A little friendly competition between developers never hurts. Maybe this will turn out like a mini Battle for the Sky, and one of them will pull a Chrysler Building and secretly give us an extra hundred feet at the last minute.

I spoke too soon. Today, Dimit Architects began submitting documents the city for its construction permit for the south building of the Silverhills development. They specified only the south building, which is the smaller of the two riverfront buildings. It's a 44,171 square foot structure offering 42 apartments in a four-story building. The owner is listed as ESH FLATS, LLC, 72 WYCHWOOD DR., MORELAND HILLS OH 44022.

 

This is going to be close as to which one sees construction start first.

Also it looks like most of the permits have been submitted for the NRP development. There is about 7 or 8 of them. Too many to c&p

Happy this is finally coming to fruition after the Thunderbird talks started years ago. The Thunderbird signage has been posted down there so long that they’re completely sun bleached and decaying. 
 

Stinks that it took another developer moving in to finally light a fire under NRP but hey, whatever it takes.

NRP Group got hit with a BZA violation notice today at 1951 and 1959 Carter Road. I can't pull up the notice to see what the violation was. NRP will probably appeal saying they're about to begin construction, and contend that whatever triggered the building inspector probably isn't going to be around much longer.

 

Correction -- found a few more for 1953, 1955, 1957, 1961 and 1974 Carter. This sounds more like a building department review of plans and staff found that some setbacks or other features in the plans don't conform to code and have to either be redesigned or appealed.

How are you guys liking the new renderings for the Peninsula?  Not totally loving the townhouses, but the apartments are a big upgrade.

Did you get these new renderings from a recently published article? If so, can you please send the link?

I would say the townhouses need some window boxes and small trees to break up the monotony of the front facade. I love all the townhouses that were built 10-15 years ago that did this, as they have great privacy and character.

Front porches?? I know this is anecdotal but some kind of outdoor space (porch, deck, terrace etc.) is driving us to move. While we love our totally enclosed Condo on the Rocky River my wife is now demanding some outdoor space. We can't be alone in this. So as I've been following all the new residential growth I can't seem to find a place that's affordable and has outside space. Plenty of apartments for rent, a lesser number of for sale units and an even smaller number that have outside space that is affordable. Maybe developers can't do anything about the cost but it seems they can do something about adding outside space. I'm sure there's a market for it.

Now that I have really looked at this picture, I realize it’s missing the Hilton hotel, beacon tower and lumen tower.

Cross posting from the flats development thread. Confirmation in the Metroparks agenda that they will be involved in developing trails on the western half of Scranton Peninsula.

The first one we already knew about, but it hasn't been confirmed for a while since its initial report. The second isn't too much of a surprise, and I think there's been some rumors about it, but I'm very excited about it. The Metropark's involvement is obviously a good sign for anyone interested in quality trails and green space!

 

(Also seeing the added land to Rivergate park makes me think that British St. aught to be closed, it serves no purpose, and I'm sure the metroparks could make more use of the newly acquired space if it were continuous.)

That's great news. The Metroparks is more like the Meidasparks with regards to development.

Tons of building permit applications being submitted in the last couple of days for The Peninsula, NRP Group's development on the land side of Carter Road. But NRP's prior permit applications for this project have yet to be processed by the city despite being submitted 2.5 months ago. I hope there's a good reason.

Completely agree, more often than not that’s what gies delivers. Glad they develop a lot around the city but their designs look like any hotel building the burbs. Really wish they took more inspiration from the original concepts that created a true neighborhood feel and a good pedestrian experience.

I see what you all mean re: generic architecture. I see a little bit of brick mixed in there- it’d be really nice if they made that the predominant material used. Maybe it’d also help if the buildings themselves weren’t all the same size/shape? I definitely think that projects like these should attempt to respect the history of the neighborhoods they build in.

That was the conceptual design for the Flats East Bank by the Thunderbird group of real estate firms. And I much prefer the conceptual design vs. what is actually planned.

^ Right . That design doesn't look all that bad at least from that view. Not outstanding but not terrible either. Later designs look worse IMO.

I'm hearing Great Lakes Brewing is now planning a complete brewery relocation to the peninsula, but would like to have a buyer for the existing site identified to help them understand the financial impact.  There are some new motivating forces necessitating the move.

Silverhills' and NRP Group's permit applications are still proceeding through the city's building department. There's a ton of them! And you're going to start to see some dirt moving for the Great Lakes site. It looks like they've already cleared the brush away and marked off the property's corners.

The Silverhills project plans a groundbreaking in October according to the Crain's article. Aesthetics aside that's exciting.

It’s an uninspired project in a strategic spot - and that’s unfortunate - but at least it’s continuing a pretty amazing couple of years in Cleveland development - and the trend towards downtown residential.  There’s room for more exciting projects yet to come - and I can’t wait to see what’s just over the horizon.

Fantastic news but I worry that this will end up like battery park. Dense but not walk-able and still auto dependent.
