July 20, 20222 yr It seems like, compared to the Crossline project next door, it’s been going up much slower since its start.
August 9, 20222 yr Progress continues at both Lusso sites... Snatched this quick one from the northern portion yesterday.

October 28, 20222 yr The changes along E. 5th Ave between High St. and the railroad tracks is pretty amazing. Love all these new developments sprouting up in the area. Hope the momentum continues in the area. There are still several commercial vacancies along Summit and 4th waiting to be filled to serve the new populace.
November 2, 20222 yr Couple more from 4th & 5th and the parking garage in the back continues to rise as well
November 22, 20222 yr Couple different looks at 4th & 5th Pace finally picking up on the parking garage portion too!

January 18, 20232 yr It's good to see this corner filled in but I wish Marker had been able to develop this lot instead of Wagenbrenner/Thrive It's such a prominent site and what we're getting is a mess architecturally. Marker seems to be doing higher quality urban projects both here and their proposal in Franklinton

People fly through that corner and I’m going to guess a bunch of rear end accidents will happen. not sure why they couldn’t just put the parking garage entrance off the side street.
January 18, 20232 yr Agreed. It’s also been forever since we’ve heard anything from Lykens about the corner across from it too, and now Lykens owns the lots next to Fox in the Snow and the Hookah lounge. The fact that we haven’t heard anything about the corner suggests to me it’ll be a long while till we hear anything about the other lots, which makes me wish another developer owned at least one of them.

Have you checked interest rates lately? Cost of goods and labor? I too want something done but we need to live in the real world too. Also I believe the development at the hookah got denied or shelved a few years back. I’m sure it’s in this thread somewhere as to the reason why.
January 18, 20232 yr Whoops, didn’t mean to upset you lol. Obviously there are tangible, real reasons for the pace… but I don’t think it’s a wild thing for me to *wish* it was all happening… I get excited and eager lol and thought this forum of all people would empathize. I’m not mad, but I am saying multiple developers would open the door for different timelines. FYI - The old proposal that was shelved was brought by Roby and another party I’m not remembering, but they sold it to Lykens.
January 18, 20232 yr Wpcc88 coming in hot to admonish anyone for daring to bring something up that could potentially question a small business decision or opinion 🙄 especially is it's one he may or may not have a personal relationship with. This forum is basically SimCity. Other developers are moving ahead with stuff. I think it's perfectly reasonable for someone to say it feels like they've been a little silent lately without you rushing in like that. It's OK to point out these things have impacts and proportionately impact different developers but accusing folks of not living in the real world as we watch plenty of other development charge ahead? It's par for the course in these forums to have a thoughts about someone else owning any piece of property who might be able to get shovels moving. But we can always count on Wpcc88 to be the unrelenting defender of all things small business because those who have never owned or worked for one can never have any question about them or their motives, even if it has negative impacts to overall progress. The small business owner is always right. Edited January 18, 20232 yr by DTCL11

I know Lykens is getting ready to start on the smaller development in IV—the Bethany, or something? The last I heard about the beer barn, it was supposed to go to city council for rezoning, and then Lykens asked to table it indefinitely. Makes me think it’s more about wanting to change aspects of the building.

I’m not upset I would like to see that corridor finished just as much as the next person. I was just pointing out that the climate has changed ever so slightly and they might be playing it conservatively. Which in the end might get us some quality builds in those spots.

January 20, 20232 yr Groundbreaking Planned for New, Larger Zora’s House in Weinland Park “A groundbreaking ceremony will take place on February 3 at the corner of North Fourth Street and East Eighth Avenue, in Weinland Park. Planned for the site is a new home for Zora’s House, a nonprofit organization that got its start in the neighborhood and is now working to expand its offerings. Plans for the three-story building call for a “residential incubator” – five bedrooms along with shared common spaces on the top floor that will accommodate week-long stays – as well as second floor offices and a first floor coworking space and cafe. The new building will offer about 10,000 square feet of space for the organization, a big jump from the group’s current location on Summit Street, which clocks in at about 2,000 square feet. Zora’s House was established in 2018 as the first coworking space in the city catering specifically to women of color.” https://columbusunderground.com/groundbreaking-planned-for-new-zoras-house-facility-in-weinland-park-bw1/

January 28, 20232 yr Not sure if this is really new information, but the proposed Bethany Flats project for 295 E. 4th Avenue released new plans. It calls for 2 buildings, one 2-story with 10 units and 1 3-story with 40 units.
February 15, 20232 yr Dirt moving where Marker plans the second Crossline building (Godman Guild site)
February 19, 20232 yr Zora's House expansion is underway amid $6 million capital campaign “The idea for Zora’s House was born in 2016 soon after Johnson and her husband moved to Columbus and she found herself one of the few women of color in a predominantly white workspace. She purchased a vacant lot on Summit Street, where the nonprofit opened its doors in 2018. At Zora’s House, known for its distinctive green exterior and purple door, women find more than a space to work; it also offers a bevy of programming and community events tailored to professional and social growth. It has helped more than 3,000 women so far with its "pay what you can" membership model. It was only a few years before Johnson began looking for land to build a larger facility for Zora’s House to keep pace with its growing membership, and she found it at the corner of North Fourth Street and East Eighth Avenue near the Short North and Ohio State University. The future facility, which will replace the 2,000-square-foot Summit Street house, is expected to cost $6 million, including $1 million for operational funds. Plans for the build include communal workspaces and event space, private offices and a residential incubator program where people from across the country will be able to stay for up to a week. So far, Johnson said, $3 million has been raised, including $600,000 from the state of Ohio, $500,000 from the City of Columbus, and $1 million from the federal omnibus bill. The remaining funds have come from corporate partners and individuals.“ https://www.dispatch.com/story/business/2023/02/19/black-women-to-get-help-with-careers-at-zoras-house-urban-league/69891574007/
