2100 Sinton Ave.

Not exactly new, but these apartments from 1880 have been converted to condos - $225,000

That's called the Beethoven Building:

Here's the company's website: http://www.gatesofedenpark.com/ - lots of pictures, floor plans, and square footage - the smallest units are around 600 square feet!  I haven't found anything else on the building's history.

We were discussing this in the random developments thread, and I figured since RiverViewer provided a link and the Enquirer did a story today, I'll just creat a thread for it.

 

Eden Park condo project getting additional units

First 76 sell well, 141 more planned

Two Cincinnati developers plan to expand their condo project at The Gates of Eden Park in Walnut Hills with 141 new condos that will start construction in August.  Ed Horgan and his partner, Al Merritt, will build the additional units by converting three nearby apartment buildings.

 

Horgan said the new condos would be similar in size and price to the others, running from $95,000 to $289,000 and from 700 to 2,100 square feet.  They will include one-, two- and three-bedroom units. He said depending on how fast the units sell, the condos should be completed by late 2008.

BTW...here's the Beethoven Building (1880) on Sinton at the end of Morris.  It's a great looking building--the bad part is that the side faces the street and the best part of the building faces a parking lot.

This sounds great.  The prices are much more affordable than the prices of most of the new condos downtown or in Mt. Adams and the proximity to Eden Park would be nice.

Walnuts Hill condo project selling well

 

Sales at The Gates of Eden Park condominium-conversion project have been so brisk lately that developers are moving ahead on a second, larger phase. Developers Ed Horgan and Al Merritt expect to acquire buildings on the east side of Eden Park in August for phase two, which calls for 150 units selling from $99,000 to $350,000.

 

Sales in phase one in four historic buildings off Gilbert Avenue have gone well, said Horgan, with about 55 of the 73 units under contract. Units in Beethoven Place Townhomes and Deerfield Townhomes are sold out, and fewer than 10 of the 24 units at Gilbert Avenue Townhomes remain available.

 

Work on the fourth building, St. Paul Tower, 964 Auburnview Drive, is under way. The five-story Queen Anne-style apartment building is being converted into 11 condo units of roughly 1,200 square feet priced from $189,000 to $285,000. While maintaining the interior and exterior integrity of the building dating from the 1890s, the condos include all new appliances, amenities and finishes picked by purchasers, said Horgan.

Too bad Ed Horgan doesn't follow through on what he has promised the residents.

^Of course someone is going to ask what problems your having? I might as well ask.

Yeah, a few details would be helpful...otherwise we pretty much have a post that says, "this guy who's investing in the city is bad..."

I went to their website and it looks like only the ST PAUL TOWER condos have several units still available.

LOL - sorry, just venting - I just found this website recently and didn't think anyone had posted to "The Gates" in a long time.  Basically it came down to a list of punchlist items (mostly on the outside of the building, i.e. garbage, repainting, etc.) that were never met.  Of course, it was a verbal agreement for him to take care of it but sadly he has never followed through on it.  It's great that he is trying to help improve the city but I was hoping that he would completely finish one project before moving on to the next.

That does blow - I mean, you spend good money, and not getting what was promised - I'd be annoyed as well...is he non-responsive to complaints?

I live in one of the other developments they did and am very happy - it's probably not easy to keep all people happy all of the time....
