Marker Development's Weinland Park project getting second phase “Marker Development will add another phase to its Crossline project in Weinland Park. The new phase is replacing the former home of the Godman Guild Association, which Marker bought last spring. The new phase, to be built at 303 E. 6th Ave., would add another 275 units with secured parking, amenities and ground-floor commercial space to the neighborhood. The second phase should finish construction in the summer of 2024, with pre-leasing to start in the first part of that year. At least 20% of the units will be available to those making 80% and 100% of the area median income, the release said.” https://www.bizjournals.com/columbus/news/2022/01/20/marker-moves-forward-with-weinland-park-project.html From Google Maps, a view of the single-story that currently sits at the site: Glad to see additional development here, but is there anything about if/where Godman Guild is moving? They do great programming with the adjacent community and had a community garden on-site that it would be a shame to lose completely.

Here is a bit from Columbus Underground, The organization did not say at that time, nor has it revealed since, where its new headquarters will be located. “The closing of this deal with Marker Development gives Godman Guild the unique opportunity to expand and upgrade the programs and services we provide through the creation of a state-of-the-art workforce development center at our new headquarters,” said Ellen Moss, President and CEO of Godman Guild Association, in a press release announcing the new development. “This is a tremendous value add for our programs and for local workforce development initiatives.” Edited January 20, 20223 yr by VintageLife
January 26, 20223 yr How Marker got to redevelop the Godman Guild site in Weinland Park When Godman Guild decided to move its headquarters out of Weinland Park, CEO Ellen Moss said several developers expressed interest in the site. But she knew from the first conversation with Columbus-based Marker Development that they were the right firm for the job. "I felt like they were the right developer for the site because they seemed like they cared about the neighborhood. They have gone above and beyond what the neighborhood has asked," Moss told Columbus Business First. January 26, 20223 yr Based on Google StreetMaps, this lot at 1521 N. 4th has been fenced off since at least 2014. A bunch of big developments have been going up in this area, how has this huge lot sat vacant for so long? Also, the property doesn't even seem to be for sale, why would you keep paying taxes for nearly a decade without any revenue to show for it?
January 26, 20223 yr ^That was owned by Campus Partners. That was the site of Kelly's Carryout which was deemed a problem business. Looks like it was spun into a LLC in 2019. Hamad made a nice windfall in 2014...
January 26, 20223 yr https://www.bizjournals.com/columbus/news/2018/04/20/heres-why-those-old-4th-street-carryouts-linger.html "Kelly’s Carryout, at 1521 N. 4th St., is “challenged from a redevelopment standpoint by the presence of underground tanks,” Prosser said. “The site was a former gas station. We have worked with a number of partners over the years to address the environmental issues and continue to do so to find a solution for the property.” In 2016, Campus Partners hoped to receive state funding to remove the five underground tanks, but Prosser said that after researching grants, the group discovered the site was not eligible." I'd love to see the intersection of 11th Ave and 4th St focused on for redevelopment soon as well- the northwestern and southwestern corners especially. I have noticed recently that stuff is currently being moved out of the old nasty building at the northwest corner. Hopefully it comes down sooner rather than later. Still no word on when construction should wrap up on the North Hamilton Rd location though. The next location set to open in the area is at 161 & Busch Blvd on February 8th. I read recently that their plan is to open 12 new locations in the Columbus Metro every year through 2025.

January 27, 20223 yr You'd think that maybe Campus Partners could swing some sort of funding from the University for environmental remediation. If the university can swing spending millions on physical security in adjacent neighborhoods, they should be able to fund environmental remediation for safety and development. Of course, that also excludes the fact that you'd think Campus Partners would have the funds to remediate on its own. Seems a bit counterintuitive to significantly overpay for a site in the interest of building a neighborhood up for value and safety only to let it sit. At least tear it down and turn it into temporary greenspace like 4th and 5th were for years on end.
April 5, 20223 yr This will be built at the former D&J Carryout space at 1395 N 4th. Columbus City Council approves $500,000 for coworking space for women of color “The Columbus City Council approved $500,000 for Zora's House to help build a $4.5 million coworking center in Weinland Park for women of color to help them start businesses. "Women of color are the fastest-growing population in Franklin County," LC Johnson, founder and CEO of Zora's House, said before City Council approved the funding Monday. The space will also serve as a leadership incubator for them, Johnson said. The 10,000-square-foot building will be built on the site of a former carryout at North 4th Street and East 8th Avenue in the Weinland Park neighborhood near the Short North and Ohio State University. Zora's House has been in a 2,000-square-foot building on Summit Street. Johnson said construction should begin in October and be finished by fall 2023. The original cost was to have been $3 million, but rising construction prices forced the price tag higher.” https://www.dispatch.com/story/news/2022/04/05/coworking-space-women-color-built-weinland-park/7243872001/
April 5, 20223 yr The only downside is it's a loss of another corner store front. I wouldn't fight to save it but I hope the North Side can do better at restoring and preserving the old corner stores that were essential to neighborhoods for so many years and add vibrancy woven throughout and not just centered on high traffic corridors. I know it comes down to what assets are available, but would have been nice to see it built on any of the empty lots in the neighborhood.
April 24, 20223 yr Saw a comment on Facebook calling out how The Crossline building on 5th changed their windows from what was presented. The new ones are tiny and don’t look as great. The city really needs to keep track of that crap and fine the developers.

Here is the updated design, it slipped past under the media radar mostly.

May 10, 20223 yr Marker ready to break ground on Weinland Park site as Godman Guild moves downtown “Godman Guild has purchased a building downtown after selling its Weinland Park property to Marker. Marker bought the site, located at 303 E. 6th Ave., in April 2021 to build a second phase of its Crossline project. The first phase of Crossline is located on East 5th Avenue, in front of the Godman Guild site. That phase is slated to finish construction this summer. The newest Crossline phase would add 275 units with secured parking, amenities and ground-floor commercial space to the neighborhood. Site work already has started there. Marker could not be reached for comment. Godman Guild is planning to renovate a 35,000-square-foot building at 195 N. Grant Avenue and create a state-of-the-art workforce development center in the Discovery District.” https://www.bizjournals.com/columbus/news/2022/05/10/godman-guild.html

July 8, 20222 yr VIBRANT, HOPEFUL & WARY La’Won Sellers and other residents of Weinland Park and Italian Village wonder if rapid change is forever altering their neighborhoods’ fabric. When you go along North 4th Street just past downtown, you’ll pass new mid-rise buildings with rooftop bars and trendy décor, plus sleek new apartments and young professionals walking their dogs past craft breweries, gyms and restaurants. Look further out from 4th Street and you can find the heart of the Italian Village and Weinland Park communities in longtime residents like La’Won Sellers, who has lived there for decades. Sellers and his wife Tamiea raised four children in Weinland Park, a neighborhood they have no plans to leave. They volunteer in the community, having led youth football, basketball and cheerleading teams for the past dozen years. “This is where I have been living, this is where I raised my family, this is where my family used to live,” La’Won Sellers said. “But I’m not gonna lie and say I haven’t had the thought of venturing away. ... I’m still serving this community because this is what I care about. This is what I know, this is a part of me. This is home. This is the castle inside of the kingdom.” More below: https://www.bizjournals.com/columbus/news/2022/07/08/weinland-park-italian-village-development.html "You don't just walk into a bar and mix it up by calling a girl fat" - buildingcincinnati speaking about new forumers
