Wright-Dunbar gets sites on West Third Street

DAYTON | Three West Third Street buildings deemed critical in revitalizing the historic Wright-Dunbar Business Village have been purchased by Wright-Dunbar Inc., a nonprofit organization dedicated to the rebuilding effort.

 

The properties contain more than 75,000 square feet of space and were bought from longtime owner Marsha Greenberg for $600,000, said Wright-Dunbar Inc. Executive Director Idotha Bootsie Neal.

Plans include recruiting new businesses to historic area

Wright Dunbar Inc. is on the verge of launching a development effort to change the face of the historic business district.

 

Group officials are preparing to unveil the framework of their plan to usher in a new era for the Wright Dunbar Business Village set to include restaurants, shops and other businesses along their stretch of West Third Street in Dayton. Since starting its work in the late 1990s, the nonprofit group has focused on buying and stabilizing historic buildings between Shannon and Broadway streets.

I wasn't going to do it, but ended up taking that Third Street Shuttle to Wright-Dunbar tonight, just to see what its "Urban Nights" deal was.

 

And I was impressed. 

 

It was quite a bit more lively than downtown.  Jazz tent, open galleries (with live music), outdoor barbeque stand, and I ended up at crowded Smokey Joes listening to a  jazz combo and eating some chicken and a fish sandwich.  The theme was "Strolling the Nickle", sort of a recreation of the old 5th Street scene....and one of the galleries was showing this documentary video on  the history and venues of old 5th Street.

 

The old car cruise-in was great. I like old cars so this was up my alley... Some good old "bombes" (lowrider slang for a 40s car), but also this really really sweet late 60s Chevelle with chrome plated engine work..a true show car.  And an BMW Isetta...the first Ive seen in real life. 

 

This was a great debut for Wright-Dunbar to the Urban Nights crowd.

Housing redevelopment proposed for historic Dayton neighborhood

 

Another housing redevelopment could come to West Third Street in the next chapter of the revival of the Wright-Dunbar neighborhood.

 

Wright Dunbar Inc., a nonprofit dedicated to improving the neighborhood, is seeking an $850,000 project to renovate Building F, at 1117 W. Third St. The project would turn the vacant building into eight affordable housing units. It would be funded through HOME Investment Partnership Funds, managed by Wright Dunbar and CityWide Development Corp.

Dance company to renovate space near Wright-Dunbar

A famous Dayton dance company is looking to modernize its performing arts space west of downtown.

 

Dayton Contemporary Dance Company is assembling the funds for about $450,000 in renovations to 12,000 square feet of space it uses at 840 Germantown St. immediately west of downtown Dayton, near the Wright-Dunbar neighborhood, said DCDC’s executive director Ro Nita Hawes-Saunders.

Proposed $6M VA project gets green light

A proposed new housing project on the Dayton VA Medical Center campus has a green light.

 

Department of Veteran Affairs’ Secretary Robert McDonald approved the Dayton VA to be a priority location for a new Fisher House, a $4 million to $6 million housing project funded mostly through donations that would be a temporary home for veterans undergoing treatment and their families.

A company is investing $200,000 to renovate an old post office building in the Wright-Dunbar neighborhood where it wants to move.

 

PayCo Inc. plans to renovate the 3,300-square-foot facility at 8/10 N. Williams St. where it plans to relocate its office, currently in about 700 square feet of space at nearby 13 N. Williams St.

$10M senior housing project seeks tax credits in northwest Dayton

 

The city has put its support behind a $10.2 million senior housing project that has been proposed in northwest Dayton.

 

The request for state low income housing tax credits will aid the College Hill Manor — a redevelopment project CityWide Development Corp. has proposed at the former Miracle Lane Shopping Center, near the intersection of Salem Avenue and West Hillcrest Avenue in northwest Dayton.

Apartments, other businesses, set for Wright-Dunbar neighborhood

New apartments will be ready to rent in Wright-Dunbar this April.

 

Erica Hubler, community development specialist with CityWide Development Corp., said in a city of Dayton Youtube video that the second phase of an apartment project will wrap up this spring, with eight more units completed.

Wright Factory in Dayton lands big grant

The Wright Brothers Factory Site in West Dayton will receive a grant hoped to speed redevelopment of the property.

 

The site at 2701 Home Avenue will receive a $1 million grant for continued preservation, the city announced today, in a presentation by State Rep. Cliff Rosenberger, R-Clarksville, speaker of the Ohio House. This marks the latest in efforts to redevelop the 54-acre site that was at one time where the Wright Brothers manufactured their first aircraft.

$10M Dayton Metro Library planned at Wright Brothers factory site

The Dayton Metro Library is planning a $10 million branch in West Dayton by the site of the Wright Brothers factory.

$1.5M grant to help redevelop Dayton neighborhood

A $1.5 million federal grant is expected to pave the way for the redevelopment of a distressed Dayton neighborhood.

 

U.S. Housing and Urban Development announced Tuesday a $1.5 million grant to Greater Dayton Premier Management to help with the redevelopment of the DeSoto Bass neighborhood, a tract of land in inner-west Dayton immediately southwest of the I-75 and U.S. Route 35 interchange.

Key milestone reached in Wright Factory revival

Advocates say they have hit a key milestone in the redevelopment of the former Wright Brothers factory site in West Dayton.

 

The National Aviation Heritage Alliance, boosted by a number of major recent donations, is now more than half way to the $4 million goal to buy and begin to revive the dormant 54-acre plot of land that once held the Delphi Home Avenue site. Boosted by a big commitment from the Dayton Metro Library, it says it is coming closer to succeeding.

Developer looks to rehab big Dayton property

 

The city of Dayton will consider selling a big piece of vacant industrial real estate to a developer who could be eyeing its rehabilitation.

 

The city commission will decide Wednesday on an agreement to sell the vacant McCall building at 2333 McCall St. in the Westview Industrial Park. The 350,000-square-foot property has been vacant since 2010 and the city has been attempting to sell it since that time, city documents show.

The city of Dayton has green-lit the sale of a major west Dayton property to a Milwaukee investment group planning a big rehabilitation project.

 

City commissioners approved Wednesday morning the sale of 2333 McCall St. to an LLC affiliated with Milwaukee-based Phoenix Investors, for $300,000. The real estate group plans to spend the next 6 to 9 months making significant repairs to the 350,000-square-foot building to prepare for its revival. The group hopes to eventually attract a new tenant to the property for warehousing, industrial or manufacturing use.

City and landlord: Dayton's unusual development strategy

Dayton's 15-year ownership of a big west Dayton industrial building was a long, atypical play to revive the local economy, officials say.

 

The city approved the sale of the 350,000-square-foot industrial building at 2333 McCall St. Wednesday morning to Milwaukee-based investment group Phoenix Investment, and the sale could close in 90 days. This comes after five years of searching for a tenant or developer for the building, which the city bought in 2001.

Plan for Wright Factory site continues

The plan for the 54-acre Wright Factory site is continuing as the land owners are negotiating with a nonprofit that wants to purchase the land.

 

Tony Sculimbrene, executive director of the National Aviation Heritage Alliance, announced at the group's annual meeting Tuesday that it had formally begun negotiations on the 54-acre Wright Factory site in west Dayton, which houses the factory where the Wright Brothers first manufactured aircraft.

3rd Street has a ton of potential, and Texas Beef could definitely use some more neighbors, and W-D needs all the love it can get. I think the biggest problem, besides the stigma of being the West Side, is that it's pretty isolated from the other gentrifying areas south and east of downtown.

Agnes All Natural, which moved out of its downtown location and is currently operating as a food truck, is supposed to be opening back up at 1513 W. Third St., just down the block from Texas Beef. They've announced it a few times on their Facebook page. I'm a big fan of their food.

Yeah, Agnes is good stuff.  I miss them.

West Dayton cleanup project to get $750K in state funds

 

About $750,000 in state funds will help a Milwaukee developer revive a vacant industrial site in West Dayton.

 

City commission will vote Wednesday on whether to grant $750,000 in funds from the Ohio Job Ready Sites program to help with the renovation of the McCalls Building at 2333 McCall St. Last August, Milwaukee-based Phoenix Investors agreed to buy the vacant building for $300,000, and city documents show they expect to spend another $1.5 million cleaning up the 350,000-square-foot building.

$10M Housing expansion proposed at VA campus

 

Developers are proposing doubling the size of a housing development on the campus of the Dayton VA Medical Center.

 

Dayton-based St. Mary Development Corp. is looking at the $10 million, 55-unit McBride Place project as an expansion of the standing Lyons Place II development, an independent living facility for low-income seniors and with preferential placement for veterans 62 and older. That facility has been filled, said Wes Young, v ice president and chief real estate officer of St. Mary Development Corp.

Wright Brothers-themed bikes to be made in their legacy neighborhood

 

A Wright Brothers themed retail shop is opening in the legacy Dayton neighborhood of the famed inventors, where bicycles bearing their brand will also be assembled.

A real estate agency plans to buy and occupy a building located in the Wright-Dunbar business district.

 

Vintage Investments LLC plans to purchase a two-story building at 1024 W. Third St. from the city of Dayton for $50,000.

Nonprofit aims to restore, revitalize former Wright Company site

A long-awaited plan to transform the Wright Company factory site may soon become a reality.

 

The National Aviation Heritage Alliance (NAHA), a nonprofit that seeks to promote and preserve historic resources in the National Aviation Heritage Area around the Dayton region, hopes to transform the 54-acre Wright Company factory site into an educational hub, as well as a new branch of the Dayton Metro Library.

 

NAHA, a Dayton-based partner of the National Park Service, currently operates 15 historic sites in eight counties, including the Dayton Aviation Heritage National Historical Park. The organization has long planned to add the Wright Company factory to its list, but a lack of funding has made acquiring the property from its private owner, Home Avenue Redevelopment LLC, impossible.

Wright-Dunbar neighborhood gains momentum

 

On a good day, you’d be lucky to grab a table at Texas Beef & Cattle Co. At lunch, the line is out the door.

 

It’s a pretty good analogy for the Wright-Dunbar neighborhood these days, as new businesses, and now new developers, look at the Third Street corridor as a new place to set up shop.

 

Walking down the street one weekday, Erica Hubler, director of real estate and property management for Wright-Dunbar Inc., recounted the state of many once empty buildings now showing signs of life.

 

“We’ve made a lot of strides in the last three years in terms of new businesses, and they’ve all stayed,” she said. The distinctive barbecue stand has been there over two years as one of the longest serving tenants, and nowadays it’s drawing people over from downtown for lunch.

 

Wright Dunbar Inc. has been busy turning around buildings to be re-used. Payco has finished its move to 8 N. Williams St. and its old, 1,100-square-foot storefront at 5 N. Williams St. is ready to be backfilled.

City eyes $1M purchase of historic Wright Brothers factory in west Dayton

The city of Dayton is looking to acquire a piece of historic real estate in an effort to preserve the site and construct a new library.

 

The Department of Economic Development wants to purchase 54 acres of land at 2701 Home Ave. in west Dayton, which includes the historic Wright Brothers Factory Hangars.

 

The Wright Company factory is one of very few structures built by Wilbur and Orville Wright that still stands today. Built in 1910 and 1911, it's also the oldest aircraft factory in the world. The factory was able to produce four airplanes per month, more than any other aircraft manufacturer at that time.

City's redevelopment of former Wright Co. hangars moves forward

The city of Dayton and its community partners are coming together to preserve and redevelop a historic piece of real estate so that it will become a contributing asset to the region through cultural tourism.

 

In October, the city purchased 54 acres at 2701 Home Ave. for $1 million. It includes five manufacturing hangars, two of which were the original facilities where the Wright brothers produced their airplane models. Plans are starting to form around how they’ll be used in the future.

 

Ford Weber, the city’s director of economic development, said the two historic Wright hangars – built in 1910 and 1911 – will be preserved for “cultural historic tourism.” The nonprofit National Aviation Heritage Alliance in Dayton advocated for their preservation and for the Dayton Aviation Heritage National Historical Park to operate the facilities.

 

In addition to the hangars, the redevelopment project will include a new, $10 million Dayton Metro Library branch.
