December 20, 20231 yr I would definitely use the drive in the easement to get out to Parkview, if only to upset the Alexander folks...😈
December 20, 20231 yr I mean, from the quote, it sounds like the only thing at risk would be the easement, which probably isn't mission critical. The funeral home -> apartment thing got shut down because that section of Livingston isn't currently zoned for multi-family housing, whereas this development doesn't have that issue. The developers did seek some variances but nothing crazy. The 6 stories instead of 5 thing looks like the biggest to me. Quote 1. Building height: a variance to allow for 6 stories for a portion of the building near the East Main Street Frontage. The Main Street District allows up to 3 stories with the potential for a ‘Special Exception’ up to 5 stories. 2. Public Private Setback: a variance to increase the public private setback from the maximum 20’ depth (from R.O.W.) to 55’ in depth. 3. Building Frontage: a variance to reduce the minimum building frontage of 80% to 75% (currently showing 231’ wide and lot width is 301’ = 76.7%)
May 8, 20241 yr Bexley funeral home site sells to The Community Builders, advancing potential affordable housing project Affordable housing developer The Community Builders has closed on its purchase of 2300 E. Livingston Ave., which has been the center of a years-long court battle over the organization's plan for a three-story, 27-unit apartment building at the site. TCB paid $1.5 million for the former O.R. Woodyard funeral home property, according to the Franklin County Auditor. George Tabit, vice president of development for TCB's Great Lakes region, confirmed the sale and said the firm is trying to move forward with its proposed affordable housing development. TCB is based in Boston but operates a Central Ohio office. July 24, 2024Jul 24 I lived in Bexley for around twenty years and I know how a lot of people think. When they hear affordable housing, they think Section 8. Most fair and honest minded people know when you bring Section 8 into an area, nothing good is going to happen for the existing residents. Sure it's good for the new tenants who get to live in a nice, well maintained area on the cheap, but to the people who made that area what it is, there's a lot of trepidation and concern about the future of of their neighborhood.

The development at Main+College is market rate isn't it? The contentious affordable building is proposed at Livingston and Francis right?

I know a good deal of people that rent out section 8. Great money, horrible tenants. There's some good ones for sure, but you've got a much higher probability of getting that one neighbor that's always disturbing the rest and getting the cops called on them all the time and etc, etc...

April 28Apr 28 I’d love to see more effort throughout Columbus metro to add islands/margins In roads for trees. Look how nice that section of Main is while maintaining left turn lanes. Morse Road is a good example on a larger road. East Dublin Granville definitely needs them.
