February 15, 200718 yr Glad you posted that pic from Royal Oak, pope. Good comparison that more core-city developers, and wanna-be developers should see! "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
February 16, 200718 yr Bumper stickers, shot glasses, and beer taps. I think we'd do well!  that's it?? UO Keychains? How about a umbrella? A UO man bag? the "official" UO camera case. A UO urban picnic basket? The UO neighborhood tour map? A branded UO telephone card? The UO (RTA) Monthly transit pass holder. The UO dining guide. The UO relocation and assistance HQ. The UO iPod holder. The UO boots, by Paul Smith. The possibilities are endless!!  Who's the head bitch in charge of this establishment?
February 16, 200718 yr Loving the UO shop idea and the photoshop correcting for our missed opportunities. Has anyone had the opportunity to chat with Price/Corna about the absence of a sidewalk presence for the Flats level of this project? I'd like to hear their opinions on the matter...
February 16, 200718 yr Loving the UO shop idea and the photoshop correcting for our missed opportunities. Has anyone had the opportunity to chat with Price/Corna about the absence of a sidewalk presence for the Flats level of this project? I'd like to hear their opinions on the matter... you know while the oppurtunity is lost on this building, there is another up the hill (and down the street) that is planned right? That building that Pope posted really shows you can have a street level retail AND a garage. You while Corna and Price have vision they are, in their hearts, suburban older white men. Honestly they may need some help-and may even be open to it. By the way, I got the flats oxbow newletter and they now have a forum: www.clevelandflats.org and there is supposed to be a link to a forum. Be heard!
February 16, 200718 yr Great job with photoshop!! And what about Dollar General or Adult Bookstore? Just kidding....

February 16, 200718 yr My girlfriend got so excited about the Trader Joe's, but sadly I had to inform her it was only a photoshop... Â and how about some UO celebrity photo shoots occasionally to raise money!
February 17, 200718 yr We could do those things in between making money giving unbiased tours to prospective firms seeking to locate downtown or near downtown. When I mean "unbiased" I mean not having a developer show a tenant around driving the prospective end-user/tenant to their property/plan while bad-mouthing a competitor's site. The only special interest we have here is the betterment of the city. That's worth just as much as the knowledge available here. Â Here's a marketing tool: I while ago, I put together a downtown map with color-coded dots all over it, each one representing a planned or under construction development project. I never got around to labeling them all. As a marketing piece, it works better without the labels.... Â "Do you know what all these development projects are? We do. We're Urban Ohio. Contact our Cleveland office today so we can schedule a tour to show you what all those dots are and how your project might fit in among them..." February 17, 200718 yr haven't been here long enough and my question is off topic, but has anyone from UO contacted the city and/or business in downtown to form partnerships?  I, as a person who left cleveland 18 years ago, have learned more about Cleveland and Ohio in the last 4 month on UO then I did the ENTIRE time I live in NE Ohio.  I mean collectively the people here there should be some way to come up with various partnership? There are authors, reports, community activists, media personas.  So many people - self included - don't know or don't hear about the great things happening in Cleveland so they think its just some really bad second rate city.
February 17, 200718 yr ^ This is an interesting idea, and sort of similar to what I was thinking... Maybe UrbanOhio could become a statewide non-profit, urbanism activist group? Â Easy for me to say :)
February 17, 200718 yr ^ Interesting ideas, I started a new topic on Urban Ohio's future in the Urban Bar: Â http://www.urbanohio.com/forum2/index.php?topic=11988.0Â
February 17, 200718 yr To sell in the Urban Ohio Store? I vote for copies of the Counting Crows' version of Yellow Taxi. Remember the line 'They paved paradise and put up a parking lot?' I know, I succumbed to youtube :-)
February 18, 200718 yr From Joni Mitchell's 'Ladies of the Canyon' released 1970-one of the best songwriting albums ever. Includes Woodstock, For Free...brilliant stuff
February 19, 200718 yr "Can somebody get creative and photoshop some street level retail into this building!!!!!" Â Sorry it's so rough - anyhoo, I tried to keep the parking entrance in the same spot and the retail would be "bumped out" away from the garage: Â Now if we could just remove some of those pesky telephone poles and powerlines, such as around the Royal Oak (Detroit) posted above.Â
February 19, 200718 yr That's part of the plan. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
February 28, 200718 yr last week Price said there are no confirmed retailers in phase 5. There now is a walkway/cat walk from the viaduct connecting to an elevator shaft. Word is this will transport pedestrians from the viaduct to the atrium on the first floor.
February 28, 200718 yr There's only one available retail space -- the old Cantina restaurant shell. Stonebridge is trying to get an independent coffee shop in there, and they are working on getting a loan from the city to make it happen.

Stonebridge is trying to get an independent coffee shop in there, and they are working on getting a loan from the city to make it happen. Â I thought having retail/services in the Cantina building was apart of the original plan for this (fifth) phase?
February 28, 200718 yr what happened to the whole "95% leased" bit from a couple months back? 30,000 sq. ft. is a bit large for a coffee shop. Are we sure that this isn't the only remaining space?
February 28, 200718 yr This does not jive at all with what Corna told me a few months ago. He was confident the Cantina building would have a good mix of restaurant/retail and was almost completely leased. Corna told me it was nearly all leased, Price something different. I had heard from both Corna and a restaurateur that there was a gourmet carry- away shop/cafe going in. I am glad to hear "independent" coffee shop. Lets hope that is true. The dark giant (starbucks) is lying dormat in the older building on the viaduct where Lipstick and Razor Blades is located...just waiting for the little guy to open a shop. Â
March 26, 200718 yr No pics... I took a few today w/my camera phone and they aren't worth posting. Â I did get a chance to swing by and ask how many units were sold. They said 20 units are already officially sold, with "several more" being held (they have a deposit). Most of the units that are sold are on the top floors. Expected completion date is still late July/early August.

Is this phase IV? I've never seen this Lipstick place.
March 26, 200718 yr How many total units in this building? How many are they selling as condos? (I believe that they wanted to rent out some). Â Peabody, what's it like when there is a concert at the PD pavilion (or is it the Scene Pavilion or Nautica Stage??)
March 26, 200718 yr How many total units in this building? How many are they selling as condos? (I believe that they wanted to rent out some). Â 108 units, all condominiums. Â edit: the way I understand it happened is they rented a good portion of the units in the "towers" building, but the demand for condos was high enough that they began selling them as condos. I am 100% sure that phase 5 is all condos though.
March 26, 200718 yr 20+ units sold....what slow housing market? Â hahaha... that's the first thing I thought to myself.
March 26, 200718 yr ^the acoustics during concerts are not as good as being in the pavilion. Yet, it is hard to beat hearing Paul Simon for free, on a lawn chair with wine and cheese. That concert had many people catching it for free maybe up to 100 out there at one time.  Now I want to know who is going to purchase the units eye level with the Viaduct. Can you imagine having a big floor to ceiling window with gawkers 6 feet away? This vantage looks right into your living area I think I would have slated that space for a restaurant or retail. Who here is decent enough behind closed doors to be on diplay all the time you are home?...or for that matter your living room/kitchen etc? They didn't make those big windows to be covered by blinds so it is just odd.
March 27, 200718 yr ^Offer those units to some nice-looking nudists at a discounted rate and then collect an entrance fee for the viaduct ;)
March 27, 200718 yr no nice looking nudists, plus it would be too much competition for the swingers club.Â
March 27, 200718 yr ^Offer those units to some nice-looking nudists at a discounted rate and then collect an entrance fee for the viaduct ;)  Hah! When I lived in NYC, there were three girls living across the street who used to do this. They didn't charge money, though...  In terms of this building... Maybe they could sell all the condos and then if they have leftovers with undesirable views, rent those out?

April 1, 200718 yr A few shots this week of the lovely Stonebridge with an exceptional preview of the world's largest reality TV show screen in high-definition and 3D (rTV-HD-3d).   First, a shot of the pedestrian bridge with a real pedestrian  I wish they would let us know what tenants will be located here  Shot 1: rTV-HD-3d  Shot 2: rTV-HD-3d  Shot 3: rTV-HD-3d  Â
April 1, 200718 yr great pictures, I love how close to the bridge the building is. This is turning out to be a great area.  OK, so when is phase 6 breaking ground? :-D
April 2, 200718 yr Great looking building, we just need one that looks similar and is at least twice as tall!!
June 2, 200718 yr Long time, no updates. here it goes: Â I talked to one of the sales reps... 35 units sold, with deposits on "several more". From the context of the conversation, it sounds like business has picked up to 2-3 units being sold per week, and there are supposedly only 6 of the original 12 penthouses available. Â Anticipated completion date is still late July/Early August. Although, in my (inexperienced) opinion, it looks a little farther than 2 months away from being finished.
June 2, 200718 yr Did someone request a photo update? :-) Â From June 1st: clevelandskyscrapers.com Cleveland Skyscrapers on Instagram
