I was digging around the City's website trying to find some more detail about the possible Charlie Simms development coming to the westside (ugh, but yay!), and I came across this new master plan document for redeveloping the west side. It looks incredibly ambitious and I doubt I'll see much (if any) of it come to fruition during my time living here, but it's good to see the city championing a side of town that hasn't seen any major investment in decades.

Dayton VA working on multiple construction projects

A flurry of projects is underway at the Dayton VA Medical Center, including the construction of two new buildings for the National VA History Center. 

 

The History Center has a projected opening of 2022, with construction occurring in three phases, said Phil Kirk, chief of engineering. The headquarters building will begin phase two in a matter of months, where building utilities such as heating and air-conditioning will be installed. The clubhouse is preparing to begin phase one of construction, where the structure of the building will be finalized. 

 

The National VA History and Heritage Center will create 440 jobs once completed in phases over the next five years. The center in part will store historical archives for the VA system, including art, artifacts, records and photographs.

Wright Dunbar neighborhood businesses expand, set to add 250 jobs

A west Dayton neighborhood is making strides toward revitalization, with longtime businesses expanding and new businesses eyeing the area.

 

The Wright Dunbar neighborhood, located on the western corridor of downtown Dayton on West Third Street, is home to 23 businesses. From nonprofits such as the National Aviation Heritage Association and the Dayton Aviation Heritage National Historic Park, to small businesses such as the Texas Beef and Cattle Company restaurant and the Urban Chic hair salon, a wide variety of businesses call this area home.

 

In addition to these modern-day businesses, the Wright brothers and African American poet Paul Laurence Dunbar once walked these streets. The neighborhood is on the National Register of Historic Places and also is home to Dayton Region's Walk of Fame.

Former Wright Co. factories to serve as 'catalyst' for big developments

A number of historical properties on Dayton's west side will be getting new chances at life, thanks to the city of Dayton and other community partners.

 

Back in October, the city of Dayton purchased 54 acres at 2701 Home Ave. for $1 million. Within this acreage, which spans to the corner of Cowart Avenue and West Third Street, stands six buildings, two of which are historic factories the Wright brothers built. The factories were home to the Wright brother's airplane company operations and date back to 1910 and 1911.

 

Three factories, all connected to each other, also are on the property. Although the facilities weren't directly connected to the Wright brothers, they still have historic elements, said Kendell Thompson, superintendent of Dayton Aviation Heritage National Historical Park. In addition, a building known as "Building 17" also sits in this area.

City to use $10.5M settlement toward west Dayton redevelopment

 

The Dayton City Commission is scheduled to vote at its June 12 meeting on acceptance of a settlement agreement with Waste Management of Ohio and Stony Hollow Landfill in the amount of $10.5 million. 

 

Last year, the city filed a motion to reconsider the 1992 consent decree on the basis of non-payment of the county-generated fees. As a result, Waste Management has agreed to make two payments of $5.25 million to the city of Dayton.

 

“A vision for redevelopment and revitalization of the Greater West Dayton area is already in place, and significant resources have already been dedicated to that purpose,” said Dayton City Commissioner Chris Shaw. “This settlement is a big step forward in bringing new vitality to areas impacted by the landfill and other west Dayton neighborhoods.”

Former Wright Co. factory becomes Dayton's newest national park

A number of buildings on Dayton's west side have been officially recognized as nationally significant structures.

 

The Wright Company factory was listed on the National Register of Historic Places Sept. 9. This effort was led by local and national advocates, including aviation leaders Patty Wagstaff, Erik Lindbergh and David McCullough. U.S. Rep. Mike Turner (R-Dayton) also contributed to this initiative.

 

Wilbur and Orville Wright built their first experimental airplanes in the back of their bicycle shop at 1127 W. Third St. Later, the duo formed the Wright Company in 1909, which produced about 120 airplanes in 13 different models. Industrial aviation also was introduced into the company.

Affordable senior housing project breaks ground

 

A new affordable senior housing project is officially in the works.

 

St. Mary Development Corporation broke ground on its new housing facility Oct. 3 following its closing Sept. 27. McBride Place, a $10.6 million senior housing community on the Dayton VA Medical Center campus, will house 64 units and will have a preference toward veteran residents and will house 64 units.

 

The housing community will feature a majority of single bedroom apartments, along with five two-bedroom apartments. All units will have the ability to be converted to meet handicap accessibilities and each floor will have washers and dryers for residents' usage, among other amenities.

Historic Dayton grounds to see funding extended

Dayton’s National Aviation Heritage Area looks to have a bright future. U.S. Sens. Sherrod Brown (D-OH) and Rob Portman (R-OH) have introduced legislation to extend and reauthorize funding for the area to 2022. It spans eight counties throughout western Ohio, with a large presence in Dayton, the home of the Wright Brothers. 

 

There are a variety of cultural sites within the NAHA, including the Dayton Aviation Heritage National Park, Armstrong Air and Space Museum, Huffman Prairie Flying Field, and Grimes Flying Field, as well as resources related to the Wright Brothers.

 

“The pioneering spirit of Paul Laurence Dunbar and the Wright Brothers is reflected today in Dayton’s National Aviation Heritage Area,” Brown said.

Local nonprofit proposes 'food hub' in west Dayton

 

The nonprofit says the Food Hub would provide a catalyst to improve the west Dayton community, while encouraging food aggregation, increased workforce development efforts and improved distribution of locally sourced products.

Central State University seeks funding to renovate Dayton campus

After announcing a myriad of projects in 2019, one of the region's largest universities hopes to soon make headway on an ambitious renovation of its Dayton campus.

 

Central State University plans to renovate the former Reynolds and Reynolds building at 840 Germantown Street in downtown Dayton.

^Awesome news if they get the funding! It's great to see a college want to grow its presence in West Dayton, hopefully WSU and others will follow... would be really nice to see Miami's Urban Leadership Institute shift up here from OTR since OTR is basically gentrified now.

 

Also makes me wonder if CSU or other colleges would have an interest in taking over some or all of the under-utilized Taylor Communications space on Albany Street or the former Seminary further north.

Local developers have big plans for vacant West Dayton building

DAYTON, Ohio (WKEF/WRGT) -- New development is coming to West Dayton. A local development team plans to turn a 50,000 square foot vacant building into something positive for the local community.

 

Developers said the historic building on 800 West Third Street is the gateway to the Wright Dunbar District. The local minority owned San Marco Dayton Development Team hopes to bring new life to the old Chevy building.

New details: Major West Dayton development moves forward

 

The redevelopment project of an almost 100-year-old building on Dayton's west side is moving forward.

 

The West Side Chevy building, located at 300 W. Third St. in Dayton, will be transformed into a mixed-use facility featuring apartments, retail and parking. A group of Dayton-area developers are leading the project — purchasing the building last December under the name San Marco LLC.

 

The development hit a key milestone, debuting its initial rendering. The first floor of the building will be home to retailers along the Third Street corridor, while the top floors will feature a mixture of apartments, ranging from one to three bedrooms. The project will take about 18-24 months to complete.

Well-known actress, comedian eyes Dayton investments

Actress and Comedian Tiffany Haddish is eyeing real estate in the Miami Valley. These include the Midget Theatre and other properties in West Dayton. She spoke about these properties and her time visiting the region with Dayton native Rob Lowe on his podcast, "Literally! With Rob Lowe," published Oct. 8.

Sculpture planned to honor Paul Laurence Dunbar

 

The Paul Laurence Dunbar Sculpture Committee is announcing plans to create a permanent tribute to the life and work of Paul Laurence Dunbar, Dayton’s own critically acclaimed African American poet and author.

 

Nationally renowned artist and sculptor Ed Hamilton is commissioned to create the full-sized sculpture of Dunbar, which will be displayed outside the Dayton Metro Library’s new West Branch library. The original sculpture is planned to debut in June 2022 in commemoration of Paul Laurence Dunbar’s 150th birthday.

Historic west Dayton building garners $500K grant to help spur redevelopment

 

A historic building that once served as a cultural hub for Dayton's African American community has received federal funding to help spur redevelopment.

 

The Linden Community and Recreation Center, located at 334 Norwood Ave. in the Five Points neighborhood of west Dayton, was one of four projects to garner over $1.4 million in funding from the National Park Service's African American Civil Rights Grant Program. The program is meant to help preserve sites and history related to the African American struggle for equality.

 

Dayton nonprofit Gem City Hilltop Community Development & Housing Inc. was awarded nearly $500,000 to improve the building, which has been vacant for years. The roughly 22,000-square-foot facility needs extensive repairs to both the interior and exterior.

Dayton's largest performing arts group plans massive project at historic Wright Brothers site

 

The region's largest performing arts organization is seeking funds for a new campus at a historic west Dayton site. The project could be a major boon for the region.

 

The Dayton Performing Arts Alliance (DPAA), a nonprofit comprised of the Dayton Philharmonic Orchestra, the Dayton Opera and the Dayton Ballet, proposes building the campus at the Wright Company Factory property on West Third Street. The project cost is estimated between $30 million and $50 million.

 

The historic area was home to the first airplane manufacturing site in the United States. Today there are six buildings on the site — the original Wright Company Factory and five additions constructed between 1910 and 1935. Along with DPAA, the Dayton Metro Library is planning to open a new branch on the property. A new national park/museum development also is planned for the site.

Transformative project at Dayton VA gains traction

 

A national venture coming to Dayton is gaining steam.

 

Projects are well underway for the National Veterans Affairs History Center’s (NVAHC) new home at the Dayton VA Medical Center.

 

Two existing historical Dayton VA Medical Center facilities, buildings 116 and 129, were chosen by the nonprofit as part of a $34.1 million project to house the history center’s baseline center.

Local nonprofit plans to redevelop community and recreation center in west Dayton

 

The city of Dayton is considering the sale of a long-vacant property to a local nonprofit. Then the group has plans to redevelop the site.

 

Dayton City Commission will consider authorizing the sale of the historic Linden Community and Recreation Center at 334 Norwood Ave. in the Five Points area of west Dayton. If approved, it would be sold for $1 to Gem City-Hilltop Community Development and Housing Inc.

Gem City-Hilltop has expressed interest in preserving and revitalizing the site for several years. Plans call for the renovation of existing structures and construction of new structures to help encourage economic stability, maintain real property values and re-establish the site for a public purpose in which tax exemptions may be granted.

City of Dayton to apply for $1.4M earmark for public cultural facility at historic Wright Brothers site

 

A redevelopment project at a historic Dayton site is in line for a $1.4 million earmark through the state of Ohio.

 

The funding, delivered through the Ohio Facilities Construction Commission (OFCC), was appropriated by the state for the National Aviation Heritage Alliance (NAHA). The earmark would be used for the creation of a public cultural facility at the Wright Company Factory property in west Dayton, which was placed on the National Register of Historic Places in 2019.

 

In order to access the funding, NAHA must partner with a government or nonprofit corporation. The Dayton Department of Planning, Neighborhoods & Development (PND) recommends the city act as the required government sponsor organization, as it has a vested interest in the preservation and redevelopment of the Wright Company Factory site.

Wright Dunbar District at a 'tipping point' — and one big project may soon set it over the edge

 

The Historic Wright Dunbar Business District is at a "tipping point," and officials say one big project may soon set it over the edge.

 

This area of west Dayton has been targeted for revitalization for nearly two decades, but it's starting to gain momentum with the W. Social Tap & Table project at 1100 W. Third St. When complete, it will represent millions of dollars in investment for an area that has historically struggled to attract development.

Wright Dunbar Inc. is working to complete restoration of the Marietta Flats building at 1148 W. Third into a mixed-use development with eight market-rate apartments and additional uses on the first floor. Hubler said they have not yet decided on what the first floor space will become, but noted the restoration work is nearing completion.

Latest on Dayton's 'catalytic' redevelopment of historic Wright Brothers site

 

A massive redevelopment project is underway at a historic Dayton site that once served as the first airplane manufacturing operation in the United States.

 

The Wright Company Factory property in west Dayton, home to the original Wright brothers factory, is planned for what city officials describe as a "catalytic brownfield redevelopment." Work to create a "dynamic, multi-use redevelopment" is underway, with the first component already completed. The initial development was the creation of the Dayton Metro Library West Branch, which united the former Madden Hills and Westwood branches.

 

Dayton Metro Library has partnerships with the National Aviation Heritage Alliance (NAHA), National Park Service and Dayton Performing Arts Alliance (DPAA), which will provide joint initiatives to keep the community connected. The library has also partnered with Dayton Children's Hospital to expand capacity for a children's meal program and mobile kitchen cart for nutritional addition, and with Co-op Dayton’s Westside Makerspace as an investment in workforce development and entrepreneurship in the community.

Wright Dunbar moves closer to new condos

 

A commercial building permit for 1000 West Third Street in the Wright Dunbar neighborhood is officially under review.  

 

The top two floors of The Allaman building will be converted into four, market-rate condos and the first floor will be retail or office space, said Toronto-based developer Roni Aharon.

 

The building was purchased in 2019 by Urbannovation Development Group, LLC.

The momentum a near-downtown neighborhood has picked up is showing no signs of slowing down.

 

Another property in Wright Dunbar Village is likely to see some type of development.

 

The city of Dayton recently issued permits to Dayton-based RDA Group Architects for structural work to both 1153 and 1171 W. Third St.

 

The firm also is the architect on record for new single-family homes in the Wolf Creek neighborhood, just north of West Third Street, near Wright Dunbar Village.

New apartments coming to historic Dayton district

 

There's still opportunity - just not much - for business owners and investors to enter an historic Dayton business district booming with development.

 

Erica Hubler, director of real estate and property management of Wright Dunbar Inc., said the next project to bring another chance to join the district will likely be the Marietta Flats Building at 1148 W. Third St.

 

The three-story building hasn't seen any activity since probably the 1980s, Hubler said. It was last a pawn shop. The building has eight apartments on its top floor and two retail spaces on the first floor.

Dayton townhome project moving forward

 

Plans for new housing in a local neighborhood are moving along.

 

Designs for the first two buildings of townhomes by Simms Development in Wright Dunbar have been approved.

 

The entire project will see four buildings of townhomes - two facing West Third Street that have been approved - and two buildings behind those that will face the north.

 

The 26 townhomes will be constructed on the former site of the Gem City Ice Cream building, 1005 W. Third Street and will be a boon for the neighborhood.

$33M project at Dayton VA Medical site making headway

 

A long-standing project to bring a national attraction to Dayton is finally seeing traction. The project is anticipated to create over 100 new jobs and increase tourism in the West Dayton area.

 

The Dayton VA Medical Center has long since been designated as the future home for the National Veterans Affairs History Center. Two historic facilities on the site, buildings 116 and 129, will house the $33 million project.

 

The center in part will store the bulk of the historical archives for the VA system, including art, artifacts, records and photographs.

 

Building 116, the former headquarters building, will provide public access to the center while building 129, the former clubhouse, will be used for the center's artifact/archive storage and restoration. Each of the two buildings requires projects and related funding to stabilize, renovate, and restore the facility for its new intended use.

Miami Valley community plans food hall, urban space, community space

 

A Miami Valley community is requesting $4.5 million in funding for a transformative project. The endeavor would create a slew of jobs.

 

The city of Dayton plans to redevelop three hangars at the Wright Brothers Aircraft Manufacturing Site in West Dayton into an incubation and entrepreneurial hub. The hub would spur a food hall, urban market and community space intended to help close the gap between black-owned employer firms and white-owned employer firms.

 

It would facilitate and encourage the sustained growth of small, black- and brown-owned companies, which would in turn provide jobs for West Dayton residents.

 

Total cost for the project is $7.9 million.

$14M healthy living project coming to west Dayton

 

A $14 million construction project in west Dayton is anticipated to break into the area’s food desert. It aims to provide better access to healthcare for local residents.

 

Dayton-based social services organization Homefull broke ground on the two-phase project’s first section earlier this month – at the intersection of US-35 and Gettysburg Avenue in Dayton on the side of the former elementary school.

 

Phase one involves construction of a 49,000-square-foot-building, which will house a full-service grocery store, a primary care physician’s office under Kettering Health, a locally owned and operated pharmacy Ziks, as well as a regional food hub.

Developer eyes mixed-use project near historic Dayton district

 

More opportunity for development beckons along West Third Street and a local man hopes to spearhead it with a substantial project. Todd Brown said his family owns three parcels near the intersection of Broadway and Third streets, just past the Wright Dunbar business district.

 

Brown envisions a development with housing, retail and a microbrewery/restaurant. The proposed project, Uptown, would create jobs for the area and help breathe more life into the region.

 

Adding six commercial spaces to the land at 1225 W. Third St. would cost about $1 million and spark the first of a three-phase project. Brown said it's too soon to estimate the cost of the other two phases.

 

Housing at 105 Conover St. would be phase two. He's planning for 30, two-bedroom condos, each with a patio or balcony that would start at $125,000.

Montgomery County finalizing new gateway to Wright Dunbar Historic District

 

A $576,000 project to finalize a historic district gateway in downtown Dayton is well underway. The gateway will feature a sculpture of a well-known scene for the birthplace of aviation following a national designation at the end of 2022.

 

A statue, featuring a life-size Wilber Wright flying the 1905 Wright Flyer III with Orville Wright on the ground cheering their accomplishment, will once again fly in its full glory as the new gateway to the Wright Dunbar Historic District. The Flyer is settling into its new home, at the corner of Edwin C. Moses and West Third Street, after two years in storage at Montgomery County’s Solid Waste District in Moraine.

 

“The neighbors of Wright-Dunbar Village are very pleased that the county chose the corner of Edwin C. Moses Blvd. and Third St., our neighborhood, for the relocation of the Wright sculpture,” said Jeff Jackson, president of Wright-Dunbar Village. “The anticipation was high, and it was fun to see the installation day by day. There were so many positive comments and photos from various social media sources about the installation. We are excited to see it completed and proud to have it as an impressive and appropriate gateway to the neighborhood.”

New healthy food market coming to Dayton’s westside

 

New investment is coming to the Miami Chapel neighborhood in West Dayton. Sunlight Village, along with Greater Dayton Premier Management (GDPM), CityWide, Coop Dayton and other community partners, is establishing the Healthy Family Market (HFM). The pharmacy-style market will focus on meeting the nutritional needs of young mothers and children in an area devoid of healthy food options.

 

The development of HFM fulfills a goal of the Renew Miami Chapel plan, which stressed the need for services and amenities that help families. This plan was the result of a HUD Choice Neighborhood Planning Grant that GDPM and the City of Dayton received in 2016. It allowed for stakeholders and residents to come together and engage in thoughtful dialogue about the future of the Miami Chapel area. This process was led by CityWide, which created a space where participants could share their lived experiences and provide authentic feedback. CityWide’s community development team was especially focused on building trust with residents. This trust-building is a crucial piece of CityWide’s planning process that empowers residents and enhances the team’s understanding of their community connections.

$8M redevelopment project would create a business incubator to benefit minority entrepreneurs

 

The city of Dayton is pushing toward a project redeveloping buildings on a manufacturing site. The redevelopment initiative would create and realize co-working and incubation spaces for minority entrepreneurs who don’t typically have access to resources to launch their businesses.

 

The former Wright Brothers Aircraft Manufacturing Site is the latest project the city of Dayton is moving forward on developing into the Wright Factory Business Park. With the development, the city is seeking to redevelop non-historic buildings and hangers to create and realize a state-of-the-art coworking and incubation space for black and brown entrepreneurs who typically don’t have access to the start-up necessary to build out their own commercial space, as well as a food hall and retail space to house amenities for West Dayton residents.

 

Total cost of the project is $7.9 million; for the project, the city of Dayton is requesting $4 million from the Fiscal Year 2024 Community Project Funding.

Major affordable housing project in Dayton neighborhood seeks key city approval

 

A multi-million-dollar plan to bring dozens of affordable housing units to Dayton is seeking a key approval from the city. The project has locked down at least $12 million in state tax credits.

 

Dayton-based nonprofit Invictus Development Group Inc. applied for a zoning change at 1520 Germantown St. — the former Day-Mont Behavioral Health Care site — in the city's Miami Chapel neighborhood to clear the way for the construction of 50 affordable housing units. The City of Dayton's Board of Zoning Appeals will consider the proposal on June 27.

Funding being allocated to restoration of the Wright Company Factory

 

Future redevelopment of the historic Wright Company Factory remains hopeful with additional secured funds, reports our news partners at Dayton 24/7 Now.

 

The site of America's first airplane manufacturing operation on Dayton's west side is planned for a massive brownfield redevelopment to create a multi-use complex, including a public cultural facility.

 

The city of Dayton has received nearly $6 million in funding to restore and revive the site. The historic building was damaged in a fire this past March.

I was recently in Dayton doing some research and searched for a lunch place.

 

I was intrigued by West Social Food Hall and it's Filipino offering. Having very little exposure to Dayton and it's development, I was pleasantly surprised by this area!

Seems like the development of this small business district with the surrounding residential neighborhood would be a nice place to live!

I couldn't find much info about this, but according to reviews of surrounding businesses, many of them were black owned as well? Very cool.

 

The food hall was busy enough for a Friday lunch hour, with all the businesses open. Looked nice and I was wondering how they do during the weekends.

I saw an art studio, salons and clothing stores. The street was fairly active. Also looked like a new ice cream shop was under construction.

 

Just wanted to report on how the area is currently doing! Not sure if anyone else has recent experiences with the area?
