Walking through the "Q" the other day, I was thinking about what I would rather have: a nice balcony/roof deck on vine (Gateway/Duveneck), a big bay window over Mica 12/v (Duncanson), or a multi-story townhouse (Centennial). I'm still up in the air. What matters to you, and why?

That's a good, but tough one to answer ... I pick the Fountain Square Lofts!

The Duncanson Lofts make me hurt they are so gorgeous.

I could care less about the buildings, I'm all about that big parking lot 3CDC just "upgraded" at 12th and Vine. Wahoo!!!

In their defense, if you are going to redevelop the area and anticipate increased traffic due to the new retail, one surface lot isn't bad...

From the outside, I like Duncanson Lofts the best, but I think the Duvenek Flats have the nicest / most stylish condos.

To their defense please then why not just build a garage then.  Okay I could possibly see Surface lots as cheaper than a garage to operate and little view compromisation but a good garage can be designed to be no more than just 3 stories and still preserve the views reasonably.

Also to their defense I am sure that asthetics of parking was not the only thing taken into consideration.  Parking ratio and cost.  If the garage does not raise your overall ratio by a reasonable amount, then the cost/benefit ratio just doesn't warrant it.  When you have X dollars at your disposal, then I would much rather see a more aggressive building rehab than focusing on garage vs surface lot.

I could not help but notice on the photos section of http://www.gatewayquarter.com, there is a link to an UrbanOhio thread. That's pretty cool.
