what do you think of the lee/meadowbrook "domain on lee" project? from this rendering it seems to not be very inviting at the street level, but its hard to tell.

 

so will this stuff happen? what do you think of further hyper-urbanizing around that area? is it good? :

Thanks for posting this.  I was just by there today and I saw the signs for it and was wondering what it is.  Yes I think that this in general is a great thing for Cleveland Heights.  CH draws primarily people looking for a more urban, active lifestyle, and I think that filling in the retail strips with high-density, mixed-use buildings will enhance the quality of that sales point.  Obviously, they have to be careful not to lose their uniqueness in the process, but this thing is replacing a drive through bank branch, so no problem there.  The only thing that I could say is that it needs more entrances on the street(they might just be left off of the rendering) and the garage is huge-I hope it doesn't overwhelm the residential streets behind it.

I think this project is fantastic.  It's been a long time in the making and will fit nicely into the Cedar-Lee neighborhood.  This remains one of the Cleveland region's most complete and vibrant neighborhoods and more people would love to live here.  I think this should do well to accomodate new residents and a new influx of retail.  Unfortunately, Coventry doesn't appear to be doing as well...

I don't know that I'd say Coventry is doing badly, per se.  I think that its in flux, with alot of chains coming in and driving up rents.  Not that some new development wouldn't be nice.  I think they did a great job with the new streetscape.

I do agree with you that the streetscape improvements are very positive...I just wish there was more room for growth.  What do you think about the NE corner of Euclid Heights and Coventry?  It could be so much more.  Much in the same way that this Lee Road site was just a drive through bank branch and will become so much more!  Oh, and getting another grocery back in the old Food Co-op space would be nice too!

Apparently, this is due to begin in August 2005!  It seems that our inner 'burbs are doing quite well on spurring mixed-used developments in their already dense urban districts...(Lakewood and Shaker are the others of note to me)

I really wish Euclid would get its shit together. There is no reason why that city can not be more like Cleveland Heights, Lakewood, Shaker, or U. Heights.

I say demolish Euclid Square Mall and redevelop that site (and surrounding vacancies) as a TOD, with the Waterfront Line AND Red Line extended out there, of course!! If they don't do something big out there, I fear Euclid will sink fast.

Sink fast? I don't think Euclid could sink any more. They do have one nice project going on with the Water's Edge redevelopment. That is a really good idea about demolishing ESM and making it into a TOD area. Even if they just put a regular development in there it would be better then what it is today. The funny thing is if people invest in downtown Euclid, it usually pays off. One guy opened up a restaurant called the Beach Club Bistro and it is packed all of the time, and it is relatively high priced.

Is the real deal. Sales begin NOW!  Should be finished in early 2007. This is just what Lee Road needs. With all the restaurants and Cedar Lee theater, the location really cannot be beat.

The tax abatement is something never seen before in Cleveland Heights - 11yrs at 85%.

Yes, details!  You'll have to keep us posted (as much as you can without conflicting interests) on how sales are moving along and what kind of retail tenants you get to sign on.  As for the residential, this is all for sale?  What are the prices? 

The developer expects the retail tenants to include restaurants, Ohio Savings Bank, and a few others.  There is much interest in the project, but prices have not been finalized yet. From the looks of it, units will range from the low $400Ks to low $800Ks.  And yes, these are all condos - no rentals.

Wow!  Pricier than I would have expected!  Cleveland Heights deserves the investment though.  What a great area to live in.

its taking cleveland heights a little while to get used to condos. I mean a handful of projects have already been completed, but not in the sense of a mixed-use environment such as the domain.

I think the project is at a higher pricepoint for what the area is accustomed to, and like the pope said - other than Kenilworth Mews, condos are just catching on. The project reminds of the Lofts on Larchmere but with the commercial space at the base - it's out of my range but I hope it does well.

The project will really serve those that love the area, but are tired of taking care of enormous houses that need constant upkeep. They'll be footsteps away from the theater, restaurants they frequent, art galleries, etc. and still be close to their friends and social circles. The floor plans are amazing - very contemporary, huge terraces and top of the line finishes. I think it'll fit in great with Lee Road, and really fill in that void between Meadowbrook and Tullamore.

the immeadiate housing stock around Lee road goes for no where near 400k you gotta be within a few blocks of fairmount to get those prices

now, the real question:  what kind of views can you get from the top floor and rooftops???

For sure Downtown. And of course all the action on Lee Road.

Coral plans 5-story condo tower in Heights

Developer Peter Rubin's Coral Co. has started pre-sales of its proposed $11 million Domain on Lee project, a five-story building with 32 units of loft-style condominiums in the Cedar-Lee District of Cleveland Heights.

 

Pitched as taking downtown chic to the suburbs, marketing of Domain is being handled by Progressive Urban Real Estate, a residential brokerage that cut its teeth in Cleveland neighborhoods and downtown.

 

It now has a Cleveland Heights office.

Yes, the former Ohio Savings Bank is on part of the site.  It has been vacant for a long time, although the ATM is still there.

Update - New Pricing for Domain on Lee!!

 

Units will now start at $199,900.

Yikes.  That leads me to think three different things.  Either:

 

1. They are not selling at all.

 

2. They threw out the 400,000 price tag to see if any suckers would bite at an inflated price.

 

3. They have reconfigured some units so that they are smaller.

 

Sionan, I would ask for your opinion, but I wouldn't expect an honest one due to your fiduciary duties.

Domain on Lee  This $15 million dollar five-story development, due to begin construction in August, 2005, will have a retail space on the first floor, a structured parking deck, and 32 housing units starting at $300,000.  Developed by the Coral Company.

I got floor plans for the project.  I wasn't impressed.  I'd spend my money downtown.  Just my opinion.

Construction on the parking garage behind the Domain on Lee building has begun.  The old Ohio Savings building was torn down this week.

New rumor that Coral has pulled the plug on this project.  Sionnan -- enlighten us, what is going on?

How reliable is the source? 

In a way, this doesn't surprise me.  It had taken them so long to get this moving on the project. Also, I don't feel that the location was the best for this project.  I can think of two or three locations on Coventry where Domain who fit in perfectly and would probably be an easier sell.

 

On a positive Cleveland Hts note, Kenilworth Mews is finally moving forward (at least I can see that they are digging and hauling away dirt) and the Derbyshire church condos have started the final phase.

That's what I'm trying to find out....

 

While the old Ohio Savings bank building was been taken down a month ago, there doesn't seem to be any other activity on the site.  The announced construction start date of August obviously came and went without incident.

 

As part of the project or in conjunction with it, the city was building a parking garage in the back that linked up with the lot behind the Cedar Lee.  Is that garage still going to happen now?  Hopefully Sionnan will give us an update this week.

The Domain on Lee ad is still running on the Progressive Urban website.

According to Progressive Urban, the Domain project has been put on hold indefinitely by the city of Cleveland Heights.  Not completely dead, but I  wouldn't hold my breath.

so word on the street. A whole new project will likely have to come forward for the property, scrapping the old one.

 

So can anyone fathom why CH would nix the project?

I have a feeling that Progressive Urban said this since they were the one's marketing the place. Hopefully I am wrong. I am sure if the city nixed the project we will be hearing an explanation soon.
