The Chicle Building features 23 rental units and office space that will accommodate 10-15 jobs.  Half the units are rented and a commercial tenant is moving in from Brookpark. 

 

"The project will continue with an estimated $5.5 million second phase, consisting of 40 townhouses to be built on adjacent land. Construction is expected to begin in the fall."

 

"Anita Brindza, director of Cudell Improvement Inc., said the project, including the apartments and townhouses, fits in with plans to upgrade Detroit Avenue between West 117th Street and beyond the West Boulevard/Cudell Rapid Station.  This fits in with transit-oriented development, she said, noting that project residents are within a one-block walk to the Rapid station, with easy access to downtown and to Cleveland Hopkins International Airport."

anyone have pictures of the site?  I know KJP posted a site plan earlier, but it sounds as if that has been altered now to accommodate more townhouses.

KJP, thanks for the link.  I know you'd posted the site plan and renderings earlier, but I hadn't seen photos of the site before completion.  I looks like such a desolate lot, but with great vision and drive, it's becoming a great model for urban infill, density and TOD in Cleveland!

 

I really like the clustering of homes in the renderings and the way that the rooflines match up.  Also, it makes for a nice contrast with the old Chicle Building, though how it actually looks in real life remains to be seen! 

 

Any word on the future townhomes that would front Detroit???

wow, thats great.  I didnt know about those townhomes going up just down the road from where im looking.  am i the only one who thinks 1000-1500 sq. feet is pretty small though?  glad its happening though!  thanks for the links!

 

I believe that construction for the townhomes is slated to begin this fall.

 

On another close by project..I am wondering if the Rockport project is expanding by one parcel.  It looks like a parking lot and convenience store type building has shut its business.  That land is now being used as a staging area.  The building has a Rockport Square sign in the window.  It would be great if that land is also going to be redeveloped.  This will really change that side of Lakewood.  If any area of Lakwood needed a boost, this is the area.  Also, I like that it is close to Cleveland.  Could provide some momentum for spin off development. (I am too lazy to find the Rockport topic.)

1000-15000 too small?  It all depends on what you are used to.  Congrats on getting out of the suburbs.  What took you  so long? ;)

i dont know... laziness I guess!  lack of knowledge about what is needed to purchase something (i guess i thought you needed 20% down). 

 

i think my apartment is 1100 sq feet, so thats why some of these townhomes sound and feel small to me.  thats just me. 

 

yes, i noticed the sign in the nutrition store window to which you refer.  i dont know.  on my rockport site plan that area in not included in the plan.  I talked to the developer and it wasnt mentioned.  these are probably going to be really nice too... but quite expensive and they only offer a 5 yr tax abatement (50% for the final 3 years) while cleveland offers 15 years.

Lakewood was some of the best services.  They actually go into your backyard and pick up the trash for you.  The schools are wonderful also.

Last week when I drove by the Chicle building, I noticed that the area where the townhomes would presumably go is staked out, as in red stakes are in the ground all over the site.  Not sure how long it has been like that, but it looked to me as if they might begin some construction soon.  Anyone have an update?

Drove by the Chicle site today.  Excavators are on site and working on the land where the townhomes would go....

That's good news for the area. With all the murders in that part of Cleveland during 06, it sure needs a boost.

This project is pretty amazing given the small land-strip upon which to build along with the fact it sits directly adjacent to Cleveland's busiest freight rail line (correct me if I'm wrong, KJP).  Also, businesses are sparse and some of the housing along nearby sidestreets, though  high density in nature, is pretty run down, if recent memory serves. It just goes to show what TOD vision and courage to roll the dice can do.  There are other more-attractive (in potential) TOD sites along the Red Line that lay empty -- W. 65 (aside from the nice, yet small, EcoCity townhouse strip on W.58th, now 5 years old), W. 25 and Triskett, among them...

 

... Btw, this article notes the plan to 'improve' Detroit west from West Blvd to W. 117 'and beyond' of which, of course, the Chicle Development is a major starting point... Any updates on the master plan for this important corridor?  Mid-summer when I was over there, they appeared to continue rehabbing some old walk-up apt buildings around Detroit & W.110th.

Correct. It's the busiest. It's sandwiched between a freight railroad line with 75 +/- trains a day, and a Rapid transit line with 80+ per day.
