It's the parking garage part of the apartments. It will be wrapped with units so you can't see it. If you go there today you'll see they are already framing the apartments around it.

Average household size in Cleveland is 2.4 persons but these are likely to attract younger people and empty nesters without families. So it will probably be more likely downtown Cleveland where the average number of people per unit is 2. At a 90 percent occupancy (554 units), that's about 1,108 new residents. Does this count as downtown? I've often wondered if downtown resident data includes this area and the west bank of the flats like Stonebridge

But the city's maps consider the river to be the border of Downtown.

Note they do not cover Ohio City at all. That doesn't mean in the future however that the peninsula won't become it's own true neighborhood (wishful thinking?) once enough things are built there Edited July 2, 2024Jul 2 by Geowizical

July 11, 2024Jul 11 I went down to BrewDog last night for all you can eat wings.. and the group i was with was shocked by the scope of the apartments going up right next door. They really are an impressive addition on that piece of land.. It was beautiful to see. Lets build more!

July 12, 2024Jul 12 I’m even more interested in how dynamic it’s going to be once Bedrocks new buildings appear on that waterfront. Also, I’m pleasantly surprised just how impactful those new apartments look in the riverfront. Definitely a very positive change!
July 12, 2024Jul 12 You can look at Erieview to see that. I think glass skyscrapers get pretty boring pretty quick.

Agree, Cleveland needs to diversify architecture and a few more well designed glass buildings would help.

July 20, 2024Jul 20 The peaked roof lines are a pleasant surprise! I don't think I really noticed them in renderings or maybe just underestimated their visual effect.

I could be mistaken, but it doesn't appear that cut-outs for parallel street parking are being installed in front of these buildings. Seems shortsighted because people will need street parking as the area grows. Edited August 26, 2024Aug 26 by Rustbelter
August 26, 2024Aug 26 Crying/laughing at this land for lease on Scranton. Thousands of new apartments and next to Cleveland’s riverfront, across from Bedrock’s plan. Their proposed use? Parking for trucks and storage. What a waste, people like this just need to sell. https://www.loopnet.com/Listing/1857-Carter-Rd-Cleveland-OH/28004601/

But ya, that entire peninsula is just wasting some of the best space to develop in the city.

September 3, 2024Sep 3 I like the direction that Scranton Peninsula is moving in. My only wish is that it can become a destination neighborhood ie: Little Italy. Make this a walkable neighborhood with a variety of restaurants and businesses that you would find on any Main Street that any resident would benefit from. I also would love Cleveland to consider complete streets for further development enhancements.
September 3, 2024Sep 3 Sounds like Great Lakes moving to Avon is off the table and layouts for a new facility on the Scranton Peninsula are being worked. https://www.crainscleveland.com/manufacturing/great-lakes-brewing-co-ceos-plan-growth-shrinking-market "Earlier this year, it was reported that the company was considering planting a new production facility and taproom on a 17.5-acre parcel in Avon. However, that is now off the table." "The company has been managing through its management transition over the last quarter. At the same time, it has been refining layouts of a potential new facility on the Scranton Peninsula, the land for which was purchased in the Spring of 2018," said the Conways in an emailed statement. "The Company received a Brownfield Remediation Program Grant in 2022 and is working to complete its infrastructure elements in cooperation with its residential development neighbors Silver Hills and NRP." "In the meantime, Pauwels emphasized that “we have operations here that are not going anywhere,” adding that the company is planning to invest around $1 million next year to enhance existing brewing operations." September 3, 2024Sep 3 Honestly not a fan of the GLBC production facility going on Scranton Peninsula. Would rather see this get developed as a neighborhood, and a giant land consuming production facility does not seem appropriate for that. Hopefully it can at least get designed so that apartments/townhomes can be built around the perimeter of the structure so it doesn't result in some bleak utilitarian streetwalls.
