Sorry if this is the wrong thread, but did anyone go to or hear about the Delhi community input meets that happened Monday and Tuesday of this week? Interested to see if plans were released. Interesting site, the former Remke.

I noticed on my last visit that the Western Hills Plaza addition is pretty much now built and ready for the retailers to start interior build outs.  Found this newer rendering that I hadn't yet seen.

I look at renderings like this and wonder how much COVID will reshape developments. Does that restaurant in the future include drive-through lanes? Will there be more outdoor seating?

^I think the stigma of a drive-thru drastically limits the prices you can charge

That restaurant space on the end would be a good place for City BBQ to return to the westside.

$60 million mixed-use development could reshape West Side community

 

A planned $60 million mixed-use development could be the spark that ignites reinvestment in a West Side community.

 

Delhi Township has a signed memorandum of understanding with Over-the-Rhine-based NorthPointe Group to develop a mixed-use project that would include apartments, a recreation center with pool, the township’s offices and cultural center, pre-K classrooms, and outdoor event space. The as-of-yet-unnamed development would be located on 14 acres of land that was previously home to a Bigg’s grocery store along Delhi Pike.

 

Jack Cameron, township administrator for Delhi, said the township has been working for years on a strategic plan for Delhi Pike and the broader community. When this property at 5025 Delhi Road became available, the township purchased it so it could control its own destiny and make sure its strategic plan was more than a pile of papers on a shelf.

180 luxury apartments coming to the West Side

 

A pair of local developers is partnering to bring 180 luxury apartments to the heart of a West Side community.

 

NorthPointe Group and PLK Communities are partnering to develop Veridian Delhi Towne Square. The 180-unit, urban-designed residential community will anchor the township’s mixed-use development. It also marks Delhi Township’s first new, market-rate rental product in 40 years.

 

Cheryl Sieve, Delhi Township trustee, said the vision for a thriving Delhi Pike “that becomes the epicenter of township life” is closer.

I’m hopeful leasing outperforms expectations. These older westside communities have been ignored by the large developers for so long, I have to imagine a critical mass of demand has backed up for years now.

Delhi Towne Square mixed-use development in Delhi Township tops out

 

A major project in the heart of Cincinnati’s West Side that includes more than 150 upscale apartments reached a major milestone last week.

 

A topping out ceremony was held Feb. 10 for Delhi Towne Square, a major mixed-use residential community located in Delhi Township at 5025 Delhi Pike.

 

Turner Construction and George Steel Fabricating hoisted a signed beam into place on the development's recreation center building. Now in place, the beam will remain exposed in the building’s interior as the project continues to take shape.

 

The beam was signed by project managers, development partners and township employees, the latter of which told the Business Courier about the excitement and energy they hope the project will bring to the community.

West Side's Trailside Village begins phase 1 of construction, adds M/I Homes and Dennis Ott Builders

 

A $150 million nature-infused community in Green Township is starting its first phase of development after signing two homebuilders within the last two years.

 

The initial construction for the $150 million Trailside Village project, focused on residential development, has been underway since early May and includes homes that are expected to be move-in-ready in 2024. The first phase of development features Trailside Park, an outdoor playground area; changes to the Green Township Bike and Walk Trail, which will add nearly 2 miles of length; and 24 new home sites, spearheaded by two different builders – M/I Homes and Dennis Ott Builders.  

 

The 124-acre project will be completed over the next four to five years. Once completed, Trailside Village will feature 350 housing units, 35,000 square feet of commercial space, and pedestrian and bicycle-friendly trails – all interconnected with nature and preserved ecosystems.

Housing development on Cincinnati's West Side lands millions in Port bonds

 

The Port of Greater Cincinnati Development Authority has approved a financing agreement including $13.5 million in bonds for the development of affordable senior housing on the West Side.

 

The Port’s board authorized the revenue bonds as part of a capital lease finance agreement with Pedretti Place LP, a partnership between Episcopal Retirement Services (ERS) Affordable Living and Urban Sites, during its September meeting. The co-developer's estimated private investment for the project totals $14.7 million.

 

Pedretti Place is a senior living project in Delhi Township that will deliver 48 affordable units. Of those units, six will be two-bedroom units and 42 will be one-bedroom units. The apartments will be available to those ages 55 and older and earning between 30% to 60% Area Median Income (AMI).

'This puts us on the map:' Delhi Towne Square already impacting township as construction continues

 

Delhi Township’s massive mixed-use project in the heart of the community is nearing completion, with township administration already seeing the catalytic impact they were aiming for with the more than $60 million development.  

 

Delhi Towne Square, a $63 million, 14-acre development along Delhi Pike, was topped out in February with interior construction work now underway. The center public building is expected to be complete between May and June 2024, with the first portion turned over in March 2024.

 

Since the building has been topped off, several other uses for the community building have been solidified, further cementing what township administrators believe will be the crown jewel of Delhi.

 

“There was no expense spared in bringing this to reality,” Delhi Township Board Chair Mike Davis told the Business Courier. “This is for the residents, and they deserve something top-notch.”

Great Parks of Hamilton County unveils master plan for $18 million park at former Gamble Estate

 

A new life has been identified for the park at the sprawling former Gamble Estate in Westwood, including the addition of trails, educational spaces and a greenhouse.

 

Great Parks of Hamilton County unveiled in a news release Wednesday, Jan. 17, its master plan for the site, which is currently functioning as, and will continue to be transformed into, a public park. The 22-acre property was previously the site of the Gamble House, which belonged to the son of the founder of Procter & Gamble, James N. Gamble, before it was torn down in 2013.

 

Great Parks purchased the property in 2021, launching a two-year public engagement period before creating a master plan for the new park. The park has been open to pedestrians since April 2022, but it has no parking or public restrooms. Patrons can traverse the property, but they are encouraged to walk or take public transportation in order to reach it.

Luxury apartments Veridian Delhi Towne Square to welcome first residents this month

 

Delhi Township’s first new, market-rate apartments in 40 years are nearing completion and welcoming their first residents this month.

 

Veridian Delhi Towne Square will see occupation starting Feb. 9. The apartments total 180 units and serve as an anchor for the township’s mixed-use project in the heart of the community.

Delhi Towne Square debuts mixed-use athletic club, arts center, government building

 

Delhi Township’s signature mixed-use project is all but complete – and its apartments 99% leased – two years after work first began on the 15-acre site.

 

The township June 1 opened the Delhi Athletic Club in 40,000-square-feet of space within a 90,000-square-foot civic building at Delhi Towne Square. The membership fitness venue includes an eight-lane competition pool as well as a 35,000-gallon pool for general use.

 

The township administration’s offices moved into the same civic building in the following days.

Urban Sites, Episcopal Retirement Services break ground on affordable senior housing in Delhi

 

Dirt is moving on the future site of a West Side multifamily development catering to a critical segment of the housing market.

 

Developer Urban Sites and Episcopal Retirement Services Affordable Living broke ground this spring on Pedretti Place at 587 Pedretti Ave. in Delhi Township. 

 

The co-developers, through Pedretti Place Limited Partnership, purchased the 1.3-acre site in 2022 for $159,000. Total development costs are estimated at $15.1 million.

Great Parks of Hamilton County lands funds to transform estate of Cincinnati industrialist

 

Great Parks of Hamilton County received $1.25 million in state funding from Ohio’s biennial capital budget to continue the revitalization of a park in Westwood.

 

The Ohio Department of Natural Resources will administer the funds to aid in the development of the park in accordance with its master plan, approved in October 2023.

 

The property, which is the former Gamble Estate, was acquired in 2021 after Great Parks received a grant for 75% of its appraised value from Clean Ohio Conservation. It also received a 25% match from the Greenacres Foundation. The 22-acre property was previously the site of the Gamble House, which belonged to the son of the founder of Procter & Gamble, James Gamble, before it was torn down in 2013.

That looks like a great use of space!! I didn’t look at details but like all parks now I hope they incorporate 100% native and remove invasives. I live in Loveland and the grounds are overtaken by invasive honeysuckle and it’s so frustrating.
