I thought the same thing, these look like garbage. I had much higher hopes as the homes they put in seem really nice. 

 

Maybe they were were trying to fit in with the cheap campus area apartments that start just a few blocks north. Should have added just a bit more stucco though if that was the plan. 

Hopefully with the two new developments going in at the corner of 5th and 4th and then the one closer to this, it fills it in and you don’t even really notice the grant park one.

Godman Guild to move from long-time Weinland Park site after developer buys property

 

The Godman Guild, a social services anchor for poor families in the Weinland Park neighborhood for decades, is selling its East 6th Avenue property to a developer, another sign of the neighborhood's growing popularity with developers.  Ellen Moss, the Godman Guild's president and CEO, would not disclose what the selling price was to Marker Development, which has offices in Columbus and Bellefontaine.  The Franklin County Auditor's office lists the value of the 1.5-acre property at 303 E. 6th Ave. at $1.6 million.

 

Moss said the Godman Guild would like to move to a central city location in the coming months and has made an offer on one site. "It's a very long, drawn-out process. Based on the availability of space out there, we should have something decided in the next two to four months," she said. "This is not a forced move. We have been thinking about this for years," Moss said.

 

In a March 29 letter to its Weinland Park neighbors, Moss wrote that the Godman Guild had received other offers for the property and determined that Marker's was the best for the neighborhood, the Godman Guild and its mission. ... The Godman Guild was established in the area in 1898, the city's oldest settlement house aiding poor residents in the area.  Its headquarters were once on West Goodale Street, then West 2nd Avenue in Victorian Village, before moving to the former Sixth Avenue Elementary School in 2002, a location where the Godman Guild set up a satellite location in 1990.

^The move seemed inevitable. The Godman Guild has a long history of good work in the Short North, but the demographics are changing. Hopefully they can find a spot in a neighborhood that can really use their services.

They were a de facto community center in Flytown.

If everything gets built that is proposed along with this and who knows what else that area is going to be very dense and thriving. And nary a peep from any NIMBY's to boot.

100% agreed. The proposal on 5th is actually one of my favorite proposals I've seen in a long time, it's just such a stunner. I will be really disappointed if they water it down/spread it out now that they have an extra block of space to work with.

I don’t think there is much to the current proposal, I would just rather see it as two separate builds. That way, like you said, it doesn’t get watered down

After years of exploring options for the property, Community Properties of Ohio donated the land to Zora’s House, a coworking and community space for women of color currently housed in an approximately 2,000-square-foot building on Summit Street. This looks great-so much better than what is there now, which could be charitably described as "quite unattractive" IMO.

It's interesting to me that it's now profitable to tear down 60's era apartment buildings and increase density. Campus neighborhoods are full of these, ripe for redevelopment. Zip code 43201 has the highest density in Columbus at just over 11,500 and rising with the current building boom.

Hopefully it starts happening more and more. That era of building is horrible and the increase of density would be awesome.

The only advantage I see to keeping some of these is the affordable housing aspect.

Wow, these are some great projects! I'm kind of shocked that they're building new dense apartments across from Kroger on 7th. Not that I care, but I figured there'd be some pushback towards building such a big building on a already congested and busy side street. Also, it's great they're building apartments where the burnt down church was on Indianola! I figured it would take a long time to fill in that lot since it was relatively small and not in the most desirable campus neighborhood by any means.

Apparently that concept in its Weinland Park form never gained traction.  However, a one-acre vertical greenhouse was built nearby on the OSU ag campus - a $35 million project called the Controlled Environment Food Production Research Complex:

Took a look at the Thrive Companies Instagram today and they posted some pictures of the 5th and 4th development. Some new renderings we haven’t seen, with a rooftop pool and bar. Dirt is moving on the site also, so hopefully we see it going up soon.

This area of 5th is really starting to come together.  Next to this site is another six story development that just started and the apartments at the corner of Grant and 5th are now going vertical.

I love this area, the projects all seem a little different so it adds a lot to the area. Hopefully something nice goes in to the west is this on the opposite corner.

I'm also very excited about "The Lusso"... Assuming it gets final approval, this area of 5th will have a crazy amount of construction going on!

 

(Not sure how to add a link so) i pulled this tiny snippet about The Lusso from CU:

 

"The proposal, announced today by Homestead Companies and Lykens Companies, calls for 315 units and 398 parking spaces to be built on eight of the 22 acres that make up the Clark Grave Vault site.

A five-story apartment building and four-story townhomes are being proposed for the first phase of the development, which will be heard by the Italian Village Commission.

That portion of the proposal would be located on the south side of East Fifth Avenue, adjacent to the railroad tracks that form the neighborhood’s eastern boundary and just north of the large, green-roofed buildings that make up the Clark Grave Vault manufacturing facility."

I was driving around on 2nd one day kind of recently trying to figure out where the new road would connect.  But there's two big kind of nasty looking older buildings or old manufacturing looking places where I assume the road would be built. Do you know if they would be clearing one of them out for the road that would be built to connect to Grant at 5th?

I am not 100% sure, but yeah I think the building is being torn down, but don’t quote me on that.

The 3M site always felt so vast and empty to me after it was cleared, especially compared with the built environment of the surrounding neighborhoods. Its great to see the work start here on 4th and 5th development. Activating such a large vacant lot can really help both 5th Ave and 4th St.

The 3M site is interesting. Before the 3M purchase the company was D.L. Auld founded in 1870. By the 1920s it began concentrating on automobile radiator cap emblems (including the famous Ford blue oval) and, I believe, built their first factory on this site. Electroplating wastes (chromium, cadmium, etc) were piped into injection wells on the site. The site has been since cleaned up.

I was driving down 670 West this morning, and I could see it peaking up from the distance. Looks like it’s all set up!

Though this could technically fall into about three zones, Its on the UARB dockets so I went with University Area.

 

Looks like a new developer out of Chicago (does not appear to be affiliated with CA out of Chicago who developed Uncommon) has proposed a very similar 150 unit development at 50 E 7th.

The project would demo the two existing 70s(?) era structures in favor of a single building with 150 units with 70 parking spots.

 

The project would require four variances from UARB

- Increasing the max dwelling density of 1 unit per 700 sq/ft to 1 unit per 244 sq/ft

- Reducing the parking min requirement from 251 spaces to 70 spaces

- Increasing the max permitted lot coverage from 30% to 82%

- Increasing the max height from 35ft to 67ft

It is in a good place for what they are asking for IMO-right across from Kroger, right by High. The massing looks fine to me-it will all come down to materials.  150 units stuffed into that relatively small space is what we need in prime locations, right? Grocery and a Circulator right there, uber, etc. You would not need to have a car here/could get by without a car here(for all of you in your relative youth and all).

 

*The existing stuff is hideously ugly anyway. I love the density coming up in the area south and east of campus. It is like a light and day difference to the 80's and will only make the area even more vibrant and alive.
