Stonebridge and the Park Bldg on Public Square are the hottest things since sliced bread; selling very well. Every month I go in and see what is selling downtown and in OC and Stonebridge leads the pack. Last count over 14 already sold in Park Bldg as well. That is a gorgeous property.  And a great view. I'm always intrigued by what sells and what does not.I was not aware however that there is a phase 12 of Stonebridge; do they own every parcel of land there or what? How can that be? Or was that tongue in cheek? lol

I think phase 12 may be the dream stage...but that is a good thing to have dreams b/c they said the stonebridge apartments would never happen...nor the condos...and now we have a nice little community.

I would imagine that phase 12 will probably be split into additional phases when the time comes.  It's a very large phase indeed, if not.

This weekend we drove west on Route 2 a few times on our way to Edgewater Park and The Harp.  Each time we saw the top of the new Stonebridge building and it was a very nice sight.

Anyone know when the Phase 5 building is scheduled to open for tenants to move in?

I called today. Late September to early October.

 

It kinda sucks... but I'd rather have them take their time and do it right than hurry up and cut corners to meet their deadlines. Anybody who has done construction work knows how THAT goes...

Do you know if they are actually hurrying up and cutting corners?

Twok2lcdcnc, is that for the whole building, or are the Penthouse units at least open for tenants, while they work on the lower floors (I think they did that in the previous building)?

 

Below I'm posting an article that KJP wrote almost 7 months ago saying that some units might be open in "late March".  By posting, I'm not calling out KJP by any means, I'm just wondering what's taking so long between then and now.... 

 

Maybe Corna/Price were just posturing during the whole tax abatement debate?

Just as one construction project on the Flats' West Bank concludes this spring, another will start.

 

But, developers involved in both projects cautioned the pace of construction may stop if the city does not continue giving tax abatements.

Yeah, they said they are working their way from the bottom floors, up.

 

They didn't give an exact reason for the delays, and I didn't ask. Most construction projects run behind... well, most of the ones I've seen anyways.

 

and I guess you're right... I don't know for a fact if they are cutting corners. However, I think if they were, they wouldn't be so brutally honest every time I talk to them about the expected completion date. Instead of getting a "we're working as fast as we can to get everybody moved in" response, I get a "It's taking longer than expected. Sorry if this causes an inconvenience, that's just how it is."

Hello all....great thread, especially since it started in 2005.

 

I have purchased a unit in phase 5.  I've been told there is a list of 8 units they are pushing to get done by the end of the month and have people start moving in after Labor Day, mine being one on the list.  I'm tentatively scheduled to close Sept 5.

 

I took a complete tour of the building Friday morning after selecting some of the finishing touches for my unit - sinks, faucets, carpet, hardwood flooring, etc.  I have to say, I was very, very impressed and really excited to move in!

 

After touring the Towers building (phase 5 is called the Plaza building, phase 4 is referred to as the Towers building), there were lots of things I loved about the building, mainly the interior of the units and the views.  There were some things I didn't like, specifically the feel of the common area interior.  It seemed more apartment/hotel like than what I would want out of a condo.  Still, after much discussion, I was reassured that they were taking what they learned out of phase 4 and improving on that for phase 5.  I took a leap of faith and bought the unit, hoping for the best.  It's looking like it was a great decision!

 

In the retail space, they have 3 confirmed tenants:  A coffee/bagel shop, a wine bar, and a small convienent store.  The cantina building will also house the gym for the condo building.  The interior is shaping up to be very nice; they maintained most of the interior Cantina brick when mapping out the space.  They were completing the stone pavers on the patio of the wine bar when I was there and it looks like it will be a great place to hang out.

 

The interior of the Plaza building itself is coming along very nicely.  There is an open atrium that goes all the way from the 3rd floor (lobby floor) to the roof and provides a great deal of natural light.  Each floor is painted in a slightly different tone giving each floor kind of its own feel.  The columns for the support beams in the hallways are all finished with granite and the elevator and exterior entry ways are done in stone.  They seem to be completing floors from the bottom up; the 4th floor is almost done.  The penthouse floor (12) has yet to even be drywalled, but most of those units have all been sold, which I think is great.  I wandered around up there for awhile and those units are really amazing - each 2 stories, some with private terraces on the roof.  Unfortunately, I am not obnoxiously wealthy yet, otherwise, I'd be all over those  :cry:

 

The lobby will have 24 hour security as well as a concierege for visitors/packages.  The concierege desk is really cool, finished off in with a small stone front and there will be a water fall as you walk in.  They are also creating a dog park under one arch of the viaduct, which as a dog owner, I was really happy about.

 

So it seems like the building will be done in less than 30 days with people moving in shortly there after.  They will continue to work on completing the rest of the units over the next few months and the retail space will open in October/November.  I imagine I'll be living in somewhat of a construction zone until probably the spring, but based on what I saw, I think I can deal with that.

 

The model unit - 808 - was almost done on Friday.  I imagine you can take a tour of it this weekend, or next at the latest.

Congratulations on the new condo, it sounds wonderful!  But don't let your dog pee on the viaduct stonework!

808, a lakeview right? nice.  I have been in the building and the views are really amazing. I am not sure of you live in the nabe, but you are sure to love it.

thanks...I do have many pictures...I have yet to get them online...I'll work on it though.  I'll be back a few more times this week to monitor some progress; hopefully I can include some of the latest updates.

 

808 is a river lake and downtown view...it kind of faces East-Northeast.

yes please get those pics up! I'm very interested to see what the inside of the building looks like... last time I saw it, I had to wear a hard hat. I was walking on a corrugated metal floor and there was no drywall to be found.

I saw the floor plans for 1208 along with the other 12 floor units but it would be interesting to see what a unit and the building looks now that its nearing completion.

Thanks. I really wanted to get more pics of the other rooms/interior of the building. Especially the lobby and parking garage... but there were construction workers in the building and I wasn't exactly... well... invited in. :)

I'm in 807, two bedroom, two bath.  The stonebridge website has floor plans.  each unit is the same on every floor, except 6 and 7 (and the 12th floor, which are 2 story penthouses).  They are basically the same units, just flipped.  But the balconies flip as you go up.  So I have the 7 unit guest bedroom location, with the 6 unit balcony location (if that makes any sense).

 

And I walk in the building all the time by myself.  The construction workers don't say anything...just act like you are supposed to be there.  your chance to do that probably won't last long since people are projected to move in within a month or so.

You have one of the 12's.  I purchased the unit 2 floors down in 912.  That floor plan is completly sold out.  I looked at a few 2 bedrooms, and probably would have went with one of them, the only and i mean only downside, was the way the blaconies are situated, your nieghbor has a direct line of sight into the living/kitchen area.  Maybe not too big a deal, but it was enough for me to go with one of the 12's.  We are completly on an island on that side of the building.  I think im sneaking in today!

 

alsothe front (07's and one other floorplan) 2 bedrooms, they also have no balconies looking in on them.  really great condo's for the price!

i think, and this is not gospel, that i remeber the sales folk saying that of the units that will initially be offered, they are over half sold.  i think the first 3 floors, have been set aside for rental or rent to own situations.  I think for being basically bought from floor plans and mondels, having 1/2 sold is somewhat promising.  Again, not for sure, but i know of at least 3 that are sold from the last 5 posts!

Yeah, just waking around the building on the floors that are actively on the market, it looks about 50% sold, including the penthouse level.  Zero 12 units left, I know that.  Those were the best corner units by far.  It will interesting to see how the other corner units do.  1's are against the viaduct so the balcony isn't as private; 5 & 8 are nice, but I prefer the more open floorplan.

Yeah, it's definately true. I believe (at least, according to the papers I was given) I was the 7th or 8th buyer in the whole building. Within a couple months they told me that that entire corner had sold out. And I, too would have liked a 2 bedroom unit but don't have the cash. And yes, I did notice that some units allow you to see into other people's rooms!

 

And I really shouldn't be spreading rumors... but I heard that the young lady that sells them bought one in 812. It felt good to know that the people selling these things are buying them, too.

 

I wonder who else got a 12 unit.

Thanks!  I think it was called Brazilian Cherry...dark like the cabinets.  We are having it installed in the entire unit, other than the master bedroom where we opted for carpet (who wants cold feet in the morning? :)).  I can't wait for them to install the flooring...then it will really start to come together.

 

I'm excited that I'll be able to check out a few units while under construction...always intersted to see what other people picked out.

Honey, that is why they invented radiant heat!  Which reminds me I need to turn it on!

yes I am a no-carpet person (phobia?)....Even w/o radiant heat it is fine.

Having been inside the lobby,I dont care at all for the faux italian accents (reminds me of that big suburb: Florida). I would prefer they go for a cleaner look.  there are some nice wood beams  in there that add good warmth, but the stucco- oh no. I do think the Carnegie Bridge statues are kinda neat though

It's certainly and eye-opener and will cause people to visit just to see it.

^Me too.  In a bad way.  I like the preservation of the roughness of the exterior brick facade though.  Sounds obvious, but a lot of developers do silly things to their nice old brick facades.

Hmmm... I'm going to hold my thoughts until I see it finished.

And amazing craftsmanship on the little girl sculpture! ;)
