if its a commercial building i wonder if they have any companies in mind for the building

^I also heard about the dome over the viaduct, it would allow the entire stonbridge project to be used 365 days a year, rather than the measly 200 or so that are now available.  Imagine the economic impact!

Yes, that was Corna. He really has a thing for roofs.  I think that the Flats idea was great, as long as it could avoid creating a sterile environment.

i could see that happening with the viaduct, its already transformed with all the buildings around it now

^ ahh I would die if they covered the viaduct....love sitting out there drinking wine with those lake breezes. I imagine the heating cost would be a nightmare. Maybe they can put an ice rink out there in the winter? I hate ice skating but it would get people out doors more, and views are to die for out there.

Remember my big tease leading up to the Stark/Pesht series? Well, I hate to do this to you folks all over again (yeah right), but here comes another big project. Since I'm posting this in the Stonebridge thread, you can tell it has something to do with this.

 

I will give you all a better hints this time, than what I did with the Pesht thread...

 

We should consider renaming this thread the "Flats West Bank" discussion, because Stonebridge is morphing into something much larger than its clustering around the old viaduct. How much larger? This Flats West Bank proposal looks to be several times bigger than what Wolstein is planning for the East Bank.

 

The article should come out Thursday. It won't be as detailed or as long as the Pesht series, but I will have some interesting tidbits to share.

What excites me about these guys is that their projects actually surface in a timely manner. 

No renderings yet -- probably not until the formal announcement a couple months from now. But I have submitted to my editor a map and a rendering of the Stonebridge tower already under construction.

don't do it KJP!  this is one developer that just keeps building without press and has been very successful.  as soon as renderings start coming out of  a bigger master plan...

 

if that is the case, then my guess is that it isn't the KD people suggesting some of the new stuff.  they seem very press adverse.

mmm are they really press adverse, or just blase? I agree something huge is on the horizon, but it is always..."I can't say anything yet, but just wait...." from various people in the know. Although Bob Corna himself told me he wants to see development all the way to to the lake AND HAVE PEDESTRIAN ACCESS, with street lamps illuminating the great street scape there. Now at the time I chalked this up as dreams of a visionary (b/c vaults or not, the guy has vision)  but could this be?!

another thing about press. Last year they had a press conference on the viaduct where the mayor dedicated the viaduct to "the people" . there was press, Corna, councilman, mayor's cabinet there, plus renderings or the current building under contruction. So maybe the press are not reporting it? os the PR machine is not as big as Wolstiens? I do not know this for fact, but only possible reasons we have been tortured by lack of info.

I heard that some are going to the dust...esp the one near the new project. this may explain the multi story garage.

What projects?  There are no housing projects on the west bank of the flats.

It's kind of its own neighborhood... quite neat actually... but somewhat secluded by the bridges, water and shoreway.  It's all hilly and overlooks the lake, waterworks and pretty active port facilities... there are tons of seagulls and some historic WPA buildings and decor.  They're rehabbing it right now and I don't think anything is happening in the near future that would turn it over to market rate housing.  (correct me if I'm wrong)

Its up for grabs. I wouldn't consider it the Flats because its up on the bluff. I wouldn't consider it Ohio City because it its separated by the Shoreway.

Peabody spelled it out best, though. Corna is a partner with K&D on Stonebridge and is part of the partnership seeking the Flats West Bank development.

Can you imagine a Cleveland with a densely populated East and West Bank?  Wow!

 

Projects such as this, Pesht, and others in the works are very encouraging and very much needed in Cleveland. 

 

However, what provisions are being made in an overall plan for things like public spaces, bike paths, greenspace, urban gardens, and so forth?  Great cities have great public spaces. 

 

It's great to have downtown development, but people need things to do outdoors.

Ummm...yes, I've been doing it for years!  It's just fantastic to see people with the will and power to do it moving the agenda forward for once!

The Nautica parking lot, IMHO is almost as depressing as Jacob's lot on Public Square.

 

I would love to see a chunk taken out of it for development.

I could be wrong, but I believe that for all intents and purposes, it's topped out - but ONLY on the northern side. This edited version of the rendering shows the approximate progress (at least from what I can tell). As you can see, they're up to the top, but the wavy sections aren't there yet:

I stopped by the Stonebridge open house today and picked up some marketing materials on Stonebridge Plaza.

 

According to the price listing 10 units have been reserved, and that is just for the top three floors. I don't think they are marketing floors 2 -9 yet.

I think you're on to something.  In November I inquired about units and they could only give me plans for the 12 floor (I believe that is the top floor).  I think each floor will hold 12 units, since i received 12 floor plans. 

 

IIRC, the representative at progessive told me they (I assume K&D) weren't sure how many units (initially they stated 50/50) will be for sale or rental, but she thinks they were thinking of 70% - own/30% - rent mix , since at the previous phases, they had to increase the amount of for sale unites due to demand after construction was complete.

I was told by a PURE rep that the top three floors (10-12) will be for sale and will be the first finished. Then, the bottom three/four (4-6?)will be finished and will be made for rent. The middle three floors (7-9) will be finished last and will be for sale. She gave me projected pricing for the middle three floors, but said that they are subject to change.  I believe that even the first three floors will eventually be for sale, but will be made rental just to begin with.

What looks like the base of the 12th floor is in place. it looks like they did a lot of work this week. There is a flag on top of the building now. Does this symbolize anything (such as it is at it's peak in height?)

I have to say, I think the building is going to look wonderful on the skyline from both the Detroit-Superior and Main Avenue bridges. It makes me happy every time I see it.

I though it looked bigger yesterday.

 

The flag usually indicates the last steel beam has been placed.

Sometimes construction companies use a pine tree, too.

 

 

A pine tree is used around Christmas.  Alot of times they will have a "Topping Out" party when the flag or tree is set.
