September 13, 20213 yr $265 million mixed-use development planned in northern suburbs A developer is working on plans to bring a $265 million mixed-use development to about 99 acres of land in a northern suburb of Greater Cincinnati. Developer Larry Dillin is working with the existing property owners to put together development plans for 98.6 acres of land in West Chester Township, just north of the Streets of West Chester. There, he plans to develop North Pointe, a mixed-use development that would be a total private investment of about $265 million. Dillin, CEO of Dillin Development, said his firm is focused on mixed-use land development and will be looking to sell parcels to developers or end users under the master plan for the property. His firm is working with Brooks Development, which owns the majority of the site. Dillin also is in dialogue with DK North Pointe LLC, which owns about 18 acres south of GE Aviation’s existing office buildings on Aviation Way, including that property within the master development. November 6, 20213 yr What if there was an 11.5 mile hike bike trail along the power lines in this area that connected people, jobs, and recreation (and the new development mentioned above): Edited November 6, 20213 yr by thebillshark www.cincinnatiideas.com
November 6, 20213 yr This would be a great amenity but I don't think Greater Cincinnati's conservative suburban counties would be willing to spend money on it. Maybe it could happen if ODOT would fund it; I'm not sure what funding sources they might have available for a project like this.
November 7, 20213 yr I think OKI has said hike bike trails are a priority for them. I think the biggest challenge would be the ownership status of the right of way. First and foremost the power company would have to agree to a trail. I don't know if the power company owns any of it outright, or if they have a bunch of easements. Then you might need new separate easements for the trail itself or to buy portions of parcels of property outright. This may be the biggest challenge if any key property owners would fight it. Then you may have to install some fencing or something to protect the towers holding up the lines in some way. The only thing about the power lines that suggested to me a trail might be possible is there are no structures underneath them (but that also means you couldn't plant large trees to shade the trail.) If this was going to happen you would would need a grassroots organization of people that live or work in the area to champion it, like Wasson Way has in Cincinnati. But we need trails like this. People need as much opportunity as possible to get outside and exercise. www.cincinnatiideas.com

November 8, 20213 yr I rode a powerline trail in Minnesota on my bike tour in 2015. These should be lower hanging fruit for trail developers than old rail corridors.
November 9, 20213 yr How good is the typical tree canopy with these kind of trails? There is going to be very little for Mariemont's Murray Path and while they are certainly better than nothing, my concern was that you can't get much tree canopy to protect users from wind and sun so they will have less all-season usage.

June 16, 20222 yr $7.3M land sale tied to Costco-anchored mixed-use development in Liberty Township A recently recorded land sale totaling several million dollars appears to be tied to a massive mixed-use development in Liberty Towship. Butler County real estate transactions show Washington-based Costco Wholesale Corp. acquired property on Cox Road in Liberty Township for $7.3 million. The seller was listed as Hen Jur LLC. The land sale is likely part of Freedom Pointe — an 88-acre developed planned for the intersection of Liberty Way and and Cox Road, which is north of Voice of America MetroPark. June 27, 2024Jun 27 THE LAND OF OPPORTUNITY Chances are you’ll miss the Millikin Road overpass on Interstate 75, even if you’re looking for it. Far more captivating is the untrammeled greenery out either window, among the last open pastures visible from the expressway between Cincinnati and Dayton, once endless farmland. Now two-lane Millikin Road is in the crosshairs. Whatever the chances you miss it today, you’ll have no such luck in a decade. By then, provided things fall into place, a new I-75 interchange will have opened more than 700 acres of land to developers, and Liberty Township’s wish of creating an economic engine from scratch will be well on its way to fulfillment. “This is the future,” said Joe Hinson, president and CEO of the West Chester Liberty Chamber Alliance. “As a new downtown for Liberty Township, it really becomes the catalyst that can bring Cincinnati and Dayton together.” Just 54 miles separate downtown Cincinnati and downtown Dayton. The distance between I-275 and I-675 is about half that. Between them lie vast expanses of single-family subdivisions slowly collapsing the distinction between the two cities, with a convergence fated to occur sometime next decade. The U.S. Census Bureau, given its touchy parameters, is unlikely to recognize the Cincinnati-Dayton combined statistical area as soon. But the mega-region of 3.2 million people is already turning heads – especially the land in the middle. “That area is prime for growth in advanced manufacturing, particularly knowing we’ll have large sites with contiguous acreage that can draw on workers and amenities from both cities,” Kimm Lauterbach, president and CEO of REDI Cincinnati, said. “You really couldn’t ask for a better, more compelling story to tell when the REDI team is traveling internationally than the ability to locate companies there.” More below: https://www.bizjournals.com/cincinnati/news/2024/06/26/interstate-75-millikin-exit-liberty-development.html "You don't just walk into a bar and mix it up by calling a girl fat" - buildingcincinnati speaking about new forumers
