^OK, so that is pretty cool. Do you think that's a chrome hood ornament? This building is on the site of the D.L. Auld Company. Still in existence, the company made a variety of metal products in this location until the 1980s. The property was considered a brownfield site and was remediated prior to this construction. I think the mural is an homage to Auld.

It does not, but it also doesn’t hit high st. It is across from Kroger on 7th. I still think these projects should be required to have a small corner retail spot.

Agreed! Think about if the new builds in the Short North had no retail or had the garage fronting High Street.

I drove by today and noticed several pieces of construction equipment on site.  As of April 2024 here are the renderings.  It's probably changed some since then.

They are obsessed with value-engineered looking buildings. Just abysmal developers that barely give an inch to commission feedback.

I wish the Woods company would do more projects around the city. Imo, they are the best in Columbus

1000%. They are every bit of what a developer should aspire to be. Edwards is close second, just that Broad Street building wasn't so great. I really like Neighborhood launch though - that was a good job.

It has to have changed a lot. The permit says it will be 4 separate buildings for fire safety reasons, but that doesn’t make sense because it’s smaller than the one across the street. 
 

This actually looks a lot better than the original rendering they came up with and worked with the area a lot. I don’t think it looks great, but the other new one isn’t either so that corner will at least be consistent.

Separate buildings in the eyes of the building code doesn't always mean physically/visually separate - it can mean separated by a fire wall or rated floor. So something can look like one large building in the end but technically be defined as multiple. 

This convo should be in the weinland park section correct? Either way the original Lykens project for this corner looked way better and it sucks that it was replaced with this.

The quality is reflected in the rents. 4K up to 8K (Parkside on Pearl). You get what you pay for. We need more reasonable rents and to get there builders use cheaper materials. I’m not too concerned about the look of individual buildings as long as they contribute to density. I know I’ll get pushback on this comment but sometimes we can’t see the forest for the trees. 

I don't need them to be spectacular, and I don't mind the aesthetic, I just need push back on monolithic structures in urban environments. That 4th/5th stretch is just monolith after monolith and there's no balance or interaction with existing scale.  Some setbacks and varied heights while maintaining density would have gone a long way. The way the development on the NE corner tried to sell how they took scale and design inspiration from the surrounding neighborhood is laughable and the result is just as laughable.

Agreed. Would've liken to seen each block be 3 or 4 buildings to break up the single structure and allow for easier access to walk through instead of around these monolithic structures. 

I agree about the monoliths. There are a number of factors that cause that: building codes, the developer’s desire to include a parking garage (rectangular usually)…

Well, I'm against house/building fires so fire codes are important. It just needs to be updated since the code is basically written to avoid another 1871 Chicago fire.

This area will really look great once everything fills in. Hopefully it pushes development east down 5th. That stretch to Summit needs a lot of infill.

Keep it that color. That would be fun 🙂
