Another mold would likely be more expensive to create.  Duplication was likely much cheaper.  I like them regardless of the duplicity.

Does anyone know what the "catch" is on renting to own?  I would certianly entertain the thought of living in a place like this, esp. at the costs mentioned above, with the promis of future ownership, but I am sure i am missing something.

 

Can someone enlighten me?

in this case I do not think there is one, as it is a sales tool to get units sold and you would want to get the very good below market rate national city finance deal if you qualify.  I live in the area Personal message me with any questions.

Project Description:

Mocha Fusion, Market on the Square, Pizzeria Café (“Moca Fusion”) is a consortium of three small minority and female owned businesses that will operate in the vacant Cantina Del Rio building on the West Bank of the Flats. The businesses will provide the following:

 

    *An internet café featuring jazz & poetry readings

    *A market featuring freshly prepared sandwiches and deli entrees

    *An Italian bakery featuring fresh baked stone oven pizza.

 

The businesses will cater to the needs of the growing residents of the expanding Stonebridge Development. Total project costs are approximately $222,000.

 

Proposed City Assistance:

 

    *$20,000 NRAP grant to provide vibrant signage, lighting and other exterior improvements associated with the three small businesses.

 

Economic Impact:

 

    *Moca Fusion, Inc. will hire 15 full-time equivalent employees (a $375,000 payroll). They will contribute $7,500 of annual income tax revenue to the City.

LOVES IT! Can't find any specifics on the program methodology, but still great to hear! Similar programs at Fifteen in London and the Bread and Butter Cafe in Savannah have been really well received.

So is this lady combining two separate condos into 1? I'd love to see the place.

From the names of the establishments to the description of the decor, I was cringing throughout the entire article. However, it does sound like this will be a great addition to the Stonebridge neighborhood.

Expanding Views: Stonebridge continues steady development in the Flats with latest phases

No stone has been left unturned on the newest phase of the Stonebridge development in the Flats. Douglas Price, president of Stonebridge Management and principal of the K&D Group (Cleveland's largest multi-family development firm) and Robert Corna, vice president of Stonebridge Management and principal of Architectural Concept, Inc. have created another signature address. The grand opening of Stonebridge Plaza (1237 Washington Blvd., at Center Street), took place on September 20 and already sales of the luxury apartments and condominiums are brisk.

 

Stonebridge Plaza is the fifth phase of Stonebridge, a development that began with the seven-story, 30-suite Stonebridge Apartments in 2001. The success of this project led to the construction of a second 132-suite apartment complex. In 2004, a third 12-story, 160-unit condominium-apartment complex was added. This prompted the renovation of two 100-year old brick structures into a 55,000-square-foot office building, Stonebridge Center. Stonebridge Plaza has been part of K&D's master plan for the past five years.

 

The newest addition to the Stonebridge “neighborhood,” Stonebridge Plaza is a 12-story, 108-unit condominium-apartment complex. The steel-framed structure is comprised of an aluminum and glass curtainwall system with tile accents. This curtainwall system was designed specifically for this complex, offering a watertight weep system with two back-up systems. Blown-in cellulose insulation eliminates drafts and maintains indoor temperatures. Floor-to-ceiling walls of windows are of energy-efficient, low-glare Low-E glass. Baseboard heating under the windows is for added warmth, aiding the energy-efficient heating system. Floors are constructed of Level Rock™ panels. Concrete was pumped in, one-and-a-half inches thick, into steel tracks and self-leveled. This creates a soundproof building. The entire structure was pre-fabricated in the shop and brought and installed on-site.

I am sorry, but the fake Italian crap is not working. you have a bright, airy, space and fill  it with plaster and Styrofoam? When they had 2 bridge guardian guys out front that was kind of cool, but now there is an army of them. Still, I am thrilled to have more eats in the neighborhood. After a few recent wallet emptying nights at Ponte Vecchio we could use a place that has a nice pie.

This is correct.

 

This creates a soundproof building.

 

It's not a soundproof building as I recently got a b*tchy letter from Stonebridge (who is acting as the condo board) regarding my dog.  It essentially said there were numerous complaints about it barking and it would be removed in 72 hours if I didn't control the situation.

 

OK, I don't want my dog barking anymore during the day than a neighbor does, but consider:

 

1.  At the time I received the letter, I had no neighbors as I was 1 of 2 people on the floor and I was well removed from the other unit.  Who exactly is complaining?

2.  Construction crews were in and out of my unit all day long finishing off things they didn't do right the first time around.  So some random person enters my unit and you're expecting my dog not to bark?

3.  Even if they aren't entering my unit, it's LOUD in there during the day as they finish off neighboring units.  If a table saw suddenly fires off and it sounds like it is in my living room, my dog isn't just going to sit there and continue to sleep.

 

I guess I am venting here, but the attitude on the letter considering the circumstances and the level of completion of my unit left me with a bad taste in my mouth.

 

Aside from Stonebridge's general lack of customer service though, I love living there.  I just wish they weren't assuming the attitude of "we have your money, we don't care about you anymore, whether your unit is done or not."  Keep your dog quiet so potential future residents don't think they will hear noisy dogs barking all day long (ignoring the fact that it sounds like a construction zone in there from 7-4:30).

wow it was really pouring out. thank goodness the windows weren't leaking! I did not get to watch much but was not sure what building he was in (ponte vechio or the plaza) as they were showing shots right on the viaduct too. I recorded it so maybe I can see for sure. Everything looked great lit up, too bad it was raining

i'm pretty sure he was outside under a large white tent.  you could see all of the lights as you drove by.

^He was - they had a segment on it on the Channel 3 news at 6 tonight.

I was able to meet the executive producer of the nightly news last night - they were using the unit next to me for production things.  She seemed to be enjoying her time in Cleveland; she even asked to have a tour of our unit.  I think she really just wanted to play with our dogs as she told me she had to put hers to sleep just over 2 years ago and was deciding if she would get a new one.  Everyone seemed pretty nice that I encountered (granted, they were on a promotional trip to "reach out to the customers").

 

I thought it was great to have them do a live broadcast from here.  Downtown looked great and it was nice to have some positive coverage of people in Cleveland.

 

And yes, they were set up in an eclosed white tent at the end of the stonebridge, just past where the waterfront apartments end, across from where the plaza building (stage 5) starts.  And then the back "wall" of the tent was rolled up so you could get a view of the city.

i wondered where they were for that view, thx for explaining.

 

i thought it came off great with the city views in the rain and rain sound.

 

the vet and clinic stories were fine, but the housing problems in slavic village were depressing to see. and to hear the same is happening in maple hts. ugh.

Did anyone happen to tape it who would be willing to upload on Youtube or something?

After tonight's spontaneous "power outtage" party in the lobby, we've set up another one for Friday at 9pm.

 

I know a handful of residents browse here, this is for them. Everyone is invited, bring food, drinks, or just yourself. Come see what all the noise was all about  :drunk:  :-D

P.S. get used to the power outages that happen often and for a loooong time. At least I have gotten to clean out my fridge a number of times.

Haha... you probably could, there are so many more of you! And I didn't pick the 9pm start time, I'm just doing what I can to spread the word.

 

That's bad news about those power outages... especially bad news for me. That salt water reef tank might have to be put on hold until the problem gets resolved. I'm not quite sure how I'll explain the empty 125 gallon fish tank to visitors...

walked through the old cantina del rio (phase 6) space today.  they've done a very nice job carving up the space while honoring it at the same time.  the plaster work seems to be an homage to the motif of the guardians of transportation sculptures on the lorain-carnegie bridge, though it does not dominate the space. 

the upper levels are framed in drywall, though the majority is glass.  most is office space for k&d with about 500 sq. ft. rent-able and another small area being a fitness center.  the bottom floor features one large room consisting of a coffee bar, a pizza/sub shop, and a martini lounge delineated only by furniture style, counter tops, and artwork.  the entire room opens out onto a large patio.  I think this is could very well be the crowning achievement by k&d thus far.  a very activated space with lots of daylight.  hopefully the  food and management will be good and create a great community spot - the potential is certainly there!

don't hold your breath we are coming up on three years and the issue continues. It seems different parties point fingers as to why the problem is still occurring. Usually it is right around dinner time! So you  just you go out...I will need to check out the Cantina again. To be honest when I toured last summer I was appalled- the lovely open space and nice wood beams, brick and light,was being desecrated by a early 90's Disney meets las Vegas Italian theme-fake "crumbling" plaster and all (I did like the guardian though). Perhaps those hand chairs from Mayday's cruise are available.  Maybe it has been toned down? I sure hope so. I don't mean to sound bad, so I will just say it was not my taste. I can definitely enjoy the space , esp if there is not that 15 foot Mardi Gras/joker's mask looking at me.

neighborhood updates-

 

I have been told the power outage issues are due to the bugs that need to be worked out as a result of adding a number of new places to the grid. They are expected to continue, but not indefinitely.

 

Also fire station #21 in the Flats is being "browned out" .  I am trying to get more info about this as well as the impact. This station is the home of the Celebreze, the city's only firefighting boat. I think it is due in part for city financial reasons, but I think I read several months ago this  station may have been chosen to punish the firemen who work there for allegedly abusing sick leave. Anyway with the Flats and Tremont getting so many new residents, coupled with industry (always flamable! See Mayday's thread) and with the bridge closings -which could slow other crews from responding, station 21 seems to be a poor choice to disable. 

 

Oh, yes,  no more new contruction by K&D on the west bank until further notice. It was just a blurb in the newsletter! Truthfully it is not a shock given the housing situation (can't say "recession" right?) locally and nationally. Where the 35  million came from to purchase the Ameritrust is quite the mystery.

Got this invite email today, looks like the coffee shop/tapas bar/jazz lounge will finally be opening up.  Can't say I quite understand why Adrian Fenty would actually be in attendance (although didn't this Baxter women relocate from DC?), although with the creepy Hope Memorial Bridge replicas they have lined up out front, I guess we should expect the unexpected.  At any rate, it looks like they have a couple of days of festivities lined up.  Anyone  gonna be in attendance?

there are several events this week in this new place. I am going early next week, and will report back. My only hope is they have toned down the gaudy fake decor and made the old elements of the building shine. I can't wait to see the finished product.
