Drexel Theatre Receives Digital Equipment and Building Repairs

Renovation work began yesterday at the historic Drexel Theatre in Bexley.  All three theatre rooms will receive state-of-the-art digital projection and sound upgrades featuring Dolby digital sound, Christie digital projectors and all new screens.  Additionally, the barrel roof of the theatre will be replaced along with the 10-ton HVAC system that services the largest of the theatre rooms.

In related news, the Big Deal Diner concept that was proposed for the former Radio Cafe space has been shelved.  No other updates on a new use for the restaurant space are available at this time.

It’s also close to I-70 and to Capital University, and Columbus-based Kassel Equity Group hopes its $1 million investment there will pay off.  Many who drive by this corner of Bexley, even those who live in the city, would hardly believe it’s part of the suburb.  Despite its relatively small size, the area has caused big problems for Bexley leaders.

 

Mayfield Place and Ferndale Place straddle the Livingston Avenue border with Columbus.  The two dead-end streets don’t connect to the rest of Bexley, creating a small island of low-income housing and higher crime.  The cluster of 20 or so properties generated about 300 police calls in the past 12 months. 

 

For years, city officials have been brainstorming ideas to rejuvenate the area.  At one point, there were talks of building a road to connect Mayfield and Ferndale to Sheridan Avenue to integrate it into the rest of Bexley.  But, Mayor Ben Kessler said that won’t happen until he starts seeing solid progress in that area.  He hopes the new owners of the apartment complex will bring in good tenants.  Kassel Equity is gutting most of the units and will start renting out the new one- and two-bedroom apartments at the beginning of the year. ... A new Tim Hortons is to open at Livingston and Mayfield at the end of the month.  It’ll be the first new business on Bexley’s side of the street in decades, Kessler said.

I used to live right by here on Sheridan. Those apartments are in really high demand because the kids that live in them get to attend Bexley schools. Even the really crummy '50s units that line those two little streets are coveted.

Wish list of improvements become reality for Drexel

Upgrades that include Dolby Digital sound should be in place by the end of 2012

The historic Drexel Theatre is undergoing renovations that are expected to be completed before the new year.  All three theaters at the Drexel are being converted to state-of-the-art digital projection and sound.  The largest theater will be equipped with Dolby Digital 7.1 sound and the two smaller theaters will have Dolby Digital 5.1 sound. Digital projectors and new screens will be installed in all three theaters.

 

The barrel roof covering all three theaters also will be replaced, as well as the 10-ton HVAC unit, which services the largest theater.  Due to the renovations, screenings before 4 p.m. Dec. 12 and 19 were canceled. The regular Wednesday schedule will resume Dec. 26.

 

Funding for the renovations was provided by the Bexley Community Foundation and Franklin County through a federal Community Development Block Grant.  Limited Brands Foundation and members of the Jeffrey family also contributed to the effort.

Initiatives for 2013: City to host new events, improve areas

With nearly a year in the city's top leadership position under his belt, Bexley Mayor Ben Kessler says 2013 could look a lot like 2012 -- at least from an operational standpoint. "Maintaining top-notch police and safety services, infrastructure services, providing ample quality recreational opportunities, and preserving and enhancing Bexley's quality environment are at the core of our mission," Kessler said. "All that we're working toward in 2013 points back to and supports that mission."

 

In 2013, Kessler said he wants to focus on improving the Main Street business district through streetscape improvements. "Plans for next year's Main Street streetscape project are being given the final touches," he said. "We'll be having a public meeting in January to give residents a preview of what's coming and as a follow-up to the public workshops that we held in 2011 and 2012."

Bexley in line for Giant Eagle urban prototype

Columbus developer Frank Kass has outlined plans for a two-story grocery store on the Bexley City Hall site in a deal that calls for the city to acquire the neighboring Bexley Square retail center.  The chairman of Continental Real Estate Cos. said Pittsburgh-based Giant Eagle Inc. wants to build a smaller version of its upscale Market District store on the 1.7-acre site at 2242 E. Main Street. 

 

A conceptual plan for the project is being worked on by the developer and the city.  The deal may call for Bexley to move its offices into vacant space in the Bexley Square center at 2212-2240 E. Main Street.  The city has the property in contract with the seller, an affiliate of the Casto real estate organization, for $1.85 million.  If the project continues forward, the city hall property would be transferred to the Bexley Community Investment Corp., which would lease the site to Continental.

Kass said the Market District Express, which wouldn’t open until March 2015, would be built in line with the neighboring Drexel Theatre and other storefronts along East Main Street.  The store could include a second-level patio where customers could dine as they overlook the Capital University campus across the street.

Giant Eagle planned for Bexley clears hurdle with city’s $1.85M deal for Bexley Square

Giant Eagle’s plans for a two-level, upscale Market District store on the site of Bexley City Hall took a significant step forward Friday when the suburb paid $1.85 million to a Casto affiliate for the Bexley Square shopping center next door.

 

But construction of the 30,000-square-foot supermarket may not begin until next fall.

 

A Continental Real Estate Cos. affiliate has signed a land lease for the City Hall site with the city’s nonprofit community improvement corporation, which calls for the developer to pay $50,000 a year. It also has signed a long-term lease with the Pittsburgh-based grocer. The city’s contract “was contingent upon the Giant Eagle lease being executed, which it has been,” Bexley Mayor Ben Kessler told me.

More about the Giant Eagle / Bexley City Hall development deal from Business First.  In a follow-up to this report published in the Nov. 1, 2013 Business First print newspaper, it was reported that "(Bexley) will renovate up to 6,500 square feet of the shuttered Barrel 44 restaurant at Bexley Square shopping center for its offices.  Five other tenants will remain at the shopping center.  Bexley must move out of its Main Street offices within 12 months so construction can begin on the store."

 

Giant Eagle says Bexley store will be ‘intimate’ but it’s not sharing much else

Giant Eagle Inc. may be moving ahead with a scaled-down-yet-upscale Market District store slated for construction late next year in Bexley, but the retailer remains typically tight-lipped about the project.

 

I went looking for details while reporting Tuesday that the city bought the Bexley Square retail center next to City Hall with plans to take over about 75 percent of the shuttered Barrel 44 restaurant for city offices by this time next year.  That would clear the way for Continental Real Estate Cos. to build a Market District Express store with about 30,000 square feet on two levels on the City Hall property at 2242 E. Main Street.  As I’ve reported, it would be a new urban concept store for the Pittsburgh-based chain.

Business First has a slideshow of some recent improvements to the Columbus School for Girls campus located in Bexley.  These include a new Health and Wellness Complex - an Athletics Complex with an eight-lane competition pool with dive platforms, fitness center, dance studio, locker rooms and athletic offices - plus a new South Drexel Avenue entrance that opened in Autumn 2012.  Still under construction on the CSG campus is a 400-seat Performing Arts Center that is excepted to be completed in April 2014.

Condos proposed for Bexley Cup o’ Joe site

The Bexley Planning Commission has conditionally approved a plan for a four-story retail and condominium complex on the site of the Cup o’ Joe cafe at East Main Street and Cassady Avenue.

 

Not only will the Gramercy project have full-floor condos, it also will feature an underground garage with 18 parking spots.

Any idea where Cup o' Joe will move to?  I like their coffee beans over Starbucks.

But Bexley has a sweet Starbucks.

That four-story condo building proposed for the Cup o' Joe site is good looking but weird.  Why weird?  It would only contain 3 residential units above the ground floor retail.  But the 3 units would be full-floor condos totalling 5,800 sq. ft. each!  According to the article, for three local couples "looking to downsize"!

 

NYC meets Bexley?

Well I hope those 18 parking spots aren't all reserved for those 3 units!

Developers get go-ahead for Gramercy condos in Bexley

Developers are moving ahead with plans for a four-story condominium and retail complex on the site of Bexley’s Cup o’ Joe.

 

Bexley City Council voted 6-1 in support of the project at 2412-2418 E. Main St. despite concerns from residents after the initial approval from the city’s planning commission. The measure was approved after midnight last Wednesday following 10 hours of deliberations in the days prior.

The Giant Eagle Market District Express planned in Bexley is scheduled to go before the city’s planning commission next week.

 

Mayor Ben Kessler said the panel’s approval is all that stands in the way of the two-story project on a 1.7-acre site at 2242 E. Main St.

Cup o’ Joe in Bexley closing to make way for condos

 

The Cup o’ Joe in Bexley is closing as developers prepare to start on the Gramercy condominium and retail project at the corner at East Main Street and Cassady Avenue.

 

“Sunday the 14th is the last day,” store manager Brittany VonStein told me, confirming a notice posted at the cafe at 2418 E. Main St.

Stadium lights plans to proceed, Capital promises open-door policy

Having received approval from the Bexley Planning Commission on Oct. 27, Capital University representatives say they plan to add lights and a new sound system to Bernlohr Stadium.

 

However, surrounding property owners who opposed the development have the option of appealing the Planning Commission's decision to Bexley City Council.  No official plans for an appeal have been announced, but members of the South Bexley Neighborhood Association (SBNA) said they're disappointed by the Planning Commission's decision.  The ruling came after a four-hour meeting at Cassingham Elementary School that about 200 people attended.

 

SBNA member Eloise Buker, who is also a Planning Commission member but recused herself from the Oct. 27 decision, said although Capital agreed to some conditions, she's concerned that the university did not accept the staff report in its entirety.  Other residents spoke in favor of Capital's plan.  "We've seen this time and time again. Any time Capital University wants to do something, the world is coming to an end," said Bob Chapman. "These issues are totally overblown."

 

Capital spokeswoman Nichole Johnson said the university will strive to maintain a constructive relationship with the community as it moves forward with the stadium plan. ... The conditions the Planning Commission attached to its approval of the stadium plan include limits on how often Capital can use the stadium lighting, how long the lights can be on, regulations on sound levels, and a plan to manage traffic, parking and safety concerns on game days.

City Hall on track to move Feb. 13

City Hall will relocate next month from its current location at 2242 E. Main Street and move to a new space at Bexley Square Shopping Center to make way for a new Giant Eagle grocery store.  City Hall's prospective move date is Feb. 13, Mayor Ben Kessler reported at council's Jan. 13 meeting.

 

While City Hall's relocation is on schedule, he added, Giant Eagle has requested an extension to April 1 to take over the City Hall site.  The company wants to allow more time to plan for demolition of the existing building and construction of the store.  "They're talking about a mid-2016 completion date, as opposed to a late 2015 completion," as was originally planned, Kessler said.

  • Where is the new City Hall located?
    --- The new City Hall is located in the former Bexley Monk/Barrel 44 restaurant space.  By using existing building area, the City saved on construction costs and used some retail space that was struggling.  A new access road was cut through the southern portion of the former Bexley Monk/Barrel 44 space, creating a free-standing building for City Hall and providing access from the new grocery store to the light at College and Main.

  • What is the new City Hall space like?
    --- The new City Hall space is an approximately 6,300 square foot space with administrative offices, a council chambers, and a community conference room.  While smaller than the former City Hall, its one floor design is ADA accessible and enables us to perform the same functions in a more functional and accessible environment.  The new space has high ceilings and a highly functional and collaborative design, and is able to accommodate larger public meetings.

Bexley residents upset about restaurant's rooftop patio, unapproved renovations

A restaurant under construction in Bexley is renovating its renovation plans.  Backers of the three-story project at 2525 E. Main St. appeared before the Bexley Planning & Zoning Commission this week seeking approval for exterior changes to the building, along with a review of a planned rooftop patio, after construction was halted on the project.

 

No action was taken at the meeting after more than an hour of discussion and public input.  The project is expected back next month with revised plans.

“It’s very much in a limbo status,” Mayor and Development Director Ben Kessler told me Tuesday.

Drexel Theatre added to National Register of Historic Places

The Drexel Theatre has been added to the National Register of Historic Places.  The 1937 Art Deco cinema, at 2254 E. Main St., is the sixth Bexley site recognized as a historic place worthy of preservation.  “The Drexel has been a Bexley icon for decades, and it is a proud moment to see it take its rightful place on the National Register of Historic Places,” Bexley Mayor Ben Kessler said in a statement.

 

The recognition will allow the theater to apply for state and federal historic tax credits in the fall to use towards 2016 renovations of the theater’s three screening spaces, lobby and iconic marquee.

 

Meanwhile, ground has been broken on new construction on the west side of the historic building to add men’s and women’s restrooms adjacent to the theater lobby.  The addition, expected to be completed this fall, will take place on recently acquired land on a small corner of the former Bexley City Hall property.

Bexley council takes steps to improve quality of life in southwest quadrant

Bexley City Council on Oct. 27 approved three ordinances and introduced another – all designed to improve the quality of life in the city's southwest quadrant.  The first ordinance creates and codifies a Bexley Community Reinvestment Area, allowing the city to provide 10- and 15-year tax abatements to promote development and redevelopment within the city’s borders.

 

The second ordinance creates the Southwest Bexley Community Reinvestment Area, providing tax abatements in the Ferndale Place/Mayfield Place area, which borders Astor Avenue on the north, East Livingston Avenue on the south, College Avenue to the east and Alum Creek on the west.

The third ordinance authorizes the city’s Community Improvement Corporation to purchase rental properties in the Ferndale/Mayfield area.  The city would renovate the properties, rent them out and use the rental income to reinvest in the area, with the long-term goal of attracting private investment to the area. ... Discussion will continue on an ordinance just introduced that would create a new steering committee to update the city’s Southwest Bexley Master Plan.

Bexley preserving cinematic heritage with Drexel rehab, after failing to save X-rated theater

Bexley preservationists and cinema enthusiasts may have failed to save the X-rated Bexley Theater from demolition in the late 1990s, but they now have a victory in the ongoing rehabilitation of Drexel Theatre.

 

Speaking Wednesday at the iconic 1937 theater to unveil recipients of state historic preservation tax credits, Ohio Development Services Agency Director David Goodman recalled the battle over the city’s Bexley Theater, opened in 1935 as one of the country’s first twin-screen theaters but which slowly evolved to just showing porn.

Bexley's 'sentimental symbol' to be restored

A $250,000 grant from the Ohio Historic Preservation Tax Credit Program will enable the Drexel Theatre, 2254 E. Main St., to proceed with a $2.6 million renovation scheduled to begin in the spring, said Bill Conner, president and CEO of the Columbus Association for the Performing Arts, which manages the theater.

 

The Ohio Development Services Agency announced Dec. 16 that the Drexel had been awarded the grant.  The state grant is in addition to about $250,000 in federal historic rehabilitation tax credits the theater received earlier this year.  After being added to the National Register of Historic Places in June, the Drexel was eligible to apply for state and federal tax credits to help fund a total overhaul of the 1930s theater, Conner said.

Developers get go-ahead for Gramercy condos in Bexley

Developers are moving ahead with plans for a four-story condominium and retail complex on the site of Bexley’s Cup o’ Joe.

 

Bexley City Council voted 6-1 in support of the project at 2412-2418 E. Main St. despite concerns from residents after the initial approval from the city’s planning commission. The measure was approved after midnight last Wednesday following 10 hours of deliberations in the days prior.

Parkview House planning apartments, commercial in Bexley

A rare undeveloped site at one of Bexley’s main gateways is being targeted for a four-story mix of apartments and commercial space.

- The site is a vacant lot at the northwest corner of Main Street and Parkview Avenue.  It is less than one-acre in size and was formerly a gas station that was remediated.

 

- The proposed four-story Parkview House project would contain 26 high-end apartments and 3,362 square feet of street-level retail plus 45 parking spaces on one level, four feet below grade.

 

- All the apartments would have two bedrooms and range from 1,628 to 1,988 square feet.

 

- The Bexley Square Shopping Center and City Hall are a block east of the planned building.
