I've speculated before on CERCLA and/or soil stability issues on the peninsula.   They may know things others don't, things that might impact the value of the land.   Land that may have been borrowed against.

That's possible but any lender would likely require environmental assessments to take collateral on land.

I’m no expert so this is just speculation, but I’ve always wondered If maybe there’s some sort of tax advantage for the holding entity or the shareholders to keep the land. Or maybe there would be some huge tax liability to the parties if the land was sold. Again, I have no idea just guessing. I imagine that there’s been a whole bunch of creative accounting for tax purposes over the years on the part of the shareholders.

I get the logo and quite like it. It is on the site of an old nut and bolt factory. What I have an issue with is the lettering and layout/ lockup. Zero effort and imagination was expended.

Just got back from a quick trip to Arizona and, at a friend's recommendation, visited the Cul de Sac pedestrian development in Tempe and HOLY COW.

 

It's not done with construction yet, but it's incredible. Pedestrian only, 3-5 story apartment buildings, ground floor retail, built on little, open-air squares where local businesses can sustain themselves solely through residents. 

 

The entire time I was there, all I could think was "this is what the Scranton Peninsula is made for"

Looks like a great setting to have a canal cut through the peninsula.    Make it a boating destination as well!    

When Mark King resigned as CEO the plans to move to Avon went out the door with him. Just goes to show how important ledership is. One guy wants to move to another city/state while another wants to stay. It can be capricious to say the least. 

 

Cleveland needs more champions. More Gilbert's and less Haslam's.

Does anyone know if the Conway brothers are still the owners?  I'd assumed that the former CEO was a hand hired to run the day to day, but ultimately answered to ownership.  I thought the Conways were very civic minded.

GLBC is also employee owned if I'm not mistaken.

I'll rest a lot easier when it's more clear that this will be more like the old rendering vs. a walled-off industrial park. I am sligthly more optimitistic as I am worried lol. But like KJP said there's a lot we don't know yet.

Great move! And article. This topic was brought up on the Cleveland reddit thread (perhaps by someone on this forum) and this comment caught my eye. Are there more apartments planned for this area? Or were they maybe referring to the handful of homes being built further down Carter Rd?

There's just over 600 units down there. Roughly evenly split between NRP (316 units) and Silverhills (300). There is no retail except for a small, shipping container-like box planned at the front of the NRP courtyard.

Great Lakes Brewing Company (GLBC) officials today confirmed a report published by NEOtrans last weekend that they are pursuing development on Cleveland’s Scranton Peninsula in the Flats. The first phase of that development was described by GLBC founders Pat and Dan Conway as “a potential entertainment venture and beer garden,” in a statement they issued today.

So you're saying we need to run a streetcar to Scranton Peninsula -- sounds good to me!

Ripped this from the article: I know the image of the skyline from Heritage Park is iconic, but can the media start using this shot instead of the outdated photos? Especially once the apartments are done and GLBC building is in there, this has to be one of the best "up and coming" shots of the city 🤑

Anyways, I'm curious to see what they do size-wise with the land between Carter and the river now that we know they don't expect to put a full production facility there - based on their old renderings I'm having a hard time picturing how they expected to fit all of that complex in there lol

Starting to feel impressive as a pedestrian. It’s a wind tunnel though. 

Just curious, are those streets wide enough for parked cars? IMO that would make this area feel more "lived in", dense an urban once its up and running. Also acts as a buffer for peds on the sidewalk. Without it, it veers toward feeling more lifeless and suburban-esque.

Add some street trees and that'll definitely make the street feel more narrow and intimate.

Great photos. I passed through on my run today and it's starting to look really nice. The sidewalks feel pretty roomy so I'm sure there could be space for a couple street trees if they really wanted. 

 

Also, can confirm its a wind tunnel, but today was also just windy in general. I was having a tough run getting pushed around in the wind 🙃

Not really, it takes many thousands of people to support even modest neighborhood convenience retail.  This is still just a few hundred units.

Thousands of people within what distance? Ohio City, Downtown, and Duck Island are practically next door. With the Lake Link trail, Tremont is only a short bike ride away.

 

Maybe a 24-hour 7-Eleven is out of the picture, but a small market or unique shops that attract people from further away don't seem like impossibilities.

Trying to stay on topic lol. It's not crazy to think this area will be the opposite of an outpost in a few years. I know the "Thunderbird" renderings were aspirational, but mixed-use seems like a no brainer for this entire area. 

 

That being said, it will be interesting to see whether future residents will embrace more people, or not.

I say shoot for a more urbane version of Peninsula. Even though there isn’t the population support yet, plan for the future. Make this area a destination.

We hope that Great Lakes Brewing partners for more housing as part of its future phase inland 8 acres - after its riverfront 1st phase - at least on the southern end of their land that seems so close the first 2 single homes under construction.
