Fairgrounds.

 

County commissioners moved Tuesday to provide $200,000 to the Dayton/Montgomery County Port Authority as part of efforts to support the Montgomery County Fair Board in relocating to a new site. Through the Port Authority, the county could help continue to play a role in the relocation of the county fair as its long-time home is primed for renewal.

UD, Premier prepare for closing on Fairgrounds land

 

The University of Dayton and Premier Health are preparing to close on the 38-acre Montgomery County Fairgrounds site near downtown, and plan to start seeking input on what to do with the land.

 

The groups have formed a joint venture, Fairground Redevelopment Ltd., which will close on the $15 million sale April 14, they said in a release. That entity will take possession of the property in October after the final Montgomery County Fair and the Dayton Horse Show take place on the South Main Street land over the summer.

Fairgrounds redevelopment: Columbus firm picked by UD/Premier

 

Premier Health and University of Dayton have picked a Columbus firm to plan the redevelopment of the former home of the Montgomery County fairgrounds.

The university and Dayton-based health system have been planning to jointly redevelop the 38-acre site on South Main Street and have named Columbus-based Planning NEXT as the master planner for the site.

Firm selected to develop plan for former fairgrounds site

 

Premier Health and the University of Dayton have selected an Ohio-based planning firm to develop a "community-minded vision" for the former home of the Montgomery County Fairgrounds.

 

A master plan for the 38-acre fairgrounds site on South Main Street is under the direction of planning NEXT, a community planning firm out of Columbus. The plan is operating under the name "Fairgrounds to Future: Transforming for Tomorrow."

 

It's still unclear how the property will be developed, but the site is considered prime real estate near downtown Dayton. Developers for years have proposed retail, residential, medical office and other uses for the site to complement a larger push for urban living in the core of downtown.

Former Fairgrounds site eyed as a high-tech, mixed-use neighborhood

The University of Dayton and Premier Health have sketched out a preliminary vision for the former Montgomery County fairgrounds for a new kind of neighborhood that builds on Dayton’s history of innovation and entrepreneurship and can propel the region’s next wave of jobs and opportunity.

 

The project would feature:

 

1. Mixed-income housing;

2. Streets in a grid pattern;

3. High quality public spaces such as plazas and green space;

4. Retention of the Roundhouse as a focal point;

5. Active sidewalks and places for people;

6. Institutional and office uses;

7. Retail aimed at serving the neighborhood; and

8. Creative urban agriculture.

 

That’s the preliminary shape of a vision for the 38-acre site on South Main St. shared with community members at the fairgrounds on Jan. 25 by planning NEXT, the urban design firm working to develop a master plan for the area.

Redevelopment of the former Montgomery County Fairgrounds site has entered a new phase.

 

The property’s owners, Premier Health and the University of Dayton, have started reaching out to potential funding sources and are creating the governance structure needed for day-to-day oversight as the project unfolds. In addition, selective demolition of structures may occur during the second half of 2018, though it will not include the historic roundhouse that is located on the 38-acre property.

New name, updated plans unveiled for fairgrounds redevelopment

The former Montgomery County Fairgrounds is taking a new name as redevelopment continues on the 38-acre site, which is being transformed into a high-tech, mixed-use neighborhood.

 

Premier Health and the University of Dayton, which own the property on the corner of Main and Stewart streets, announced Tuesday the area will be renamed to "onMain: Dayton's Imagination District."

 

Officials say the rebranding provides a new vision for the site as a place where Dayton's history of innovation "takes off into the future."

 

“The name represents the best of Dayton’s future as well as its history of innovation,” said UD President Eric Spina. “It will be a platform to attract businesses and entrepreneurs to bring jobs and opportunities to the area as well as a sustainable and inclusive living environment with an emphasis on wellness.”

Like I've said before, I'll be pleased if UD and Premier can even only pull off redoing the roundhouse. Everything else is icing on the cake for me at this time.

Search on for CEO to lead fairgrounds redevelopment

 

Premier Health and the University of Dayton are taking steps early this year to position the former Montgomery County Fairgrounds for redevelopment.

 

A new nonprofit corporation, onMain Inc., is being formed by the two anchor institutions, which purchased the 38-acre site at South Main and Stewart streets in 2017. The new corporation will guide development and oversee day-to-day management of the property. onMain’s inaugural board of directors recently held its first meeting.

A CEO has been named for the transformative, decade-long initiative to redevelop the former Montgomery County fairgrounds into what has been dubbed Dayton's "Imagination District."

 

Buddy LaChance is the new CEO of onMain, a joint venture of Premier Health and University of Dayton, effective May 6. His latest role has been as system vice president for real estate with Premier Health.

 

The redevelopment of 38 acres in the area of South Main and Stewart streets will turn the city's southern corridor into a high-tech, mixed-use neighborhood with housing, retail, office and green space.

A community workshop will be held later this month to discuss the redevelopment of the former Montgomery County fairgrounds site.

 

OnMain, a joint venture between Premier Health and the University of Dayton, will host the workshop from 6 to 8 p.m. June 27 at Daniel J. Curran Place, located on UD's campus at 1700 S. Patterson Blvd., Room N1650. The event is open to the public, and attendees will receive an update on the progress of the redevelopment efforts over the last year and provide input for site design and engineering work, according to a news release.

 

“We’re excited to share with the community how the project has been evolving since the onMain vision document was released in October,” OnMain CEO Buddy LaChance said. “We believe this will be a transformational development in the Dayton area and will represent the best of Dayton as a city of innovation, entrepreneurialism, creativity, sustainability and inclusiveness."

I thought that was the corner of Main and Stewart for a second and was about to get really upset. I don't mind the greenspace being a little further up Main, though.

It's looking good!

That second rendering is odd though... it appears they tried to make the rendering be from the north looking southwest onto the roundhouse but instead made it a mirror image (Main St. should be to the left of the roundhouse if looking at it from the southwest unless they really meant to show Patterson Blvd?) with downtown superimposed into northern Oakwood.

Very strange.

 

EDIT - on a second look it could be possible they were going for looking northwest onto the roundhouse from the south, and the side street we see running to the left is a TBD cross street per their design. (it would roughly line up with Wyoming Street). After looking at the first rendering more too I'm thinking this is actually the case... and there would be an anchor building at the northeast corner of the development.

Attendees voiced opinions, concerns regarding massive Dayton project

 

Members of the Dayton community recently gathered to discuss the onMain project, which will revitalize the former fairgrounds location, across from Miami Valley Hospital.

 

Within its first two years of operation, onMain is expected to create up to 250 jobs, which could expand to more than 1,000 as opportunities for research and development, technology, health care, education and more are realized.

 

The community workshop was held June 27 in the Meyer Room of Daniel J. Curran Place. The event started with a brief welcome from onMain CEO Buddy LaChance.

 

“We want to make sure as we lead this effort, we’re listening to the community,” LaChance said.

Vacant site near fairgrounds redevelopment could become home to new arts center

One of the largest universities in Dayton is looking to bring new life to a vacant site near the former Montgomery County Fairgrounds.

 

The University of Dayton is in the early stages of a proposal to construct an arts center at the corner of South Main and East Stewart streets. UD is asking the city to approve an amendment to its general development plan that would allow the university to designate the land as a preferred site for the facility.

 

UD hopes the facility will provide "first-rate performance, gallery and media production space," the university said in a statement. Documents filed with the Dayton City Plan Board indicate that the center may contain a concert hall, experimental theater, TV and broadcast studios, galleries, an audio production lab and space for UD's independent student newspaper, Flyer News.

Public hearing set for one of Dayton's largest redevelopment projects

The city of Dayton is seeking public approval for one of its largest projects.

 

A public hearing for the onMain project — a massive effort to redevelop more than 37 acres of former Montgomery County Fairgrounds land — will be held at 6 p.m. Wednesday in the third floor theater of the Dayton Convention Center, located at 22 E. Fifth St. in downtown Dayton.

 

The meeting will provide an opportunity for the public to comment on the planned development overlay and associated zoning change that has been requested for the onMain site. The Dayton City Plan Board previously recommended the property be rezoned from open park/space to urban business district, and final approval from the City Commission will be considered following the public hearing.
